Last viewer from previous EA have decided the house needs "too much doing to it".
We cannot honestly think of anything that needs doing. It has a new loo under the stairs (last 5 years). Kitchen is about 10 years old TBH as is bathroom but both are in VERY good nick and much better than our new house which has kitchen of the same age (doors wonky etc- DH is very good at keeping on top of that sort of thing).
Oven was new about a year ago (we bought it second hand but it was v new, and it's a new model so we know that's true). Dishwasher is older but that's not a big deal - you wouldn't normally expect to get a dishwasher with the house!
All windows wooden double glazed in the last 5 years. Boiler 2 years old. Radiators all either about 15 years old (i.e. modern) or 2 years old. Wiring checked in last 10 years (since the new regs came in).
All the floors are in very good nick (we completely restored the Edwardian tiles, sanded most of the others) except the stair carpet and one bedroom that we were on the verge of replacing when we moved.
Apart from that the only thing that needs doing is decoration.
So - the bathroom is very neutral and clean, good nick. Not a huge deal to replace if they wanted it. It has a shower and a bath, and you couldn't really have a fancy wet room due to age of house/walls etc.
I appreciate that people's thoughts re kitchens are different, but ours is in VGC for its age and saying "too much to do" when you want to replace the kitchen - is that really true?
Or just an excuse?
I know we won't be doing any of this pre-sale (pointless to decorate when the colour scheme is neutral now, and any new colour scheme we chose won't be their taste, ditto the small area of carpets, and VERY pointless to put in a new kitchen).
But are we missing something major? Nobody has had a survey done so they haven't found any major roof works etc. We'd maintained the roof very well (there was a handy roofer on the street that came round every time it was windy!).
Oh and new EA couldn't do the outside photos yesterday because OLD EA HADN'T TAKEN DOWN THEIR SIGN.
