Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

I know, the EA said he wanted 20 for a good offer to view ratio! But yeah it does only need one right person.

@Completelyjo exactly you could have only 2 people interested but both offer so 13 still is positive!

Why is keeping the house clean and tidy so hard, one week I feel like I've achieved so much but then the next week feels like something has slipped again!

I think when I looked it up the average number of viewings to an offer was 16. We had about 10, a couple of people potentially interested but haven't sold their houses.

@Completelyjo great news on your viewings! gpod luck with the buying. i was chatting to some friends who work in property photography and they said the market doesn't really pick up until about april/may so still time for new listings to come on.

i have 3 agents booked to come around next week to value & choose for listing. i think i have the basic questions covered, anything i might have missed? 1 local but quite big agent, 1 new lady who is operating a franchise of a bigger group, and 1 local agent who im not sure on. my neighbour has suggested a posher agent from the next town, not sure if i should stick with my town.

My personal experience is that you get what you pay for. Last house I sold was a tricky one and I got the sharkiest and most expensive agent on offer. He sold it way faster than my tight brother's cheap estate agent selling an easy house in a popular SE city. Third time lucky for him. 😥

We’re exactly the same. I feel like I’ve been hitting refresh on Rightmove every 5 minutes since Boxing Day .. but there’s just nothing coming on at all.

Yes I think it is. Everyone trying to get moved before March. I had a few things bookmarked about 3 weeks ago - some had been around for a few months, And they all suddenly sold within days! Anything new sold within days. But also prices seem higher as well.

I'm wondering if prices will drop a bit again after April when the stamp duty is higher and the rush is over. But our buyer is champing at the bit.

Hi can I join please? We’ve accepted an offer on our house and now starting to panic as nothing suitable at all for us locally.

I must check Rightmove about 10 times a day! Houses that are coming on are either smaller, starter homes which are not suitable for us or half million quid dream homes that we sadly can’t afford. Getting a bit worried my buyers will get fed up.

Our viewings all happened on Saturday and in just so impatient now to see if interning comes back.
Theres a listing I’m really interested in but haven’t viewed yet as I’m relocating so it’s not that easy to view. On the face of it it seems like my dream house, a bit of work to be done but good size, location and price. But it’s been up for 5+ months and not had any offers. I’m not sure if the work just puts people off or if there is some big problem I haven’t seen yet until I view.

That’s great news @rhubarb007 Well done! We are too scared to put ours on the market (quite fast market) as there’s not much coming up in our purchase area (slow area). It’s really hard! I’ve emailed the EA we’ll be appointing for some advice - although I’m sure he’ll just say put it on the market, as that’s his job 😂

Celebrations all around.

We were going over all the scenarios last night ‘if we got X’ could we make the house we want work and now it’s looking positive!

I viewed the house that had previously changed hands only 6 months ago on Sun. Nicely done but the downstairs rooms rather dark and gloomy, not much natural light. It previously went for £250k and now they're asking offers over £265k! Didn't feel it was worth the 3% hike in LBTT (Scottish stamp duty) on top of the increased price. Ah well.

@HilariousNames Nah, didn't fancy the gloomy living room and gloomy kitchen diner. Post-divorce, I'm thinking this will be the house I live in for the next few decades until either I die or move into a care home, so I want to love it at least a bit ❤️. The search continues!

Hopefully. It's a short chain, us, our buyer and their FTB. FTB is looking to beat stamp duty deadline and that part of chain is done already. The pressure is now on me, we have 6 weeks. We are going into rental, but also swapping areas. I'm terrified 🙈
