Yes, we've found the same, Yoga.

As suspected, the roof on the house we're buying is knackered (it still has the original tiles and they're not neat). Aaaaargh!

Urgh feeling hopeless today. Tried to book 3 viewings today. 2 have actually sold but the websites haven't been updated. The third hasn't bothered to return my email or call. None of the houses were ideal but they're the only 3 beds for sale in/near budget in the town.

We saw the house that's over budget and it's perfect. We are going to put an offer in on Monday. I can't afford to go to the full asking price but I really want to. It's the first house that's really seemed perfect.

My mum says to ask my in laws to lend me the extra 5k but don't know if I could.

Having said that, my neighbours from hell are being hellish tonight so maybe I could find the cheek to ask my in laws.

Puss it does get bloody frustrating at times. We're starting to panic that we've let some good houses pass us by, and there's such slim pickings on the market currently Sad

The market is dreadful, isn't it? I think we're going to have to rent if this one turns out to be an impossible money pit (not had the survey done yet - we organised the roofer off our own backs after standing outside and pulling faces at the roof, ourselves. We think the roof and the guttering are responsible for the damp patches we noticed but the surveyor will probably decide it needs all new dampcourse, despite the dpc being about 18" above ground level). Since we offered, about 3 weeks ago, only 2 even vaguely interesting properties have come on the market in our area and price band and they're both much more pricey than this one.

Ours should be back on shortly. We've decided to carry on at 240k. Will look into renting it instead at Christmas if no luck.

Leeds here. Things are definitely moving quickly here, so long as they're priced right. The few really great places we've seen have been on less than a week before they've accepted offers. Ours was only on 3 weeks and sold at asking price - we put it on the market 3 years ago for £25k less and it never showed a sign of shifting, so things have definitely changed... I think it might be the rumours of interest rates rising (there's always rumours!) - the mortgage rates are so good right now, everyone wants to get a bargain.
Things seem to be moving well with our sale, I'm getting a lot of messages and reminders for our solicitors, but I'm on holiday in Wales so nothing I can do at the minute. Planning an organised day on Monday!

Ahh Puss we had that issue trying to view in a very popular part of the city we're moving too, and have largely given up looking there because stuff seemed to go so quickly (and EAs were all a bit aggressive). Hope you get some better options soon, is September supposed to be a busy time for houses to go on?

Our possible vendors sent through lots of paperwork relating to the subsidence which may or may not be subsidence, and my husband's firm is doing a survey next Weds - so hopefully we'll be a bit clearer in a week or so on whether it's a buyable house. I haven't seen anything else which speaks to me in the same way, but I'm trying to not get too attached.

I think it is slow, we are NW England but not a big city.
We are going back on at £245 but very open to offers. Just not, you know, 10% below like our only offer so far.

I think it's slow too. We're in Berkshire and nothing seems to be coming onto the market, and the ones which are on are either going quickly or hanging around and gradually having their asking price reduced. It's certainly cheaper here than this time last year.

I think it's a combination of increased inflation and worry about Brexit. I think houses are going to continue to reduce in price here. In our area they are not even shifting the thousands of plush new builds which are being built over every bit of green land in the borough. Basically, the market is flooded so it's very much a buyers market.

Property programs have a lot to answer to!! I don't know which one but apparently one of them suggested 10% off asking price as a good place to start! I can assure you I will not be knocking 42,500 off my price!

Frescoed Great that you have a DH in TNT know, at least you can be really confident of the results. If you're planning to stay out is the resale an issue?

Well we had good news today - I mentioned on the last thread that we'd been stung by a buyers incentive that we'd never expected anyone to qualify for, so we were short £1k of what we'd thought. Spoke to the agent today, and it turns out a) they don't qualify for the offer, it just gets listed on the solicitors paperwork as it was offered and b) because any of the buyers that offered may have qualified, the agent knocked £1k off all of the prices she gave us when conveying the offers to consider. So our vendors actually offered £152k not £151k, and that's what we'll get! So in one phone call I became £2k better off Grin genius.

Kiely32 this is why the market is stagnent, why does is matter if you take 10% off your price, if the next house you buy has the same discount? People have to wake up and realise that we have so many props holding up the market, this is because is realality prices are not affordable anymore.

It's the same up in Durham Yoga

Poky, expensive newbuilds galore in and around the city. Estates full of 5 year old houses that have been back on the market for years. There's houses that age in our village which originally sold for 350 but are now on the market for 240.

The offer we had accepted on the house we're buying, which is in the city, itself, which is a little more buoyant, is 5K below what the vendors paid for it, just 2 years ago. We're aware that that probably gives us very little wiggle room. They need to sell, as they've split up and relocated but I doubt that they can afford to make much more of a loss on it.

I agree, it's not a problem providing every house is coming down by the same margin - particular if you are upsizing shabbycaddy but if the other properties owners are still hanging on to try and get FAP then the people who realise the market is stagnant and want to drop the price are in a difficult position.

We went to see a house back in July which had been on since February at £650k. It was probably realistically priced then but now it needs to come down by £35 - £50k to complete but the vendors won't hear of it because it was valued at £650k Hmm

That's the other issue PickAChew; people often can't afford to sell at a lower value because they may end up in negative equity, or have to take a mortgage with a higher interest rate because their LTV is now higher. Good luck with your purchase - sounds like a sensitive, potentially volatile, situation so I hope it goes smoothly for you.

There's a house that looks great nearby that's on at £310k, but it was reduced to that price in February... our max budget is £285k, so I'm wondering if they'd laugh us out of town with that, or if given how long it's been on they might consider it... I might speak to the agents.

Pickachew seems quite common Midlands up there are vast swaths of new build estate homes that haven't increased in price for over 10 years, in some cases have gone down, however this is not reported in the media for some odd reason ....

A lot of new builds around our way too. We did actually look at a few as we were considering them. However I found the sizing of them really poor compared to older properties, and they were much more expensive. And in a lot of the estates the houses are really packed in with little space between the houses. Basically you are paying a huge premium to have something brand new and shiny, but the thing is the 'shininess' doesn't last long (especially if you have a toddler and a baby like us!) and then when you come to re-sell you are likely to find that there's a real glut of similar properties in the estate all trying to sell at the same time, so you have to price really competitively to make a sale, and risk selling at a loss. So we decided we would rather look at older houses.

Which, incidentally, brings me to the second viewing of the house we did yesterday. It's just recently price dropped, and is now bang on budget. It's a really good size, and perfectly located for us. The compromise is that although it's in perfectly liveable condition, it's quite tired looking and is probably going to need completely re-decorating over the next 5-10 years, and we would have to extend the current driveway to improve the parking. I also think the boiler looked fairly old, and it had a few cracks (I don't think they were anything major, but obviously would have the house properly surveyed to check). But (very dangerously) I thjnk we have fallen in love with it a bit, and we're quite excited about being able to re-do the house how we would want it over the next few years. But, we don't yet have a buyer. However the agent seemed to think the vendor may possibly be willing to wait if we made a full asking price offer (the house is vacant and chain free as the previous owner [the vendor's mother] passed away so no-one wanting to move anywhere, and there's no outstanding mortgage or anything on the house, so it's not going to cost the vendor a fortune to wait). So we've decided to risk it for a biscuit and put in an offer tomorrow at full asking price (subject to no major issues on the survey) if the vendor would be willing to wait for us to get a buyer. They can only say no right? Although we're going to be gutted if they do, as we've stupidly already decided where we are going to put the furniture and how we're going to redesign the bathroom
