Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

Evening fellow buyers/sellers..and Happy Valentines Day! Flowers

One week since putting our flat on the market, and will be a week on Saturday since we accepted the offer on our place and made the offer on the house we really want.

We've instructed our solicitor, and started sending her the info she needs and a memorandum of sale has been sent to her regarding our purchase, however our buyers (first timers) are dragging their heels somewhat and haven't instructed their solicitor yet and are asking us for all sorts of assurance that our freeholder will sell them the freehold in time as they want to do a loft extension.

F/holder has emailed twice now saying, yes this is fine, but they are now asking for a legal letter stating this Hmm. I'm trying not to get fucked off as it has only been a week, but ffs, F/H has stated she is happy to sell, and had quoted me an estimated cost in 2016 which I have also supplied, but they are still banging on about a 'letter'.

It feels like a very long road ahead, and I'm trying not to get too down about things. Agent old OH yesterday too that the other couple who were chasing the house we are buying have said they would up the price we are paying by another £15k, so worrying about that too Sad

Good news to all those progressing and hopefully seeing the end of the tunnel. At this moment in time it just feels like we'll never complete on this.

@Milly90 I get where your coming from, i've been pretty down today because of the being in limbo!

Everyone in chain is as good as done expect the couple buying a flat at the bottom; who we cant get a definitive update from because the seller will only send rubbish vague responses, cause he is just not getting the fact that nobody can organise a move in a day when they have animals/ work commitments etc. These things need organising weeks in advance (tried to book sky installation 4 weeks in advance and only just got an available engineer).

I can't settle till we exchange but it just feels like that is a mystery date that nobody knows when/ if can happen.

@DavetheCat2001 Sounds painful; like banging your head against a brick wall, cant beleive they havent instructed solicitors yet.

I remember back in Nov/ Dec last year having a FTB couple view my house twice; they spent over two hours here, then proceeded to ask no less than 15 detailed questions and for copies of leases! And they hadnt even offered!

Sone people are such timewasters, and i just dont get the gittery FTB ppl! You either want a house or you dont so dont piss people around Wink

@LookingOptimistic I know.. I totally get that this is the biggest purchase they have ever made, but they seem to want the world on a stick too!

I'm dreading the survey as no doubt things will come up as this is a Victorian property, and I can just predict them flapping about every little thing and wanting money off, which we can't do as we are as liw as we can go to buy our new place 😐

We're buying a vacant house ( that needs a ton of work) from an old chap who doesn't have a mortgage anymore but does want it off his hands.

I'm hoping my buyers don't dick about too much or he might get fed up and offer it to the orher couple who were offering on it too 😞

The thing is with a survey it may highlight a number of things to get fixed/ update (hell ours was half filled with orange/red), but i think people should be reasonable and look at the line which clearly states it is worth the full amount offered in the condition it is in.

Thanks for starting a new thread alifelessordinary. Takes the pressue off me. Grin I will continue to pop back, but no need to be glued to the thing anymore now I have finally moved!

2 weeks tomorrow since we got our keys. Its all going pretty well. Kids are thawing a bit towards the house. Youngest is looking at beds for her room & eldest even mentioned getting a chandelier for the dining room, but we're not allowed to get a "cheap rubbish" one lol. She even bought DH & I an Indian takeaway tonight. Bless her!

A guy from the site has been over to go over our snagging & they will make a start on Monday, which works well as DH is working from home due to Sky being put in on the same day. Internet finally got going on Tuesday. Its not running at full speed yet, but its better than 4G. Grin

It has been a very expensive week, which started with DH getting an expensive new desk & ordering an extensive Ring set up for outside. Yesterday, in particular, was an expensive day. We decided to have wooden shutters fitted throughout, at a cost of £6400 & had to pay half as a deposit. We also ordered quite a bit of furniture. First bits are coming tomorrow, more on Monday & some in a week or so. DH is looking to replace all our pretty old TV's with something more up to date. We have a price but he's going to try & negotiate a little further on Saturday. Still have to buy the DD beds & furniture for all bedrooms. The15k we had saved doesn't go as far as you'd think! Shock

Update- we had a potential seller come to view our apartment. I was actually looking at local properties in the area that were reasonably cheap to buy today. I also will see another apartment not far away tomorrow morning after breakfast. It’s by a river near a library.
We have visited five apartments in the area now. I have had to widen the area.
This is a tortuous process. I started back in December just before Christmas. I advertised in local magazines and online too. I hoped to sell by the summer. To speed up the process I’m going to try a estate agent in town.

@movingthisyeardefinitely so happy it's all going so well for you in your new home. Glad the kids are settling ok, that's what I worry about with my boys. They're 6 and 8 and although they're excited about the move they haven't ever lived anywhere else, so it'll prob feel a bit strange for them at first!

@Milly90 sorry you're feeling the pressure is not a nice feeling and yes I agree with the stress levels.

@LookingOptimistic hopefully they will pull their fingers out so you can get a date soon.

@Davethecat2001 hope nothing comes up on your survey to give them any reason to want money off, I know I worried about the same thing.

Our solicitors are asking us to go in to sign contracts on Monday so finally getting somewhere. Our sellers want to exchange next week so let's see if it happens....not even started packing yet!

Just had a call from our solicitor, we’ve completed and can pick the keys up at lunchtime! I could cry I’m so happy.

Keep ringing @tenapenny2018 until you get your query resolved.

We got the survey yesterday and it was rather eye opening. We’ve always owned old houses where lots of red and amber on the survey is just a given. However the house we want is only 25 year old yet there are several red/amber issues.

We’ve spoken to the surveyor who put our minds at rest by saying that the issues are just what you’d expect of a 25yr old house. He has suggested an electrical survey as the electrics were last tested 10 years ago. Is that being over cautious?

ALadyofLetters Most surveyors just try to cover their own liability.

Let me guess, all items related to electricity, gas, heating are marked as red? And everything related to wall, roof, ceiling, floor, drainage, bathroom etc are marked amber? They all say that without exception and my house is less than 10 years old.

That's just surveyors saying "Ha! You cannot sue me, if anything goes wrong!"

It is not that surveyors are useless, it is just annoying, but you need to filter through the info to understand what is really important. Consult your solicitor as well.

I spent over an hour in the estate agents office this morning with a list of questions trying to hammer out if our buyers are serious about buying our flat or not, and if there is any sign of wobbling at this very early stage, I want it put back on the market asap.

She agreed with me and said if they had any real doubts about the buyers they would definitely be doing that, and as far as she knows they sent off their mortgage application so we should treat that as a positive.

Still feels like 1 step forward and then 2 steps back, but that's the nature of the game I guess.

@DavetheCat2001 At least your EA is useful and will take the time to talk to you.

I've had only a handful of emails and 2 phone calls from mine; plus they dont seem to know what stage we are at, and even called me last Friday to tell me not to book my removals because they had a chain fall apart the other day and person lost removals deposit.

So having had a sale fall through last year i was quite peaved at that! Plus what do they think we can arrange a whole move in a week? Most people only have a week between exchange and completion so them telling me not to until ive exchanged is very annoying.

@tenapenny2018 As others mentioned i would badger them as much as you like; they may get annoyed with you, but ive found they never really do anything all that quick unless you nag them.

I feel like our process is taking a long time compared to others... from offer to well, where we are now. We just had responses from the first set of enquiries... I am pleased with how quick our solicitor/sellers solicitor is moving - but I have NO idea what is happening with the flat our seller is buying!

Despite our solicitor always being in touch and things happening, I just feel like it's taken ages since our offer in December. Originally we wanted to be in in March, but doesn't look like that now. April I hope :(

It's the correct advice though, don't book removals until you're absolutely certain that exchange is happening that day.

For reasons that aren't entirely clear it does seem to vary depending on where in the country you are, but in my experience a minimum of 2 weeks is typical between exchange and completion, which then gives more time to organise everything, and pack of course.

@Mildura I understand the advice; however it is not practical to think about it at exchange, point beeing because i have a full time job in day and extra job at night/weekends (own little selling business) it will take me between 4 to 6 weeks to pack because of the little spare time i have.

I am using the boxes from the removal company so i cant get them without booking a provisional date. I know i can notify them within 10 days of move date to change it as many times as i like and i know i have a wavior to change it at short notice once.

My point was he wasn't very considerate when basically saying 'dont book it your chain might fall apart like this one the other week'

The EA has no idea to be honest; its only been about 6 weeks from offer, all 8 contracts in the chain have been signed and are with our respective solicitors, and everything else is done.

Literally like two things left that were dealt with today and just seeing if any further queries are gonna be raises by couple at bottom of chain if not we are all good to exchange.

As far as the EA knew until this week was we were all still waiting on queries/ searches and probably were nowhere near exchange ha.
