You've got to fall in love with a place to want to buy it KitKat - this is why buying houses gets sooo emotional!! Really hope you get a good result, surely an asking price offer is all they can ask for? Fingers crossed for you!

would like to join this thread. DH and I have been looking for few weeks. Made an offer few days ago for £10k above FAP and still over bid by someone who really like the same property, even went almost £10k above market value (in-a-chain whereas we are FTB). Made an offer for another one, now waiting to hear back, but kind of having buyer remorse because we both love the one we lost more.

Well I'm sat here trying not to tie myself in knots, waiting for a call back about our offer on Saturday. I'm starting to think they've not taken us very seriously. It doesn't look good. Or am I ridiculously impatient?

Luckily baby dd is keeping me busy.

On a mission today, seeing 4 places. First two disappointing, one too small, and one which looked great has a massive housing development being built at the back, check out the view from the back garden...

Sorry none of the houses have been great Nessalina. Have you got any others lined up to see?

Funnyface1 I feel your pain. I think vendors should try to respond within a day or two really to offers, and they've had a couple of days now to consider it so I think it's only fair now they call you back to today.

We put our offer in this morning. No news yet, which I'm guessing means they are considering it, which is something I guess. Hopefully the same is true for you too Funnyface1.

We've chased it up and it's a no. We've gone in again with another 5k and told them that's our final offer. She's taking it to him but made it sound like he won't budge from full asking price. Oh well.

Oh Funnyface1 that's tough. Still, they may well still consider your new higher offer. And if not, you can always ask the estate agent to keep your details on file. You never know, the vendors may reconsider in future if they don't get any better offers and they've been on the market a while.

Oh no Funny.... keep looking but make sure the estate agents keep you in mind if anything changes. We were outbid and the property was offered to us 10 days later as the previous bidders pulled out

Sorry to hear that Funny - if it doesn't look like the house is selling, may be worth keeping in touch with their EA and letting them know your office still stands. As Giz says, sometimes things change!

Hi Zoe sorry to hear you've lost out on a house you loved. It's a very unforgiving process buying a house, isn't it. Are you seeing other things you like at all?

Eek! Loved the last place I saw today and just rung to offer on it!! It's on a street we already really liked because we missed out on a place down the way. It's on for OIRO £279,950, and I've offered £278k. Wasn't sure if I should have offered more, but really keen so don't want to mess about, and I felt like that was a pretty 'keen' offer!
DH hasn't even seen it, but reckons he trusts me... the pressure!!!!

Exciting development Nessalina! Fingers crossed the vendors accept. That's a really good offer so in my opinion the vendors would be silly to not seriously consider it. Fingers crossed!

No news here yet on our offer. The EA rung earlier and I got so nervous, but they were only calling to book in a viewing with us so not that exciting (we have the same EA as the place we have offered on).

I'm moving on, viewing the next one on Thursday morning. We like it and can afford it but I think it's a bit overpriced, hoping they are open to offers. That's if we still like it when we've viewed of course!

I can't stand the suspense Sad Office is shut now, so hope we hear tomorrow.
That's good that your agent is the same as the one you've offered on kitkat! They're motivated to get you both moving, so should definitely present your offer favourably is assume. Hope you hear tomorrow too!
Good attitude funny, there's no point dwelling on houses loved and lost.

We have our open house on Saturday but I'm a bit worried that we've had no indication from the EA about levels of interest. We emailed on Saturday but no response. Hope people want to see it!

We got our offer for the other place accepted. Grin The EA has put SSTC in right move, but I know they also use one more EA, I will ask them to remove as well, as what we agree. Emailed our solicitor, ask for timeline and recommendation for surveyor (we found one already, but I think better go with them). Bought homebuyer insurance. Call our bank this week, and spend time thinking about what we need to do and to buy to make the place nicer, is there anything else we need to do?

Great news Zoe and you sound very on the ball with everything else! Mortgage company may also recommend a surveyer (or you may get options via the valuation process to upgrade to a more substantial survey) - I assume that's still how it's done, though it's been some time since we bought.

MrsJW15 is it worth giving the EA a call today to gauge how many people are coming? I do find you have to push the EA's a bit sometimes. Maybe ask if they can make you a premium listing on Rightmove or something for the next couple of days to help generate interest for your open house day?

Congrats Zoemelb! Sounds like you have everything covered. I hope conveyancing goes smoothly for you.

Going to try and not spend all day staring at my phone waiting on news about our offer. It's DD1's 3rd birthday today so DH has the day off work so we can take her and DD2 out for the day, so I'm going to try and focus on that today rather than staring at the phone. Will phone the EA tomorrow though if no news.

I think I'm mostly worried because I know nothing about the level of competition on the house, and I really don't want us to have to fight for this one and lose it like the others... Sad

Well it's a no here. The vendor wants to wait for an offer from a buyer who is proceedable, which is pretty much what I expected to be honest. So we just have to hope we can get a buyer soon. Sigh.
