Anyone else putting their home on the market in early 2025?

newhomein2025 · 31/12/2024 18:52

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Yes me! I am absolutely dreading it and very attached to current home! DH very motivated to move to somewhere bigger though. Market around us very slow/dead which should put us in good stead if we can actually sell (we’re pricing low) to get a good price on an upsize.

newhomein2025 · 31/12/2024 19:00

@GrazeConcern Welcome! There's not much good on the market around here, which hopefully means our lovely cottage will generate a decent level of interest, but then if I can't find anywhere, I'm a bit stuck! Am trusting in the universe to provide (but in a few months I may be in despair!).

Yes, and absolutely dreading it. We are desperate to move but I know it’s going to be a real struggle to sell our house. We tried last year and got no offers after 4 months. We are right next to a building site of a new housing development which is what is putting people off. It’s dragged on for nearly 5 years now and it’s doing our head in. We should really wait another 2 years til it’s finished but we are so cramped here and just want to buy somewhere bigger.

It’s also knocked about 30% off our house value and blows my mind that developers don’t have any come uppance for this!! 😡

newhomein2025 · 31/12/2024 21:16

@Nespressso That sounds extremely frustrating, as completely out of your control. Fingers crossed for 2025 success!

Yes! Currently sanding/prepping/painting ready to go. DH excited. Me… not so much 😩

PleaseGoToSleeep · 31/12/2024 21:40

Have had ours on the market since sept, 7viewings, four of which were no shows. Have two booked for this week so I’m hopeful that the new year brings some movement.
good luck 🤞🏼

newhomein2025 · 31/12/2024 21:54

@Cassiopeialark Eeuurgh, all the wee jobs, such a pain. Good luck with it all!

OP posts:
newhomein2025 · 31/12/2024 21:56

@PleaseGoToSleeep Oh, that is utterly maddening, especially when you've tidied everything up for viewings and put aside the time - how rude! Hope 2025 goes better for you.

Nooyead · 31/12/2024 21:57

Yep us, in SE, not feeling too positive yikes 😦 but necessary

Happyharper · 01/01/2025 12:33

Yes - in London. Flats like mine are in high demand but finding our next property might be a challenge!

Gunz · 01/01/2025 19:40

Yes - but currently not alot on the market that I am looking to live. Hopefully market will pick up in the next month. Dreading the process as last time I sold was over 30 years ago!

newhomein2025 · 01/01/2025 22:28

@Gunz Yes, that's what I'm hoping (praying for) too! It's a bit nerve-wracking.

TrigPoint · 01/01/2025 22:34

Yes, at the end of the month. Lots of little jobs to do. I think by the time we sell the house will never have looked better. Shame we couldn't manage that earlier to enjoy it!

I think ours will be hard to sell as it's listed and expensive.

HilariousNames · 01/01/2025 22:35

I am. I had planned to wait until the Spring but now think we should just get it on the market now. Not sure where we’re going either but have some areas in mind. I’ve wanted to move for years and every single year we say we will do it and then chicken out. I hate this house and I’m miserable living in this area.

WinterMorn · 01/01/2025 22:39

Been on the market since mid Sept, appx 15 viewings but not one offer yet

Olive567 · 01/01/2025 22:52

In a similar situation OP. LTP and i are separating and house imminently going on market. I will be staying in SE and am looking around now at where I'll be able to afford to buy. Will be priced out of current town unfortunately but happy to have new start somewhere else, so trying to think about situation creatively. DC no longer tied to schools and I WFH so have flexibility there, though do need to stay in SE for family reasons. Excited about what future holds though have some trepidation about the financial aspects - and how big a mortgage to commit to.

Onthemove2025 · 01/01/2025 22:57

Yes me too!!

I was ready to go to market early last Spring and was then approached by someone locally who wanted to buy mine.

Was told she had a potential buyer, who disappeared within days, then that she was going to market with the sole intention of buying mine. I delayed another month waiting for that to happen. Then I was told she was off-marketing until I found another property.

At that stage my EA got very concerned and started pressuring me to actively market, but of course we had lost the Spring surge and Sunak had called the election.

I ended up very frustrated, kicking myself for delaying for someone who was clearly wasting my time and very determined this year that I am going straight to market and only selling to someone with funds or a clean chain behind them. I am also very focused on finding something a.s.a.p and hoping for new properties coming to market over the next few weeks.

BunnyMum2000 · 02/01/2025 13:30

Us!

Ours has just gone on the market.
I spent a month getting it ready - sanding everything (doors, skirting boards, banister and then repainting. Re-painted almost every wall.
The joke in our house now is that no one can find anything as I've hidden everything to make it look less cluttered.

I spent boxing day refreshing Right move (as EA's said that's when they list lots of new properties) and at about 4 o'clock the (potentially) perfect house for us hit the market,

So we're going to view that on Saturday - and have a viewing on our house that day as well - so fingers crossed.

newhomein2025 · 02/01/2025 17:24

@Olive567 Wishing us both good luck in finding somewhere and moving on with our new lives!

newhomein2025 · 02/01/2025 17:29

@Onthemove2025 Yikes, that's does sound frustrating. I'm also checking the estate agency sites a lot - my big fear is that something suitable comes on before I'm on the market, as I'm only looking in one small area so not much available.

OP posts:
newhomein2025 · 02/01/2025 17:30

@BunnyMum2000 Wow, would be amazing if you found the right place immediately! Good luck for the viewing.

OP posts:
Glassfullofdreams · 02/01/2025 17:36

Ours went on the market today. I'm so nervous about how long it'll be on the market for. I'm keeping everything crossed that we get an offer soon as we've already seen a place we love!

Good luck to everyone else selling at the moment. 🤞

Namechange13101 · 02/01/2025 19:29

Us to! Ours has just gone up and we’ve just put an offer in somewhere….literally dreading the whole process, but hubby very motivated to move (as am I but just want to do it quickly and easily, which is so unlikely!!!)

BunnyWilliams · 02/01/2025 19:57

PleaseGoToSleeep · 31/12/2024 21:40

good luck 🤞🏼

Snap! We've also had two requests for viewings this week, one of which is tomorrow. It will only be the 4th since we went on at the end of Sept. Crazy quiet but it is for everyone round here. All houses are sitting for months and months. PLEASE let this be the start of more movement! 🤞🤞

AlwaysGrateful · 02/01/2025 21:25

We are about to move in a few weeks (fingers crossed it doesn't fall apart) and our agent has commented how many calls they received today from prospective sellers wanting to go on the market in the coming weeks. I think it is always good time to sell in the Spring as the garden always looks much better and the weather also has a good impact. When we had viewings, we had 15 in the first week and we tried to gauge the weather and only allow viewings on sunny or dry days to show case the garden. However, if you have found somewhere you like or want to complete before the March stamp duty rise, then def do it now! Good luck 😊
