Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

Our buyers valuation took place yesterday and I am already checking emails and phone waiting for estate agent to contact me with queries! How long after it takes place do you usually receive report? Thanks

The buyers won't necessarily get a copy of any report.

Probably the next they'll here is receiving news their mortgage offer has been approved. Although the process varies a little from lender to lender.

@TulipsfromAmsterdam - our mortgage offer was approved the day after the valuation survey was done. Our HB Survey was done at the same time and it took 8 days to get the report.

So we've had our survey done and I got an email from the surveyor saying

I just want to generally talk about the findings as I did spot a bit of movement, quite significant cracks. The roof is also very old and i'm slightly concerned that it may be coming to the end of its useful life.

Slightly concerning! What's the next steps? Do we need to access how much it will cost to replace the roof and ask for a price reduction?

@TulipsfromAmsterdam we had notification our valuation was with nationwide on the 14th (last Thursday) we've not heard a word about a mortgage offer yet ... proper worried.

Loads has come up on our survey god fee reds (but valuation agreed with our Offer) so I don't know if that's why it's taking so long ... horrible waiting

News this afternoon for us, our garage, that was costing £3902 will now cost £4902, F actual F S!!!

Apparently the 'further amendments' required will cost £1000 and take 10 minutes of somebodies time

What's the word for so sick of a situation it's unbelievable!

It's possible our buyer might pay a bit towards it, and I'm going to see with my solicitor in the morning whether we can put some sort of condition on it like 'we'll pay the £1000 if we can exchange this week' or similar.

We're really fortunate that we're making a good profit on the house to cover all this. We were going to spend it on taking the kids to Disney, but now we're spending it on our own garage - ludicrous!

Yes, it is not the job of your solicitor to do basic admin such as getting confirmation from the other side that such and such has arrived. If they had to do this for every case I can guarantee the chains would be taking 3 times longer to get to exchange.

As the others have said, this is for your agent to do - you don't have to be a qualified solicitor to do admin work. It's best to leave that to the agent. After all, they make the most money out of everyone!

Happychange I would be much more concerned that your surveyor has spotted signs of movement (subsidence) than a new roof being needed. You will find it almost impossible to get buildings insurance to cover subsidence. I'd walk away unfortunately.

@happychange - I have to agree with @MrsPatmore Subsidence is a potential 'walk away' issue. Even if you negotiate a huge discount you could have to accept that the value of the property will be significantly diminished when you come to sell.

I just wouldn't bother. There are too many other properties out there.

I agree re the possible subsidence @happychange

Unless a roof has been replaced in the past 10 years then a homebuyers report will always say that the roof ‘may’ need replacing.

Signs of movement are very worrisome and definitely something you need to investigate further.

Our survey had several red flagged things but speaking to the surveyor helped us put it all in perspective.

Sorry posted too soon. So do speak to the surveyor who should be able to explain in more detail and point you towards what the next step would be. Did the valuation agree with the price agreed?

@happychange is the house old? Tbh though that would scare the shit out of me and this process is stressful enough as it is without worrying about that being an issue should I try and sell Sad

My solicitors called us in a panic yesterday and were sending us panic emails. Weve not signed the contracts for our purchase...uh yeah I know. Were going into the office this morning to sign and get witnessed by them

Just waiting on some money clearing on my buyers side then we can "set a date in stone" apparently
But I'm still in the fuck it all stage ha

Why is it nobody in this process seems to have any sense of urgency in just getting it all done!

I had solicitor this morning saying they haven't heard from sellers solicitors about last enquiry and they have said my buyers solicitors will 'let them know when they are ready and everything is done, however it is likely contracts will need to be signed still'. So clearly they have no idea because all 8 contracts in our chain were signed and sent back to the respective solicitors a few weeks ago!

On the other hand the last query on our purchase was an indemnity policy proposed to cover no building regs certificate for extension; the EA for our vendor spoke to them on Monday where the vendor confirmed he was happy with this and agreed to pay it, however when checking with the EA today he has spoken to the vendor again this morning and he 'forgot to tell his solicitor' but has now copied him in on email he sent to his solicitor asking them to pay it.

I feel like everyone just thinks everything will magically fall into place!

It's so frustrating isn't it LookingOptimistic. How many weeks are you up to now? We are in week 5 now and buildings survey being carried out on house we are buying today.

Three of my searches are back already. Passed contamination though a couple of things cropped up nearby so got the scares
email from my solicitor about it getting devalued in the future. Also moderately likely to flood. Not surprised seeing as it's fenland and I'm surrounded by farms and factories so shrug
The only thing I'm concerned about is a bush near the house. It was raised by the surveyor and she said nothing to worry about, as theres no sign of movement, but get it removed as soon as I move in cause it's a soft clay area and the trees will suck up valuable moisture. I'm looking up tree surgeons!!

@MrsPatmore Week 6 technically since my new sale and original purchase offers were agreed.

In reality I have been at this since 1st August last year; as I had a buyer after 5 days but they pulled out after 2 months, and it took nearly 3 months to get another buyer...

It's painful as all I can do is sit and wait and hope it doesn't all fall apart. My buyer has said he is still trying to resolve last issue with his buyer; it is about a 8ft strip of highways owned land in front of the house, initially it was just 'who owns it' and that was sorted, then it was 'he is just going to ask the local authority a couple of questions' and now it is 'he is asking the council if he can acquire it'

This could go on for months if all the power was left to my buyers buyer. So I have specifically stated I am only prepared to wait until his buyer gets confirmation that it may be possible to acquire the land (but not concrete guarantee as that takes an application to the highways authority and takes anywhere up to 4 months+), and if we don't exchange by the end of next week then I will have to consider not continuing with the sale.

Oh f! Our sale has just fallen through when we were days away from exchange. Our vendors have found out they are expecting twins and have decided to leave London. I could cry but I am on a train.

I don't think I can face marketing our house again. I just can't.

Yesterday we were arguing about completion dates with our vendors. 24 hours later...,
