TL:DR
So if you have to paint a house you are buying, replace 2 or 3 carpets, and think about a new kitchen: is that really too much do to?
Or if you think that's too much, should you not be looking at Edwardian properties?

drspouse how annoying, I wonder if what they mean is the cosmetic stuff doesn't suit them and they don't have the cash to do anything about it! I'm a bit dismissive of feedback, as usually it doesn't mean someone's offering and what am I really going to do about. We got lots of 'it's too small' - well, perhaps, but I can't do anything about that!

Like the sound of your house, though, we've been looking at a few Edwardian semis online and I really like a couple we've seen. Quite often all the tiles, etc, have been removed which is sad.

The people before us painted and plastered the dining room without putting any protection down on the tiles, then GLUED carpet to them.

Took us a couple of years to find the right combination of steamer/floor cleaner/cleaning fluid to get them clean.

Well I've heard nothing about my offer. He went away to get his decision in principle and hasn't been back since. I think in a few more days we can write him off.

This morning the estate agents have sent me my proposed brochure and it's good but not enough rooms pictured. They tried to fob me off but I've argued and they've agreed to add some on. This is delaying us going on the market for another day or so. I'm only at the beginning and I'm already so stressed!

Drspouse I don't think feedback always gives the honest reason people aren't going to offer. Maybe they just didn't get the 'yes this is it' feeling, but they feel they have to be more specific. We have got fantastic feedback on our house, but we have been on the market for three months and have had zero offers!

Funnyface I think you're doing the right thing to insist on more photos. Worth getting it right now I think. Plus, if you don't see all the bedrooms etc. on the photos, you're left wondering why...

Totally agree drspouse, we've seen places that would have needed 'work' for us, but only because it wasn't to our taste. I wouldn't take it personally, it was probably just their best way of saying that it wasn't for them.
Definitely don't feel like you should do more to it, it sounds like you've got the place in great nick!

I'm in a foul mood today. There was a great looking house went on RM last night, so I asked DH to call and arrange to go and see it this week (I'm away with family). There's an open house next weekend (10 days time) but don't want to hang about til then and be in competition with other folks, so I meant to say to DH that he'd probably have to fib and say we were away next week so that we could get a viewing sooner. But I forgot, and he didn't think about it, so just booked us in for the open house. And when he called back to move it, they said they weren't taking sooner viewings. Which may be true, but we'll never know now! Sad
I think pregnancy hormones are making me blow this out of all proportion in my mind!!!

Grey I totally agree. I don't know why they didn't want to use them. One was the conservatory, which photographed beautifully and is one of the best rooms in the house. The other main one was the second bedroom, absolutely no reason not to picture it. They've agreed to do it so the new brochure will be ready to check tomorrow. Fingers crossed it's all good this time.

Ness while I find it highly unlikely that it's our 2 bed flat you are interested in, we are having an open house in 10 days tie and we are not taking earlier viewings. The main reason for this is that we have a 3 month old baby and I can't really handle sorting out the flat (including moving the crib and bedside tables) and getting her out constantly. So it may not have been an issue anyway.

We saw a property this weekend that was a bit over our max budget. Really liked it but small kitchen with no dishwasher! Have spent the weekend thinking about how to make that work. I emailed the agent today to ask whether the seller might take an offer and noted that we haven't sold yet. His answer was "I appreciate you need to sell but don’t allow that to stop you making your interest known. I would go on the assumption all vendors are open to negotiation."

The house only went on this weekend, and he said they still have viewings being booked in, but that doesn't sound to me like anyone has offered.

You're probably right MrsJW, we should really have been stricter about not allowing viewings until our open house - it was a right pain tidying up every couple of days for extra viewings. I think we were just nervous of missing out on viewings, but in hindsight people do wait if they're that bothered.

If you're keen on this place it never hurts to put in an offer. Worst case scenario, they don't accept, but they'll still let you know if there's any other offers, and your position can only improve as time goes on if they get no other interest?

Oh for fucks sake! Our EAs do a 'Buyers Incentive' where if the purchasers use the EAs in house solicitors and mortgage adviser they get £1000 back. Which we pay. Our EA assured us was a pretty rare event to actually happen, but was worth offering, so we signed up to it. Lo and behold they only qualify! So we're a grand poorer Hmm
On the plus side, it's only a week after we accepted their offer and documents are already coming through from their/our solicitor (as we're using the EAs people too), so I'm hoping the speed and convenience of it being all in house will be worth a grand...

I've just had a little bit of good news, a couple who saw my place at the weekend have decided to put their flat on the market as they love our house so much. Fingers crossed this may lead somewhere.

I did also let people see before the open house but the EA encouraged me to do so. He said he would tell them they needed to make a decent offer if they were interested. It may have worked if the market wasn't so slow! I'm am surprised they wouldn't let you view.

Ness we had that. So basically the offer price is 1k more than you get. We were told upfront they were using their in house so asked for what we wanted to get so they pay 1k more than we get...

I have never heard of that buyers incentive! I think I have been lucky, we haven't had to pay for anything. EA gets 0.8% commission if they sell, nothing if they don't. They have marketed it on rightmove on premium and for featured property in the beginning. They took amazing pics and are really good at getting us viewings off the back of enquiries on other properties - which also works the other way round of course.

Our of interest, those on rightmove how many views are you getting a week? I just looked at mine and in the last 7 days we have had 379 views and yet only 2 viewings...😣

To be fair, we did get £1k over the asking price, so not out of pocket exactly, but it would have been nice for the EAs to have let me know, rather than me reading it in the small print on one of the conveyancers letters!! Hmm

I got a Rightmove report from my EA, but it only came through once, about two weeks in. I guess they would have carried on coming through if we hadn't sold. I wasn't sure what to make if it to be honest, but I figured lots of clicks were good - I know how many times I click on to RM properties without actually booking viewings!!

Well after much farting about this morning we are officially on the market because the first time buyer who made an offer last week has not been in touch.

So I'm a bit disappointed but hoping we generate some interest now we're on Rightmove.

We're a step closer - mortgage approved.

Had to pop into the village to collect something from the post office after taking DS2 to school, this morning. Felt weirdly detached now that we no longer have the local school as our connection to the village. I think I'm already mentally moving on, despite having lived here longer than I've ever lived anywhere else.
