Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Both mine are old enough to drive and would like to be rural. But we have always lived in a city with everything very easily on hand and I’m not sure they’ll really be prepared for such a big change. Ideally I’d like to be able to walk to a railway station and a few shops and feel there’s a bit of community. Fencer comes today to fix storm damage. We lost a well loved tree and most of our fencing was damaged as we were in the red zone.

As I get older I am starting to long for a coffee shop I could walk to.

@Abra1t Exactly! And if we potentially invite our parents to join us, I think it will be important for them to have achievable little walks from the doorstep to pick up a newspaper or something. Everything is up in the air at the moment. Don’t even know the size of house or location 😂

Interesting everyone else feels like there isn’t much up at the minute too!
I’m hoping lots will start coming on the market in the next few weeks, I’m thinking if you were going to sell in the new year it’s still a bit early to have sorted the house, met EAs, done the photos and listed by the very start of feb.

Hope it’s ok to join in here. We have decided to list our house very soon. We had 3 agents around last week first the valuations. One of the agents then sent us to look at a couple of houses at the weekend. Unfortunately we have fallen in love with one right at the top of our budget. The agent has put through an offer as he thinks our position will not bother the seller. Although we are now having to wait as another interested party is going back for a second viewing at the weekend. In the meantime we are getting ready to launch our own house soon. I know this was going to be stressful but didn’t expect it to be so stressful so quickly!

Of course your position is going to matter to the seller. They are always going to prefer an offer from someone in a position to proceed & would be foolish to accept an offer from someone whose house hasn’t sold yet.

This looks like the agent is trying to lock you in, trying to win your businesses by suggesting you can get this other property. There's a good chance the seller will go with the other offer (esp if they are proceedable) and in the meantime you'll have signed a contract for them to sell your property. I think you are being had here.

Thanks for adding another perspective to the situation. We certainly haven’t signed a contract with the agent yet. The other interested party haven’t sold yet either, so I guess we’ll have to hold tight and see what happens. I’m well aware the chances are minuscule.

A property has just come on the market in my search area that was last bought 6 months ago! That's weird, right? It's quite a niche property - almost under a railway line and with no proper garden. It was sold for £250k in the summer, they've now put a new kitchen in and it's valued at £265k in the home report. It was in pretty good condition before so it's not like it's a flip job. Why would anyone do this? Hmmm. 🤔 I'm going to view just so I can ask! And just in case it's the one for me.

I'd be a bit cautious about the property only being owned such a short period of time. i wonder what is going on?

we've viewed 2 properties so far, 1 was last summer and 1 a couple of weeks ago. There are very very few properties that come on in the area we are looking (because we are too specific! lol).

my job today is to telephone some estate agents and actually get the ball rolling. i think ive done enough tidying up to let them in!

I then had a snoop on my local village FB pages and one of the owners was talking about them moving up north so I guess it's true 🤷🏼‍♀️. Still seems crazy to me - 6 months and all the hassle of moving, redecorating and getting a whole new kitchen fitted in that time!

I guess people have situations out of their control @newhomein2025 - and a big move does look like it's less likely to be something to do with the house than if they were just moving a few streets away.

Anyone else watching what the Bank of England does with the interest rates tomorrow? Could affect mortgage rates, though I know there's not necessarily a direct correlation between the two.

Excellent snooping skills. I know someone who sold after only 7 months as they split up.

I am such a stalker for as much info as possible on why people do things when it comes to houses. It's good that what the EA said matched on Facebook as you never know!

So have lots of you started looking before you have listed? I might do that then as ours is going on in 2 weeks. I just thought they would say no if not listed yet.

we're not listed, i just said we were in the process of listing - they were happy with that. but i guess some sellers wouldn't be. depends if they busy or not, maybe.

We have just gone on this afternoon. Two viewings lined up tomorrow already.
I hate the endless cleankmg and waiting around (our two previous buyers pulled out and we had a break of a year).

We went live over the weekend and have 3 viewings lined up for Saturday. How many viewings did others get in the first week? 3 ses OK but I'd have hoped for a few more.

For the house I viewed last week, the EA asked and I said we had instructed our agent to go live at beginning of March. The EA for the one I'm viewing this weekend hasn't even asked.

Thanks that's good to know. One house I'm interested in viewing is on with our EA so they might let us as know they expect ours to have some interest.

We are in Wiltshire and it's been slow here too, just starting to pick up this week I feel.

I did a second visit on a house we quite like and met with a builder there to quote for some work. When viewing the EA said they'd just had an offer, but the owner was happy for me to still view as the offer had just come in the day before and I was booked to view. At the end, the EA was interested in finding out what sort of cost i had in mind, but of course wasn't able to tell me anything about the offer. I'm just not sure whether I believe there is another offer! The house has been on the market for about 4 months and moved to fixed price in mid-December. About a week ago, we suggested an offer of a chunk under the fixed price (to allow for some work), which was rejected. So, I have intimated that I would go up £5K, but that's about it. Will see what happens. My dad used to say, what's for you won't go by you.
