Lepa re: renting. We paid a holding deposit (£250) to the EA as soon as we had agreed the rental, knowing that if we had to pull out we'd lose it. Then we told the chain we were prepared to exchange subject to the landlord agreeing our references so we suggested an exchange date that allowed enough time for references to be received (luckily our landlord wanted to use a reference checking agency that takes only 48 hours to reference tenants). Then we exchanged on the sale, with a completion date of later than our tenancy started, in order to give us some overlap, and once we'd exchanged, we paid the advance rent and deposit for the rental house.

Well, we've moved! I don't think I've ever been so tired in my life. As the removers emptied the house room by room, I followed them, cleaning and then I left DH to do the last bit of hovering and lock up and I went to let the movers into the new house. It was total chaos and I've learned a lot for next time! Top tip, make sure there is a bottle opener in your handbag...

Everyone is pushing for exchange today but just heard the vendors in the middle of the chain (the ones that have caused all the problems so far) left for a holiday this morning and are not back for another week AngryAngryAngryAngry. Nobody bothered to tell EAs or solicitors before!

This are the same people who need three weeks between exchange and completion, the same people who were willing to let the chain break for the sake of a week in rented.

So we won't be exchanging today or even next week .... Which means 29th August will now shift into September.... and we have no further option of a mortgage extension Sad

Gemma it's just extraordinary that people would either go on holiday this close to moving - or be unreachable. Why can't the solicitor just call them?! If all the docs are signed couldn't they give the go ahead to their solicitor by email/phone? Apart from one bit of signing we could have done all of our engagement with the solicitor from anywhere with wifi.

Feeling so blessed with how well behaved everyone has been in our purchase. Also have to give Santander a thumbs up for helping me transfer an eye-watering amount of money over by phone quickly and were really friendly. I promised to open our jt account with them in my head if they helped, and they did, so I'd better stick to it or karma will bite me on the bottom.

Celtic there's no way I could wait for DP if he was at work when we completed. You're an angel.

Gemma I am so sorry that these people have behaved so appallingly. Who are these people? I agree why can't they do it remotely? Thinking of you and crossing fingers for good news, you really deserve it.

Well 6pm came and went and no news from EA or our solicitor... obviously we didn't exchange but would have been nice if they had called us before going home with an update!

Last we heard was at 2pm that vendor in middle had gone on holiday this morning - we've been trying to find out if they left authorisation to exchange or at least contact details but doesn't look like they did.

Hopefully will get some positive new on Monday but at the moment it looks like we will have to wait until they are back on 18 August to exchange that week - the same vendors then need three weeks between exchange and completion to release bonds so goodness knows if we will ever move. On the verge of bailing Hmm

Both us and beginning of the chain have mortgage offers that expire mid September and we have both already extended three times! Mortgage providers have been clear no further extension!

So now I have a weekend of no news and fearing the worst. I thinks will spend most of it drinking vino Wink

Despite my crappy week I am genuinely really pleased for everyone who did exchange and complete this week. Congrats on reaching the finish line x

Thankyou everyone Thanks We have just come back after having a good wander and toasting the house with a glass of fizz. The PILs came and seemed to love it. Our lovely vendors have left us some furniture which is good as house is much bigger than our current one! No packing tonight just celebrating and planning Smile

Oh Gemma Sad Agree with everyone else, can't see why their solicitor can't email or phone them for instructions. You must be so frustrated.

That's so shit why would the vendors just go off like that knowing yur about to exchange and it always puzzles me with the invention of the telephone why everything takes so long

Gemma Sad there is just no excuse for this poor behaviour. It is very unlikely these days that it could be possible to be somewhere that you can't be in contact sufficient to exchange presigned contracts. Horrid people.

Another day unpacking boxes and I can see light at the end of the tunnel! We had our first bbq in the garden :)

So on to our solicitors first thing to find out what happened on Friday.

Apparently the reason we didn't exchange on Friday is because our Buyer has now gone AWOL! She didn't answer her phone on Friday! She emailed her solicitor over the weekend and is now saying she can't complete on 29 August but has given no reason.

Her solicitor, our EA (who is hers too) are trying to reach her today to find out what she is playing at but her phone is turned off!

Very suspicious and very annoying as she agreed with the 29th last week!!!

Not playing games anyone.... I'm giving her today to reply or our house goes back up for sale!!

Arghh further update....

Our buyer is abroad, which is why her phone is off. However her solicitor has her approval to exchange and pass deposit etc. he BUT because she has said no to 29th by email, we are now stuck. Can't proceed with exchange unless everyone agrees the date and she has changed her mind about the 29th!

Her solicitor and EA have emailed her saying they need to speak to her urgently. Have also left voicemail messages.

Our sellers sellers who were causing problems are contactable after all Smile. The delay their end was about a 8 pound indemnity insurance!!!!! That is now sorted.

Need to get our buyer to sort herself out and then maybe, just maybe, we can exchange....

She better answer her emails and phone soon!!!

We are waiting to say we can exchange I know the searches are back - nearly nine weeks!!!!
