Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

I’ve seen two houses on rightmove I love but it’s a long journey to view and we need to sell first.

I'm moving due to divorce as well, planning on putting it on the market as soon as it starts picking up in early spring.
Finding a 4 bed house in a very expensive town that's walking distance to DC's school is going to be a huge challenge depending what I get from the divorce.

I'm doing lots of little jobs and family are saying they are things people won't notice but I'm wondering if they are. Things like painting over small paint chips.
It's been so long since we looked I can't remember if these things made a difference.

Your family are right, it won’t make a difference. If it’s the right house at the right price for someone, then they will buy it. A few paint chips etc isn’t going to stop them.

Yes, we're hoping to sell up this year too. Not sure when, have a few more jobs to complete first, but hoping this year.

@HilariousNames we’ve seen one we want to buy, the market at that level is dead around here so the sellers have been kind enough to let us view, but we’re rushing our house on the market to see if we can sell and make an offer.

@HilariousNames I read a load of research about the best time to list and it seemed to be February. Also, we think ours will take a while to sell and want to be in our new house by September so need to start early.

We went on the market in July, sold in September, but couldn't find anywhere to buy and our buyer pulled out just before Christmas because their buyer had pulled out. So we've taken it off the market for over Christmas and while one of my dd's does her prelim higher exams in January (in Scotland), and then we aim to go back on the market in mid February I think, in the hope that not only will we sell but that we find somewhere to move to.

We did most of the decorating and decluttering etc before it went on the market last time, so just have a few odd touch ups to do.

How much tidying up do you have to do before getting EAs round? Obviously I’ll pick up my dirty pants and do the washing up, but does it have to be ‘viewing’ ready? I’ve still got clutter that needs sorting.

Put mine for sale on Tuesday this week. Had three viewings yesterday and two offers. Accepted £6000 over asking price.
Now to find a new house Grin

Very excited to hear about folks already getting offers! I'm aiming for mid-Feb - we're in Scotland too. In some ways it's a shame that that's when the 'spring' market kicks off, as we have lovely gardens but Feb is definitely not their best month! We often seem to get snow around then. But at least I can light the log burner and make it look cosy. And planning to print off some pics of the summer gardens and have them out for viewings.

We're toying with it. We moved in covid when the stamp duty madness was going on and I've never settled in the house we bought or the area.
I'm trying to work out if I'm mourning my old house or truly want to up sticks again!
I'm pissed off that the stamp duty is going to increase in April for all and that was not made clear in the budget. So the cost of moving is making me unsure.
But I'll be soooo miserable to stay here!

Yep. We are planning on putting ours on the market too.
South Norfolk with a couple of acres.
like most people I am dreading getting it ready and taking all my stuff to get it presentable for the photos.
We love this house but found something else which is going to need tons of work but hopefully will be worth the move in the end.
Ive told hubby that I’m not moving again. Ever!!! 😅

We're going on the market soon, the EA is coming to do the photos on Wednesday so I've been cleaning and 'tidying' (aka hiding everything in cupboards and under beds). I'm just worried we'll get a buyer for ours then won't be able to find anything we like!

I'm selling DM's house for probate, we were originally not going to list it until end of January or February, but then we decided after the budget to put it on before Christmas in case we might get some first time buyers, although it is probably more a downsizers house. We've had eight or nine viewings so far, and one couple who do you want to offer but they've got to sell their house, and theirs should be going on this week.

Not living in it is a lot easier in many ways, but also harder because I am having to keep going around to make sure things are okay both in general and before any viewings, but it doesn't actually feel like my DM's house anymore because I've taken out lots of the personal stuff. There are things that could be improved but the estate agent said nothing that would really make a difference. I did wonder about staging it more, but then I thought if they're the sort of buyers that can't see past a few things that need improving, are they the sort of buyers that are going to be committed to the sale anyway, or freak out about anything in the survey.

I'm in the same position--my DM's house went on the market in October. It now really just has enough furniture in it to make it easier to see how rooms could be used and I took out most of the personal and valuable things and decluttered everywhere. It's now become almost a project rather than the family home of 60 years, but every now and then I get tripped up by things.

We are now approaching the stage that if and when we exchange with our buyer, I will get in a house clearance company. It seems a shame, but there comes a point... It has already taken weeks and weeks to take things out, sell or give them away, allocate them to family members via whatsapp, make a note of how much any sales made so I can add it to my estate spreadsheet.

We live 75 miles away and every time there's a freeze or storm I shudder and cross my fingers. Fortunately she was very good at organising house maintenance, even when she was very ill.

Yes, and absolutely dreading it. We are desperate to move but I know it’s going to be a real struggle to sell our house. We tried last year and got no offers after 4 months. We are right next to a building site of a new housing development which is what is putting people off. It’s dragged on for nearly 5 years now and it’s doing our head in. We should really wait another 2 years til it’s finished but we are so cramped here and just want to buy somewhere bigger.

It’s also knocked about 30% off our house value and blows my mind that developers don’t have any come uppance for this!! 😡

Part ex on a new build an option?

@HilariousNames I'm putting mine on in mid-Feb as that seems to be when the 'spring' market really kicks in and I am petrified of something suitable for me to buy coming up for sale before mine is on the market, as the area I want to buy in is small and popular and not much comes up that would suit my modest needs. But it also means that if I find a buyer quickly, I'm stuck waiting for something to buy. I'm just hoping for a bit of luck!

Yes, at least we don't have to tidy away signs of ordinary family life each time someone books a sudden viewing!

My mum had some really good kitchen equipment and our son and daughter have done well. I like the idea of them using one of her knives or chopping boards or whatever in day-to-day life.

I’m keeping my eye on the market. I bought out ExH from marital home in 2023 because the thought of managing two sales and moves when he was so useless ( I had to virtually manage his purchase) made me too anxious. But a 4 bed house for me and the dog doesn’t really make sense, though I have done a lot of work over the years and everything here is ‘done’ and of the best quality ( I’m a keen bargain hunter so a lot of it was cheaper than it should have been). I will be sad to leave but not to lose the huge mortgage, which as I move into my mid 50’s I could do without ( was mortgage free before divorce).
Where I live though , theres not a massive disparity between a 4 bed semi and a two bed terraced, so I am looking slightly further out in a place where I rented during my separation.
Be interested to see what my valuation comes back with, we had it up for sale in 2022 and did get a buyer eventually but they dragged their feet and I got sick of waiting.
I read an article this week saying that 2025 may bring 3-4 interest rate cuts, if so then maybe that might perk the market up. Good luck to everyone contemplating a move.
