Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

Well we have to wait fir solicitor to physically receive letter from Halifax; look up an indemnity policy for costs, ask vendors solicitor for vendor to pay for it and await the reply.

Our vendor is living in Portugal and is very slow to reply, so im at the point where i just want to say 'to hell with waiting, il pay for the damn policy' but solicitors just like to do things in their own sweet time!

@LookingOptimistic yes I'm at the point of not holding out for our buyers to pay, so we'll swallow the cost.

Is your solicitor communicating with your seller by email? At least that would speed things up a bit.

@alifelessordinary They are communicating with my vendors solicitor by email yes; for what good that does if the actual vendor is slow to reply to his own solicitor, which has proven itself as it took 3 weeks for the transfer deed to be approved plus my solicitor didnt send many queries but still took 6 weeks for owner to reply and thats after my solicitor sending through numerous requests for outstanding queries.

Just received an email from our solicitor dealing with a couple of enquiries about our purchase - I think we're nearly there with the purchase..

Waiting to hear if the HB survey on our house has thrown up anything. I suspect it will but DH is pretty adamant we won't be knocking money off! To be fair when our buyers put in their final offer they said it took into account work they wanted/needed to do and I think / hope things that need looking at were visible when they viewed.

Will chase the EA on Friday for an update on what's happening down chain....

Hopefully your buyers like you say have factored in extra costs so won't be cheeky!

Ah yes here it is I didn't know this existed couldn't find it when I looked before!!! I've asked for my duplicate to be closed down

@tenapenny2018 you commented on the duplicate thread-in answer to your question I'll be exchanging and completing on both my current property and the one I'm buying at the same time. And you said about the management pack- I needed this for both my sale and purchase literally took me a day (and £300) to get. Get the solicitor to chase for that 4 weeks is a joke

Yea, it is really annoying how long it is taking to get the management pack. I know some sellers may be reluctant to pay for the pack, even though it's something practically every buyer ask for anyway. They could have prepared in advance.

Also, maybe that's because the garage is on leasehold....

@tenapenny2018 yeah the house I'm buying is vacant and the seller wants it sold to avoid another mortgage payment hes really trying to push me along but I'm going at the pace of my buyers!! And my house has had alot of additional paperwork needed so that's took a while there also seemed to be alot more enquiries with my sale too

@sandybayley Fingers crossed the survey is all good. If the buyers are preparing to do work anyway then it should be fine.

That is fast work @Milly90 Did you offer just after Christmas?

Good progress @alifelessordinary Have you got a competition date in mind?

Our solicitors still haven’t officially received our mortgage offer even though we got ours in the post yesterday. It doesn’t really matter but I just want it ticked off.

We haven’t had any enquires from our buyer. I hope that means they are happy with everything. I wish time would just speed up to exchange! The insecurity is horrible.

Found you all! My duplicate part 4 thread deleted too!
Got the searches through on the property we are buying so will plough through those tonight and tomorrow. Amended mortgage offer should be on the way to us and our solicitor. Survey on property we are buying is on the 20th. According to their estate agent our solicitor has raised 18 enquiries. There is a covenant on it so could be to do with this.
All quiet with our sale. The buyer did their survey/schedule of works on Tuesday. I called the Estate Agent who said 'all good'. Hoping that means they won't pull out!

Sounds like everyone is ploughing through the issues that are arising.

Joining in! I sold my house three weeks ago, and in the process of buying. Mortgage took over a week to apply for because I had to wait for a new proof of address to come through, but the survey is done, mortgage offer in the bag, but where's my survey?? The surveyor said it should be here today, but I'll message her if I haven't got it tomorrow. My last purchase fell through because of things that came up in the survey, so I'm not willing to pay for searches until I've seen it. How long does it usually take for a survey to come back. This was already delayed a week because of my lack of address proof, and don't want to delay the vendors any further. But also don't want to risk paying for more searches I don't end up needing. Angry
Fortunately I've got a good solicitor and she's working her socks off with queries and information she has and that I've been able to provide. I'm hoping things move quickly once I get the survey back..! I can only live where I am for so long Blush

@aladyofletters that's good they've not come back with any questions. My buyers only had one set of questions and they were happy with my responses. Everything else was just the normal paperwork! Good luck!

Now waiting for my solicitor's advice... this is stressful.

Hi everyone, I have been lurking for a while but I actually now have some movement I can share.

Accepted an offer on our house 3 weeks ago (mortgage val done and survey booked in)
Offer accepted on our dream home on Monday.
Draft contract sent to our buyer and solicitor has received the same from the person we are buying from.

Question I am hoping you might help with:
Vendor has now started looking for a property. Should we wait for her to find this before doing searches or surveys?

Your stories have been giving me hope that this all might work out in the end.

We are still on the roundabout!!

5 weeks in so far. The solicitors are waiting for documents from the seller but all searches etc are in our end.

Hoping to complete etc in 2 weeks. Let’s hope!

It was meant to be really quick as house was empty...we are buying with large deposit, mortgage was already in place etc. Seller wanted quick sale as house was inherited. No chain. So we are surprised it’s taken this long but was due to searches etc!

Yes.

The advice is always, spend nothing, do very little until the chain is complete.

@TCBTN but once the chain is complete then crack on quickly with survey and searches. Maybe make a decision now about what survey you want so you can instruct quickly when the chain is complete.

In the meantime do everything you can to get ahead with your sale. Sorting out your house admin (certificates, guarantees etc) will be time well spent now. You could also get a removals quote (or three).

Ah here you are! Buyers solicitor have moved the goalposts here, firstly they just wanted to see the copy of the signed lease and then we could exchange, now they want it signing by everyone (included leaseholder and property management company) Buyers mortgage offer expires at the end of next week - the despair continues. #week26

I'm now a worn out rag of a woman this process is killing me. I look in the mirror and wonder why I am not grey yet 😂

My buyer wants to exchange and complete a week tomorrow and I am happy with this but now were near the end I am having heart palpitations and everything!!! We've not exchanged yet as still 1 or 2 enquiries outstanding (from around 25!)

I've experienced some stressful things in my life. My job is very "high pressured" but this is by far the most stressful thing I have ever encountered!!

I feel like I'm in limbo with a half packed house not sure when I'm leaving and when I can move on with my life Sad send help and Gin
