Thought I'd start a new thread as previous one had hit 1000 posts and wouldn't let me reply!

@LookingOptimistic why do solicitors have to be so difficult at times? Hope it gets resolved for you soon.

The indemnity policy came through this afternoon, so we're hoping we might be exchanging sometime next week...unless something else crops up!

@Allhallowseve - not quite the same thing as you but something similar. The mortgage company look at your outgoings to assess 'affordability'.

Our 3 DC are at independent schools so our monthly costs include school fees. Our eldest is in lower sixth so we have paid off all his fees to the end of school (July 2020) and this meant we could borrow more. It's nonsense really as to do so we just used savings which we might have put to the house we're buying but that's the way it's done. The silly thing is that once DS1 finishes school we'll still have his uni costs to cover or at least part of them.

It does make it hard for younger couples with nursery fees to afford a bigger mortgage with the costs so high at the moment.

Have you seen anything you like yet?

@sandybayly three that look great but are about £30-40k more than we can currently lend ...not sure how much taking the loan off will give us . But mortgage advisor said we will be surprised so I’m hopeful.
We are going to pay off in full on Thursday. Speaking to mortgage advisor tomorrow hoping he can give us an idea of how much more and poss a mortgage in principal so we can go and look! Really want to get the ball rolling from our side now. Thankfully our childcare costs are low due to one being in school and other one doing just one day at nursery thanks to me being part time.

Well we completed on Friday and have been moving stuff in slowly over the weekend and spending time in the new area. It's only a 15 minute drive from our old house but feels much less urban (Zone 4 now) than we're used to. I think I will definitely miss my local Tesco express as I'll need to do a 3 min drive now to get a pint of milk!! Need to be more organised and less spoilt!

Also feeling a bit sad to be moving as ds was born and brought up in our London Borough and I've lived in, and around here, for many years but also excited about being in a nice house which would cost nigh on a million where we lived - instead we're paying much less than half of that. Saw some lovely birds (yellow finches maybe - will have to take up twitching!) this morning from the kitchen window, booked the decorators and had a whizz around Ikea looking for bits that we couldn't fit in before. And it's so quiet which I love. Only a couple of weeks more at Mil whilst the decorators are in and flooring and carpets are laid.

Best of luck to everyone else - I'll still follow the ups and downs!

You can get an idea by doing the Halifax affordability calculator for mortgages, I find it's very aaccurate.

We are paying our debts off with the equity and many lenders accept this and factor it in to affordability.. we are staying with Halifax due to this reason as we've found them really flexible with debts and maternity etc

Two queries hoping someone can help.
My buyer is now amending her mortgage due to me reducing asking price..
Any ideas how long this may take?

And can you exchange and complete on the same day?
Bear in mind the property is empty and for the buyer it's a second home

@Smart123 should be a day or two at most.

Exchange and completion can be done the same day but not without risk. Solicitors dont usually like doing it and neither do lenders if mortgages involved.

Usually they like a week between

Just speculating as per usual..
So I guess exchange is possible this week, but completion unlikely.
I'd be happy with exchange, more than happy

@smart123 one of the solicitors working on our conveyancing has just exchanged and completed on the same day for her own property. I guess if the scenario is relatively low risk, e.g., short chain, straightforward finance, etc., it can work

@WBWIFE - the vendors have been ringing you up? OMG - with your nightmare buyers you must get the prize for having to deal with the most annoying people on the planet.

@TiddleTaddleTat - I have everything crossed for you this week.

So our buyers are still sorted by out their mortgage. I'm hoping it's the fact that they are away in Australia that is delaying things and not something else. DH and I have agreed that if this sale falls through we'll do some work on the house and stay put for the time being. I don't want to do that but it may change me to it.

@sandybayley I know!! Haha. Good job this is my final move I cant cope. I got my first grey hair aged 20 with buying my first house no chain and empty!!!

This time I'm 24, it's my third house and I'm definitely quarter grey now, no joke even my hairdresser commented on them Friday!!

2 x removal companies out today to quote, hopefully they are reasonable!!

Advice please .. calls and emails to my solicitor are not being answered this morning .
We should be ready to exchange, last I heard the buyers solicitor was agreeing by phone that we were ready, she just had to confirm her client was happy with the responses.
I could ask the estate agents to chase it - but last time they spoke to the buyer they got into an argument and he said he wanted everything in email. To be fair I understand that and did the same to avoid the estate agents, they're like bullies.
What else can I do?

I've heard from the EA that my sol put dates to the buyers sol last Friday and suggested this Friday. They passed it on to the buyer.

It's a bank holiday Confused

Cue more emails back and forth between me the EAs and solicitors. Are they stupid, don't care, or having a laugh?
