Idiot question but when people say searches - what is being searched?

Can tell I'm a first time buyer ha!

Fizzie100 · 23/07/2014 17:50

Hurrah that's wonderful news!!!Grin

Fizzie100 · 23/07/2014 17:51

Alice they search for various things like environmental eg is there a flood risk in your area, do you live in an area where you might need to contribute to maintenance of a church, is there major planning works planned etc etc.

Fizzie100 · 23/07/2014 17:51

I'm a first time buyer too so very much learning as I go along!!!

1stMrsF · 23/07/2014 17:58

Thanks everyone.

Alice they are searches of the local authority planning permissions and registers and they tell your solicitor whether there are any problems with e.g. Planning applied for adjacent to the propery, rights of way or access on your property, planned works nearby such as new roads, airports, power stations. Also whether there are any issues with provision of services, that the roads are adopted. I may not be totally accurate here on what it includes, but it's that sort of thing.

Champagne is being consumed as we speak Grin

Finally the mortgage company are sending a revised mortgage offer (they had the wrong address on it ) Hmm but apparently they only send things 2nd class so I won't have it till next week its not as if we have to complete by the 15th or anything

juneybean · 23/07/2014 19:44

Ahh that's frustrating!

Well done 1stmrsf

Sorry to hear that dotty - at least when you find the next place you'll be chain free below so slightly less stressful (hopefully)!

Alice - glad you asked. I'm second time buyer and I wasn't sure!!

Thefishwife - it's like they don't get that there are deadlines to work to. Annoying!

AliceinSlumberland · 23/07/2014 22:41

Thanks guys, don't feel quite so bewildered now.

Second class post, that is infuriating!

Just been watching Selling Houses With Amanda Lamb. Quite good for getting ideas for ways to quickly update and dress rooms to help them sell. Something people always say when they see a photo of the house we're buying is "oh, I like colour of the door". I never thought about doors before but a bright colour does look nice. Oh god I'm so excited about actually getting the keys to our first house (and a bit head in the sand about everything we have to do as part of the move!). Just read a recent thread on this board about using a packing service and am definitely converted.

As I'm moving out of my parents home I won't be using a removals firm but god if I had all the money in the world I'd pay for someone to pack for me. I'm completely dragging my feet.

1st Fantastic news congratulations!!

Gemma- Still have everything crossed!

We are now waiting on the checks. We have had through what I think is the contract ? that we need to sign and get someone to counter sign. Am I right? Is that the contract?

Aberchips · 24/07/2014 09:47

Dotty - so sad for you that you've had to pull out, but I think given the survey you've done the right thing.

MrsF very jealous of your exchanging! Well done on sticking to your guns on the completion date though.

We are all ready to go except the people at the very top of our chain who hadn't returned all their signed docs to the solicitor (these are the people who a few weeks ago were sooooo keen to get everything moving as fast as possible Hmm)

Fingers crossed we might exchange today or tomorrow - I have already taken the plunge though & started informing council, Virgin etc that we are moving next week.

Lelivre · 24/07/2014 12:59

Aberchips - wow you are nearly there!

We have just come back from solicitor having signed contracts for sale and purchase, mortgage deed, land registry doc, several things....

Local searches outstanding for sale and purchase. It's the only thing. Everything else is in order both sides I think so hope these searches do not turn anything up. Looks like we will only have a week between exchange and completion due to this delay so we I will need a packing plan!

kungfooweetie · 24/07/2014 13:21

Our EA has called to say that our survey has been cancelled as per Halifax's instruction. Our broker has been told by Halifax that it has not.

This is the most fun I've had in years.

Aberchips · 24/07/2014 14:52

Lelivre - it doesn't feel like it!!
Solicitor just called to say that they still don't have the docs but should have them first thing tomorrow. She is hopeful we can exchange then but not 100%.
Angry why can't people get their fingers out!! As someone else said - it's like they don't seem to get that there are deadlines involved!!

Kungfoo - that sounds like fun!

Thefishewife · 24/07/2014 18:13

What I don't understand is why it's taking on avrage a week to get anything sighned

Because you get the flipping thing sighn it thence scan it in and press send that can be done with in the same day ffs the whole house buying thing is a joke

MissMysticFalls · 24/07/2014 19:33

I agree it'd be good to be able to sign electronically but it took me and my partner several days to be able to sit down quietly and go through the paperwork before signing - we had 8 different things to read and check through and there were several things came up from reading the small print. Maybe people are just being cautious about signing legal docs like we were?

Meanwhile damn damn damn - absestos survey is back and we have white asbestos in the walls and ceilings of both bedrooms, lounge, kitchen and bathroom. Surveyor says it's in good condition but need to bear it in mind for any drilling/adding new loft hatch, etc.

Damn.

lepaskilf I am a total convert to packers after ourlast move but they do pack literally everything, like bags of rubbish, empty packets etc. They are unbelievably quick.

Mystic are you reconsidering?

We will exchange tomorrow. Waiting for two more quotes, I will get insurance and then all systems go. Can't quite believe it's going to happen!

MissMysticFalls · 24/07/2014 22:22

The asbestos surveyor said you have to "take care" if drilling but will need to have an asbestos specialist to help with anything like putting in a loft hatch (which we want). We're exchanging in a week and really want this house. I'm worried if we asked them to drop the price a bit to help us pay for it that it'll be counterproductive because would we get the revised mortgage offer and contracts sorted in time? They have to complete by August 18 or they'll lose their house. If they put their house back on the market then we'd probably lose it.

Oh difficult. I think DP expected this and assumed we'd buy anyway and pay what it takes to sort it out after we complete.
