Okay, so we put an offer in at £295K and it was rejected. What we've also found since is that this is a probate property but that the probate is still in progress and likely to take about 6 weeks. The daughter is a sole beneficiary and lost her mother 3 months ago and has also dealt with her estate so knows what she's doing. Our mortgage offer expires in the first week of March. What do we do? Offer slightly higher with the proviso that probate and conveyancing is done at the same time and by the end of Feb? Or go ahead, put an offer in and if it's accepted, wait for probate to happen whenever but apply for a new mortgage with new rates? Or keep looking at other non-probate/upper chain properties?

I am no expert but am pretty sure your best option is to try and get this moving asap. We were advised not to apply for our dip until we were ready to offer on a property. A new application will mean further credit checks, which may affect the application. I say offer your best price on the condition that they can complete in the time frame.

In other news... We went on with a new EA just before Xmas. Had our first viewing last weekend and had an offer on Monday! We have more viewings booked in for this weekend, as the offer was from someone still needing to sell (We have agreed to sell it to them at that price if they become proceedable before anyone else.) Just to have a good offer is super exciting for us. We are going to view our first property tomorrow. Keep your fingers crossed for us!

They did @Pixie- said they wouldn't go so low so we've been toing and froing and are now at a final offer of £315K. Will find out tomorrow if it's accepted. Not holding my breath so have arranged more viewings for the weekend.

@Thisandthat2017- we're giving them till tomorrow with our latest offer. We've been sold since July 2017 and are nowhere near the end yet. It's so frustrating.

Hows everyone else going? We have found there have been a lot more hits on our house online during the first week of the new year. It's starting to tail off slightly now though.

We have a second viewing tomorrow on our place. Not holding out much hope as people don't seem to be doing their homework & are assuming that all houses are overpriced, even ones that are 50k less than the others & priced to sell like ours! Theres only so much we can reduce & still move on! Can only live in hope that they offer & its sensible!

Gosh, I am on this thread so rarely that I never can find it.
Couple more viewings and finally an offer - way cheeky though. We're on at 240 having reduced from 250 and they are offering 215.
Their reasoning is: the back needs rendering (was done 3 years ago), the roof needs insulation (there is nowhere else to put any more, it's fully insulated), there are some internal cracks to the plaster (well it is Edwardian, they are moving out of a new property to buy a period property!) and the bathroom needs replacing (erm the price was set to reflect the fact that the bathroom is 10 years old - that's not our problem).
Their main bone of contention seems to be that nothing in our street has sold for over £220 which would be because NOTHING ELSE IN OUR STREET HAS FOUR BEDROOMS. Which ours does... And more floor area... and more light.

(And yes I know we've been waiting ages to sell but we'd be better off renting, and paying the mortgage that way, than selling for too little and not being able to pay it off but still not having any income to pay it).

I had an offer last night on my place too. It is at a similar level % wise to yours, probably a touch lower. We had already reduced significantly in order to get a new buyer & keep the chain intact, but I wonder if pricing to sell is pointless because people nowadays automatically assume everything is overpriced & try to slaughter you on the price anyway.. Hmm
