Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Agree with @Gekko21 it’s a bit different if someone’s house is on the market but they haven’t sold yet. They could get an offer any day whereas those not even on the market yet could well just be window shopping with no intention of buying at this current time.

@newhomein2025 hope it's good news for you tomorrow. Just think the positive of choosing on your own is that you can have exactly what you want for yourself and not have to compromise!

I also agree with @Gekko21 - if they aren't on the market then don't do a sole viewing for them, too much effort!

I wouldn't bother with the buyer who isn't on the market.
If they really really like your house they will put their house on the market and sell at readonable price quickly.
Then they can have viewing.
You want high-quality buyers.
Comes from experience with various agents now.

We've decided not to accept viewings or offers from anyone not on the market already. The buyer whose offer we accepted back in September said they were just about to go on the market, but they were a good four weeks before they did. Then it took ages for them to find a buyer, and then their buyer pulled out and they pulled out from ours. We had had loads of interest at the time, and I'm fairly sure we could have found another buyer.

We were off the market over Christmas, but went back on about 7 weeks ago and haven't had a single viewing! The estate agent says it's pretty quiet up at our end of the market, but hopefully things will start to move soon. They're sure it's priced correctly, because we had interest when it was on before. We're in no hurry, but trying to keep the house tidy when you have kids and pets is a bit of a pain!

@HilariousNames the problem is that if you find a house you love and several people are interested they're likely to go for someone that is ready to go than wait for you, even if in reality you listed and sold in a week... More likely to be minimum of a couple of weeks. We certainly would as just because someone says they will list and sell quickly doesn't mean they will.

@User93993993 sounds like us but we haven't been on as long. We don't think ours is priced wrong, we just think there isn't many buyers. We have someone having a second look this week so fingers crossed. And we still haven't seen a single house to view in nearly a month now, we aren't even being fussy. More have come on for the size and price range but wrong area. Our search area isn't tiny either!

The problem with that approach is that the “right house “ might sell quickly too so it’s risky not to have your own house on the market if you’re actively looking to buy.

It’s so hard to to get the timings right, guess you’ve just got to be in the right position at the right time. We did let viewers round that weren’t proceedable as we didn’t find it too hard to keep viewing ready. As so many sales fall through I thought it did no harm to let them view, as we may need another buyer down the line. We did accept an offer from a chain free buyer though in a week after launching.

I think if a viewer was not yet on the market, I wouldn't think they were that motivated to move. I'd probably read into it that they were just seeing what was out there. Having a time critical reason to move at pace (e.g. expecting a baby, getting kids into schools, caring responsibilities, work relocation) is a very attractive trait in a buyer. None more so than right now when conveyancing is taking forever and needs the chain to pull together to drive it over the line.

To illustrate it from the other side, we viewed a house last year where the agent told us that the vendor was only moving because a property had become available on a street they really loved. It was an instant turn off for me as I thought that if their purchase fell through, they would want to stay and we would be back to square one. So equally, a motivation to move and be flexible about onward properties is an attractive trait in a vendor.

The people who second viewed yesterday rang my agents at 9am this morning and have made an offer!

It’s a bit lower then I’d like, but as the agent said it’s a starting point so he’s now on to getting it upped, and following up the other second viewing and other viewings this morning. Two of the first viewings are proceedable as in rented, whereas the offer one has sold to a FTB.

I completely understand both sides. I wouldn't have anyone view our property if they weren’t proceedable but at the same time we weren’t in a proceedable position when we viewed the house we’re buying. It was our new house that made our decision to put our house on the market because I had been looking long for a good year before finding this property. We were very fortunate that we sold in 4 days so I wouldn’t rule out non proceedable viewers completely. It really depends on the situation and there is no right or wrong way to go about it.

Edging closer to exchange and completion here. It is nerve-wracking and my solicitor thinks that it may yet be possible to complete before 31st March. I will probably have a nervous breakdown in the meantime - but heyho! I will never, ever buy a flat again. It was a nightmare when I was buying it and it is a pain in the arse selling it too. Not sure if that is the case for all flats, but it certainly is for mine. I can't wait to be out of it.

Thought I’d join in as we’re getting ready to go on the market hopefully next week. Deep clean booked for Thursday and photos booked for Friday. Trying to declutter in the mean time with a sick baby and toddler and I’m seriously wondering how we’ll manage viewings!

There seems to be a real mix of how many viewings everyone is getting. We had 5 valuations and went with the agent who had the middle price but lowest commission, hoping we’ve made the right choice.

Was feeling rather despondent today after weeks of house hunting with no contenders. Just checked my emails and an agent I know has sent me a video of a house they have coming to the market soon. It looks absolutely ideal, is within our budget and in the location we want. Can’t wait to see it, just not sure when. Pray to the property gods for me!

Well 5 weeks in and the divorcing couple who needed to and definitely would be selling have dropped out and taken it off the market!

People who purposely dick around and drag other people through their messes are so annoying!! And the estate agent for constantly repeating their divorce was irrelevant, it would definitely sell etc. So deflating.

Gosh this makes me nervous as we saw a house yesterday in surrey and the couple are divorcing- the estate agent kept saying it’s a done deal
