Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

We’ve now got 15 viewings booked for Saturday and the EA phoned us to say they didn’t book a viewer who said their budget was 25k under asking and refused to share financial information, so seems positive that they are weeding out time wasters!

Nothing at all up in the area we are currently looking though. I think after we accept an offer we will give ourselves 2 months to buy as part of the chain and then accept some sort of rental stop gap.

London, and selling sort of within the first time buyer bracket so it’s a fast area.

Which would be great if we weren’t trying to buy out of London in a really slow area!

@Completelyjo great news on your viewings! gpod luck with the buying. i was chatting to some friends who work in property photography and they said the market doesn't really pick up until about april/may so still time for new listings to come on.

i have 3 agents booked to come around next week to value & choose for listing. i think i have the basic questions covered, anything i might have missed? 1 local but quite big agent, 1 new lady who is operating a franchise of a bigger group, and 1 local agent who im not sure on. my neighbour has suggested a posher agent from the next town, not sure if i should stick with my town.

Had two viewings today after going on market yesterday. Another 6 booked and 7 turned down (told agent to only allow proceedable buyers atm). I'm fed up already 🙈

I feel like I've got 2 jobs at the moment, my day job and my getting the house ready and clean job. It's exhausting!

Hope so! Our problem is that back garden backs onto fairly busy road. So lots of people don't realise until they get here.
Agent described our place on RM as 'tranquil', so had to correct him. I don't know how they come up with this stuff 🙈

We have booked in for the EA to come round and do measurements/blurb and photos for week after next. Gives us a deadline to sort things out. My parents just helped us clear a big pile of a cut down tree wood we had in our car port today, slowly getting there! This weekend we are painting our bedroom ceiling and then it will just be more tidying/cleaning.

How is it going? Round here things are selling in days - I think everyone is trying to beat the stamp duty increases on 1st April. Also there is hardly anything for sale to buy! We might be selling but it's disheartening when there is nothing much to buy.

Slow going here, meant to have 2 viewings this afternoon but only one turned up. Bored of it all already! House we want to buy still on the market think if it goes we’ll take ours off the market.

There wasn't much here either but I've noticed a lot more go on in the last week so hoping it's picking up. We really want several to look at so we can compare as not 100% sure on where we want to be but I feel like one house will come up and if there's lots of interest it will mean we won't have the time to compare. Fingers crossed more comes on soon!

Had two viewings cancelled due to offers being accepted; one of them had only been up a day or two. Both fully renovated and lovely. Seems these are still selling quickly and at a premium in Scotland anyway.

Things I was looking at last week had all gone within a few days! Nothing much new coming up where we are. I suspect new things coming up will be after April and the stamp duty rise. That is going to be very painful! It's extortionate! 5%! That is thousands of pounds.

Viewings today but 2 have already cancelled so feeling a bit deflated!
Our dream house is still on the market, slightly out of budget right now but I’ve a substantial inheritance coming in a year so trying to decide whether to try to make it work for now or not.
