OMG spoke to bank this morning the claim the error in address was on the part of the laweyers however they can send me out a mortgage offer with the correct address.

So rang the lawyers and told them off about the bank situation the lawyers are saying it's not them it's my mortgage brokers Hmm seems a game of pass the buck is at foot and. Don't want to play

Spoke to the manger md she said everything is going as planned which is slowly in my view

We have already ordered a sofa which will be arriving on the 1st steptember at the new house so I really will be gutted if we have to cancel the delivery

We're hoping for 1st Aug completion, but it seems to be taking aaaaaaaaages for everyone to be ready to exchange. Our vendors contacted the EA yesterday though to say they have had all their queries back to their solicitor so fingers crossed it might be soon!

I'm in the madly clearing out cupboards & drawers stage atm.

Can't be though. We've actually all been ready to exchange for several weeks, but the hold up has been us finding a rental property.

We're hoping to get our stuff secondhand to furnish our period house so my problem is keeping off freecycle/eBay/vintage shop sites. While madly pinning...

I dream about pulling back the new dull carpet and vinyl flooring to find something exciting (rather than damp!) and see if there's an original fireplace behind the stoneclad gasfire in the living room...

Mystic - me too re pulling the carpet back! Crossed fingers there are lovely floorboards to polish and paint!

No word from my sols for a week grrrr. Just phoned and no answer. Latest was that we were still awaiting responses from vendor before we could exchange. Vendor set original completion deadline so crossing fingers all still stands but paranoid about gazumping etc!

The survey came and it does say rising and penetrative damp, says that due to the damp, the downstairs floors need replacing (dh spoke to the surveyor in person and he confirmed this). Also a fair amount of work on the roof plus some new windows and the electrics need looking at. Repointing and rendering. All kinds of stuff.

We measured up about a week ago sadly

I have brought fabric and made three sets of curtains
A chair which I have up-cycled
A lamp which I have made

And a side table and a cat bed

And the sofa

I have sold my sons high bed
My solid pine wardrobe
I thought I had sold my bar stools but the lady hasn't showed
And we have started packing the stuff we hardly use we exchanging on the 15th august am I mad

Dh called the EA and explained, obviously they want to see extracts of the survey - then they will want to arrange quotes to see how much it would all cost (we are 4.5hrs away Confused) to then think about reducing the price. But that will mean maybe 4 separate trades persons visiting and quoting etc - how long will that take?! Plus we seriously don't want to have the hassle of loads of work being done. I'm thinking I'd rather pull out and rent.

Just seen this thread I was on the waiting to exchange one but can't see it now. We are in a short chain having offered end of May on an empty house (already had a cash buyer) and have been waiting for the same bit of info for six weeks now. Both of us. Not too worried but I can see the window between exchange and completion shrinking and I have a two tiny kids and worried about getting organised in a shirt time frame.

Is anyone packing now? I feel I must make a start (can't stretch to packing service) am I the only one?!

Fishwife you are not mad - just a little over excited maybe - I was excited but the drawn out process has killed all that. We were supposed to be exchanging last week, got held up & were working on exchange this week, now our vendors solicitor says she is ready, but their vendor's solicitor hasn't had all the signed docs back from the people at the top of the chain Angry. It makes me so annoyed as a week or so ago the top people were saying how keen they were to complete asap!!!

Think we are now looking at exchange later this week maybe with completion still on 1st Aug. I'd just like the security of having exchanged so that I can get on with redirection, Virgin, gas elec etc.

Thanks for the advice to pester about the contracts. Our vendors agent is actually brill and has been on everyone's case to push the sale through. I am told that the contract is in hand but apparently the vendors solicitors are a right PITA but we should have it this week. Finally. They even said they are going to ring me on Thursday with an update on the upper chain. I think this agent has earnt himself a few beers when this is all done!

It will be fine Rodger, that's what I tell myself anyway Smile

Celtic try HomeProtect. Its an Axa product that specialises in properties that can't get standard insurance (it was the best price for our property , which is too near water for a lot of insurers)

And as soon as we get the keys we plan to move everything from the garden and the loft in then get all the decorating done with in four weeks while we live here then move in mean while slowly selling the stuff here which we don't need

I now pisses me off people keep say they are keen to move yet nothing dragging of hands and feet with the invention of email, scanners ECt I can't for the life of me understand why it's taking on average a week to get every document sighed and sent back

Sorry to hear that dotty. Our survey came back with somerising damp ands bit of repointing but we decided To go for it and just do the work but I suppose it does depend how much you want the house. Apparently lots of old houses do need things looking at .Was it valued at the price you offered?

Delurking & joining if that's ok.
Buyer pulled out of our sale at the weekend (bitch!), desperately trying to sell so we don't lose our dream home, have only managed to book one viewing (compared to 14 in the first week when we last went on market at the start of April).
There's nothing else like ours (2 bed first time buyers place) on the market atm so worried the boom is over (SE London)!

Look forward to sharing stresses and joy with you all!

Did people go back for another viewing the measure up after offer accepted? Just wondering how people know measurements and things for curtains.
