Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

We are going on the market this week (agent should be sending us the listing to approve in the next few days) and have already got someone booked to view next weekend without it being up yet, so that’s a good sign about the local market for properties like ours I guess!

I’m a bit apprehensive about looking for somewhere ourselves as we’re quite busy for the next few weekends and trying to plan a wedding as well, with venue viewings and all the other stuff that comes along with that. Combining the two is a full time job 😂

Right, think I did the last viewings today - 28 in 10 days! At 30 mins each, that’s nearly 2 full working days, plus all the cleaning and tidying time. Treated myself to a new expensive scented candle to replace the one I used up on all the viewings.

Now just trying to keep calm til noon on Tuesday - our closing date. And then making my final offer on the flat in the village for their closing at 1pm. Eeeek!!! Trying to remind myself of the negative aspects - top of my budget, every room covered in wood chip (which I would spend the next 5 years stripping), currently has a shower but not a bath, needs new rainwater fittings and roof needs a few bits doing.

Well, we had our ONE viewing on Monday (the investor that wanted it as a potential holiday let) but she thinks the courtyard garden is too small because she'd want to put a hot tub in it. To be fair, if she put a standard hot tub in there, it wouldn't leave room for more than a bistro table seating, plus some pots etc. Our agent tried to talk her round with the idea of unusual shaped hot tubs that they use in London gardens and even sent her a link! She's going to think about it but I don't think she's keen enough.

Along with the fact that the only other viewing request came from a non-proceedable person, we're back to being in a rubbish position. I am still SO angry that our buyers pulled out and put us in this position. Seriously, SCREW THEM!!

Our agent has reminded us that 2 viewing requests in the first 48 hours for a house that has already been on the market (with a different agent) for coming up 6 months is good. But it has now been just over a week and we haven't had any more and with only 4 viewings in that 6 month period, it's just absolutely painful. Especially when I see you all getting inundated. I want to scratch my eyes out in frustration!

@BunnyWilliams Sorry you’re having a frustrating time. I think our house is a bit of a red herring in terms of typical levels of interest - it’s in an area and a price bracket that attracts quite a few demographics. It’s also cute and old - the ‘country lifestyle’ dream but also really close to a nice village, some decent towns and commuting distance from a big city. So don’t be disheartened by this one! And if I sell but don’t get the flat, I’m totally stuck as nothing else for me to buy here at the moment. It’s quite scary. Hope your perfect buyer appears soon - it only takes one! ☝️

Ah @BunnyWilliams I would be frustrated too. I hope this week is more positive for you.

We didn't hear back from the EA after we agreed for him to go back on the couple who made an offer, not surprised as Saturday tends to be quieter, so will see what they come back with tomorrow.

Also hoping more houses of interest come on this week, sound like a broken record!

Sitting on the sofa, obsessing over how much to offer tomorrow. This is the first time I’ve ever bought a home on my own - it feels a bit weird and lonely doing this bit all by myself. The teenager is at their dad’s tonight so just me and the dogs. I’ve got the day off tomorrow so in theory I could have a bit of extra sleep, but I keep waking up at 6am with a busy head. Wonder how I’ll feel when I wake up on Wednesday? You know that moment shortly after you wake up where you suddenly remember the ‘big’ thing that happened the day before - will I be delighted or disappointed? Feeling so nervous.

Oh I hope it goes well for you @newhomein2025, will you find out fairly quickly if your offer is successful?

Our listing went live at 9am Saturday and as of close of business today we have 10 viewings booked for later in the week, I’m thrilled! Went to view a house tonight and we both actually got the feels for it, but unfortunately it’s just too small. Keep trying to think of ways round it, I can really picture us there, but don’t think it’s meant to be.

@newhomein2025 I know the feeling. The last two houses I brought were with my ex husband - all rather overwhelming when you have to make the decision on your own. Luckily my eldest son who brought his own flat was the 'voice of reason' - this is a significant down size and getting my brain around sizes of rooms and what 'stuff' needs to be off loaded has been quite a process!

Ours went live at 9am this morning and I was disappointed that no one booked in despite the estate agents closing at midday today, so you’re not alone! Feedback from friends and family on the photos has been positive so I’m hoping there will be a flurry of bookings on Monday!

we still just have the 2 for Saturday, I’m trying to stay positive but can’t deny I’m a little disappointed.

we're not inundated with viewings. 3 enquiries from all non-proceedable buyers. 2 loved it. 1 has delayed viewing until they are sold.

still nothing for us to look at. i wish we had something to aim for. there is a dream house but wrong location, and im not sure i want to move 20 mins away.

@HermioninnyYes, should find out pretty soon after the closing time, certainly by end of day. It’s particularly strange being on both sides of the ‘offers over’ system on the same day - knowing lots of folks are feeling nervous and hopeful this morning and we’ll be the the ones making them happy or sad, whilst also being in the same position myself!
@GunzThanks. I’ve already started downsizing, both in reality and in my head - I’m so ready for this, so it’s very frustrating to be at the mercy of the Scottish house buying system. Aaargh!

@Hermioninny that's a good number of viewings!

We are still waiting to hear about from our EA on the negotiations for our house. We haven't had any further interest so just hoping one or both those viewers will be able to offer what we want.

@StrawberryThief1930 I am the same as you, haven't really seen much and there's less motivation because of that, although I do still want to sell so we are in a strong position when we do find something but equally you hope the buyer holds on for when you do.

You arent alone. 27 days on the market for us - 15 viewings,2 offers, 1 buyer pulled out and we back to square 1. We have found a place to buy and vendors keeping it off-market for us for 4 months (it's a state...) - to find a buyer again..... As in the house we are intending to buy never was and is not on with any agent or on Rightmove - it's an off market property and our respective solicitors are instructed, now waiting for our buyer.

Can't believe I'm writing this but we've accepted an offer 1.5% under listed price with a first time buyer in rented on a rolling contract. Now just gotta find a house 😆 feels scary now!

I GOT THE FLAT!!! And sold the house for a great price to a cash buyer! I can’t quite believe today - praying everything works out but so bloody relieved right now.

A house has come on the market today that not only ticks all our boxes but is also within budget… of course there’s a but. It’s fairly rural and when I tried to do a speed check I can’t find a SINGLE broadband provider who has coverage. Surely this can’t be? They have a home office. What am I missing?

I just want to say we only had 3 people look at our house and still sold so for those not booking huge numbers it doesn't always mean it's bad.

@Hermioninny ah that sounds like a nightmare if it's true. Could they be using starlink? Internet has restricted where we can look as my husband needs decent fibre connection to do his job from home.

@Hermioninny We’re quite rural and we have a local provider, it flies through the air rather than being provided via cables or anything. So maybe check for anything like that?

Thanks I’d never heard of Starlink - will have to look into it. Unfortunately no local providers. DH works from home so it’s a big deal breaker.

@Hermioninny could you ask the agents /sellers what provider they’re with? When you say no local providers I assume that means no B4RN? Starlink is one of Elon Musk’s businesses, btw.

Yeah Starlink is Elon and when we looked at it the reviews were so mixed. Personally I think if it's essential I would avoid no service area.

I am obsessively refreshing right move to find a house. One of the two we were looking at tomorrow has been sold, probably the one we were more likely to be interested in out of the two as well. Just hoping April will be the month for us to find something!

@Hermioninny One Web also provide satellite wifi, if you don't fancy giving your money to Elon Musk. One of it's UK providers Brdy claims to have full UK coverage.
