Do I start looking for insurance once I know when exchange is "planned" or should I be looking now?

Mystic haven't done it myself, but you can ask for a discount in the form of an allowance for works I believe, it doesn't have to go in the contact then I think. We agreed a discount with our buyers late on, it did lead to late faffage but you've got three weeks so I'd think that would be ok.

Juney you can sort it out in minutes, unless you are buying a bloody awkward house like we are. We left it til exchange and are having to go through specialist brokers. If it wasn't for that it would have been very easy to do online.

We are waiting on the other side being ready To exchange and a few little things our side. Feeling stressed. Really stressed. Packed most stuff and it has gone to Boyfriends parents in a van but now so many random piles of crap everywhere! Oh god and it's like a hundred degrees too. Kipping on sofa for a week as bed has gone so not sleeping too well either. Move out of our rental in with friends next week until completion. When will all this be over!!!!!!!Hmm

Hi everyone, thanks for all the good wishes.

We are having a packing service - we did it for our last move, which was also slightly complicated with me moving out of a rented flat, most of my stuff into storage, then into DHs house and then a month later out of there into new house. I didn't see them packing for the big move (I was on jury service, now that was a fun move, trying to have conversations with solicitors, EAs etc and stuck in court for most of the day everyday for several weeks...) but they packed up my flat in a couple of hours.

I am slightly mind boggled about it for this move as they are doing all the packing on one day, then moving our stuff to storage that afternoon, then coming back the next day to move us to rental house. I keep having feverish dreams that involve the logisitics of separating our belongings into 'take' and 'store' piles. But, it does mean not living with boxes for weeks on end and freeing up all those evenings and weekends that you'd otherwise be packing.

Mystic we have a small allowance upon completion (£500) for ours. It is written into the contract and the sums lent, purchase price for EA also land registry form shows the full amount originally agreed. We did the same with a previous purchase and it was no small amount; a few thousand. pounds.

Mind you our (new) house is sixties and asbestos city. We don't plan to have it removed. We spoke to some builders and surveyors and felt less alarmed. It was flagged repeatedly as red on our survey and initially we were concerned.

we've had a quote of about 3k to get it all removed, but will also need to get a plasterer to board the ceilings and make good afterwards. We're not going to ask the vendor to contribute as they surveyor said it's safe to live with it as it is, you just need to take precautions when disturbing it. We plan to do a lot of disturbing! Plus we were pretty sure going in that there was likely to be asbestos in the artex. Hideous stuff everywhere!

Also completion date has been moved back by a couple of days. Otherwise still on to exchange a week today.

No no don't think I'm anywhere near! Just getting ahead of myself. I believe my solicitors have received my vendors contract so searches can start on Monday! So I guess that'll take a few weeks and then we can get an exchange date. I knew I was being over-ambitious asking if it could be done before August...

Help! I put my house on the market 3 days ago and may have sold. One viewing and ...Estate agent has told me to start looking pronto. Possible offer coming from them.

I have not viewed more than one house because I didn't wish to get too excited. I haven't discussed anything with mortgage company because I'm downsizing so I know getting it is not an issue.

Before anyone shouts at me for being disorganised, the market is not buoyant here and I anticipated being on the market for ages.

So plan today is line up viewings
Monday contact financial advisor and try and mortgage offer ?

Front that's not disorganised - it's how most people do it! We sold in 3 HOURS!! But our purchase has fallen through.
We looked at 2 rentals yesterday (it was a 10 hour round trip to where we are relocating) One house was huge and we chatted through everything with the EA and thought it was no problem but when we were on the long trek home she called to say the LL had let it to someone else Shock
The other house we viewed (which was the only other vaguely suitable house in the whole town) was small. We would be incredibly cramped plus we would have to put at least half our stuff in storage. And it wasn't very nice...
We are ready to exchange. Our buyer and her buyer (sum total of our chain) asked to complete next week! We can't do that even if we take the poxy rental. I DON'T KNOW WHAT TO DO!! I am so upset. I'm ill - literally - thinking about it. And dh has gone away with work and will be impossible to get hold of this week. It's all gone horrendously wrong

Oh dotty I'm so sorry , things sound tough at the moment but it will all work out I'm sure it will. Can the EA advise of any other rentals coming on the market? Not sure where you're looking but spare room and gum tree often have whole houses to rent now. Thinking of you and hope you are ok.

Oh dotty that sounds absolutely horrible.

I've been in denial about moving because I know it's so stressful and I don't really want to leave the house. I won't move unless I find a house I'm happy to go to. But that's not going to be easy. I feel like a buyer's worst nightmare. However I have been upfront about all of that with the agent before going on the market.

I'm already stressing about being pressured out of a home I've loved and not finding somewhere else I will love...and have not even got a firm offer!!

Dotty I thought the completion date was something that's up for negotiation and it's normal for it happen at least two weeks after exchanging. If I've read you right then you've not exchanged yet? They may want to complete then, but as you long as you're committed to exchanging asap, then can't they be happy with waiting a little bit longer for completion?

Santander casually sent us a new mortgage offer in the post today - we've already signed the flipping previous offer and sent it to the solicitor. This had better not derail the exchange on Friday!

As a sidenote, does anyone else feel like they are the ones responsible for the house buying, rather than it being something done with DP/OH? My DP isn't away for work but I think he doesn't worry himself about details the way I do, so I've ended up taking on a lot of the work. It still annoys me that correspondence always has his name first, when I'm the one who does the communication! "Don't you worry your pretty little head about these things, Miss Mystic Falls, go off and amuse yourself looking at curtains...." (paranoid, much?)

Missmystic - yes here too! I've done the EA and solicitor liaison. Sorted the loft and all the cubby holes. I think going to have to sort out (his) shed and office at this rate also.

Yes yes mystic, whenever it's something important EA calls DH and he has done jack in relation to this move so he has to then ask me to call them ... J don't know why I'm good enough for the admin but not the important bits!!!!

Oh Dotty :( they don't lie when they say it's all very stressful do they. I get the impression too that it doesn't have to be as stressful as they make it.

We have had the valuation survey back and it's very very brief, is that normal? It's pulled up very little at all really. I understand we can get a more thorough survey done, do most people do that? It's a fairly low risk property.

I've done all the dealings with the EA and solicitor too, and find that they normally do contact me first but then my OH has no clue really about the process so I guess I come across as the more confident one as I at least have some idea! I have found that people assume we are married though!

I had the home buyers survey and to be honest I wish I hadn't wasted my money as it's all "there may be x, y and z" just piffle to protect themselves if I find a wall falls down in a month.

We got the full buildings survey but ours is a pre war building. It was v v thorough and included estimates for any work that might be needed.

Well we finally have the mortgage offer with the correct address on it thank god

As we already have the survey and the searches done the next thing to do is sign the deeds which will hopefully be sent this week
