Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

The good thing about this situation is both parties are often desperate to sell as quickly as possible.

The agent told us that too! And she didn’t imagined it would be a quick sale, still waiting on their court date because she’s requesting she should stay in the house at 100% his expense.
Keeping out eyes open but frustratingly there’s nothing else we want to offer on!

Right, we’ve set our closing date now - next Tuesday at noon. We’ve got a few more viewings this week, it’s been nearly every day for a week now and I’m looking forward to not hoovering every day anymore! Still trying to get more info re the village flat, their solicitors seem v slow which is frustrating.

@OtiMama that’s actually a really good question. We’ve already had 2 offers so far, before the closing date was set, and they have discussed those with us as they have come in. I know they will call us Tuesday lunchtime to let us know what’s happening, but not sure if they’ll tell us as offers come in. Prob depends when, I suppose. Also sometimes people change the offer at the last minute - there was a house we really wanted a few years ago, and we added another £5k on about an hour before closing. Still didn’t get it though!

Survey from our buyer came back fine. Phew. They want to do gas heater check so all moving fine.
I'm having wobble. We made decision to move but at least one of the kids are wanting to stay.
It's definitely right to sell this house as hate the busy road behind us, but absolutely nothing suitable is available in this area to purchase even if we wanted to.

@newhomein2025 yeah I guess it makes sense to wait until the deadline.

@rhubarb007 great news re the survey. Its such a hard decision to commit to moving house and I think all about pros v cons because it's rarely 100% yes in all areas.

We have two viewings now for Friday night, one is a second view and the other is a new viewer. Both are in rented so ideal. Fingers crossed!

Oh god, the flat in the village now has a closing date, one hour after ours! I guess at least I'll have a better idea of what I can spend, anyway! I feel a bit depressed though - if I don't get this one, I'm a bit stuck as nothing else I want/can afford to buy at the moment.

Anyway, 2 more viewings tonight and then a few more at the weekend. Quite tired of tidying and showing people around now. But happy to be getting good interest.

Congratulations! Are you also selling? We had our photos done today, listing should be live tomorrow. Agent had wanted it on this evening but ended up having to deal with another property who’s sale had fallen through - turned out to be a house I loved but we weren’t at a stage where we were ready to view or make offers. We’re now the first ones booked to view it next week!

Yes we accepted an offer on our house 2 months ago, so now just need our sellers to find something! We struck lucky and got a heads up about the house before anyone else so we got the first viewing.

@Hermioninny maybe the house your viewing is meant to be!

We haven't heard any feedback re our viewings as they were end of the day yesterday, think we will catch up on Monday. Still nothing for us really but until an offer comes in I'm not worried...one we did want to view was listed 8pm and gone before 9am next day so they obviously listed just to say they sold but it was our agents so if we can get ours sold they will Iet us know of listings as they come to them. This was empty so I expect they wanted someone ready to move.

Our house went live on Rightmove last night, we’ve had one viewing booked in so far today for next week. I’m trying to keep the faith…we really want to move to our dream home which we have found already.

there was a little part of me hoped for more interest but it’s not even been 24hrs, I’m being unrealistic aren’t I?!

Yes it’s very early! We had no enquiries for 4-5 days the 5 viewings the next week. Then it sold.

I think it totally depends on where you live in terms of interest, but it doesn't always equate to more offers anyway so I wouldn't be too disheartened.

The second time viewer offered on our house today, £15k under asking price. The EA is going back to them as we don't want to drop that much and he thinks they will negotiate so we shall see. EA is waiting to hear back from other viewer but he did say Monday for feedback so doesn't mean it's a no yet.

I have asked to view two properties next week, my gut is saying they aren't the one but tbh the listings aren't very detailed and the floorplan doesn't have any measurements so I feel like I need to view to be sure and they're £50k cheaper than our max budget so I want to see what we get for that money. I think it's good to see areas and options anyway even to rule things out. The EA also said they've done lots more valuations the last couple of weeks so hopefully that will equate to more listings.

I found my perfect house today. It’s only been on the market 2 days, so feels like I’m probably going to have to pay the price so to speak.

It’s on for offers in excess of £400k. Similar houses locally which have sold haven’t hit the £400K mark, although this one (3 bed semi as well) is in excellent ‘just move in’ condition and is a corner so slightly bigger garden.

What do I go in with? £405k? I bloody hate OIEO!

@ScoobyDoesnt it's so hard because you don't know the interest. What's the market like in your area? I would be tempted to go in at asking price...I never see the point in offers in excess of!

So annoying for us, we have a leak from a valve in our hot water bank in the airing cupboard, bloody typical. We guess it started today, seems random timing but I would presume it's not because people looked round yesterday 😂

We had two bookings today. But yes, hoping for better on Monday! Fingers crossed for us both.
