Gemma what a nightmare - fingers crossed for good news soon. Celtic that's so exciting! I went over to new house tonight with a builder to look at what can be done with the tiny weeny kitchen. Felt a bit weird as there was vendors stuff everywhere and even though so so excited also apprehensive as new area, first time buy etc so nerves etc. But probably normal right? Complete in 2 weeks. Sending luck to all and good vibes x

Very very normal. I love my house and really feel it was meant to be ours but I've had massive wobbles. Feel much better now our stuff is in it.

Our buyer is back on track Grin. Ok with the 29th too as she has moved holiday dates.

So in theory we expected to be exchanging yesterday as our EA had told us that the top of out chain was good to go. Found out late yesterday that there are still solicitor enquiries outstanding!

Our solicitor is chasing those solicitors and our EA is chasing up top but the solicitors at the top are not returning calls!

So stuck in limbo again and looks like 29th will be off as our sellers sellers need 3 weeks after exchange to release bonds to complete.

In effect, we are back where we were a week ago! Confused

Gemma is that good news and bad then. This is the worst bit isn't it. We are sorting out dates today everything else is done. Oh except deposit which is supposed to be en route.

Catching up a bit here - congratulations on the move celtic and sorry to hear you're one step forward, one step back again Gemma. Is this your "forever home"? I think you deserve to never have to move again after all this!

We complete a week tomorrow. Is there anything I should be asking the EA to ask the vendor at this point? We've not had any direct contact with the vendor. What do people normally do about managing phone lines and so on?

I feel like we should be doing something but can't think of anything.

Oh yes, definitely our dream house or we would have cut our losses a long time ago ;). We had a long list of criteria when house hunting and this house ticked every single box.... great that we found it and that we managed to get our offer accepted (otherwise it was out of our price bracket) but it will be even more heartbreaking if it falls though.

Must say our solicitor is being great. She has now tracked down the solicitors holding this up - they are our sellers, sellers, sellers solicitors! Apparently their EA thinks they are too laid back and don't understand the urgency! The enquiries were raised with them two weeks ago and still no reply. So our solicitor is now calling them to find out what the issues are and why it is taking so long to sort them out!

Spoke to sol this evening - our sellers sellers (the ones who are on holiday) have instructed their solicitor NOT to exchange until they get home because they want to read all the paperwork first.

So we are not exchanging this week Sad. They get back on Sunday so the earliest we can exchange is next Tuesday/Wednesday.

The same people then need three weeks between exchange and completion. So the 29th August is off Sad. Should still be okay with our mortgage offer is we can complete 10 - 12th Sept but very tight!

The issue now is our buyers buyers mortgage offer - his deadline we think is the 29th....

Solicitor is checking for us tomorrow to see if his extension could cover until 12 Sept

One thing after another!!!

Oh bloody hell Gemma. I'd have hit the bottle by now. Your solicitor sounds like a star though, shame about the rest.
Celtic,hurrah to the chips and beer. I bet it tastes good. Glad home is feeling more like, well, home.
Lelivre what was the holdup? Maybe tomorrow for exchange then?
Mystic, no idea what sorts of things you need to be finding out now. I'll read with interest for when it's our turn.
We've had an interesting few days. The valuation for our current house (let to buy) came in lower than expected which affected our ltv and decreased the amount we could borrow to remortgage here. We'd resigned ourselves to plugging the gap with money saved to decorate new house but broker has saved the day by increasing our residential (new) mortgage by a few k. He thinks it is straightforward so fingers crossed.
Then we spoke with ea as we wanted to arrange a damp survey as homebuyers report flagged up some minor damp in the bathroom and we wanted to be sure it was ventilation related and nothing more serious. They came back to say vendor is fine with survey but is refusing to use the damp expert we have arranged. Long standing family feud or something. I told ea that vendors were welcome to select and pay for an expert of their choosing and we would accept a copy of the report. I await their call with anticipation. New propose date for completion is 5th sept so hopefully exchanging by Friday week.
Hopefully some more of us exchange over the next few days.

That is just ridiculous about insisting ok three weeks. Are they going to risk the whole chain falling apart?

We are in a similar situation. Four of us in the chain for three houses. We keep thinking we are ready to exchange but then it turns out that at the top of the chain a paper relating to a leasehold has gone AWOL from 35 years ago and our buyers (whose offer we accepted in May) hasn't completed all her searches yet! Our vendors go away this weekend and I'm pushing them to sign paperwork before they go so we can exchange in their absence.

We've already given notice at our nursery but might have to beg to extend it at this rate.

Oh Gemma how awful!..........It does appear as though your solicitors do seem to be on the ball mind you.

Sheriff- Fingers cross the damp survey comes back ok.

Our buying continues to rumble on.... I feel as if we have gone backwards. We never hear off our solicitors so have no idea as to how things are going unless we ring. So there are still questions raised by the checks which have not been answered satisfactorily. The vendors solicitors take over a week to reply to emails... We were hoping to exchange on Friday but this is not going to happen.

I wanted to be in before we go back to school (I work in 1).

Yep chain is fragile - it's so bloody long that the odds were always against us. I think there are 8 in my chain - possibly 9!

Have accepted that exchange is at least a week away - just praying that people below us can get mortgage extension to cover a few more weeks. Should here something later today.

Very jealous of those who have exchanged - must be such a relief!

Looks like our chain is broken again SadSadSadSadSad

We needed to exchange last Friday to complete by 29 August. This is because the buyer at the start of the chains mortgage expires on 29 August and our sellers sellers need three weeks to get funds released for their purchase.

As per my previous posts, Friday came and went with no exchange because our sellers sellers went on holiday that day for a week. They have instructed their solicitor not to exchange until they are back next week as he wants to read all the paperwork first.

So 29th is not possible as doesn't give three weeks. We were hoping to exchange next week and complete by 12 Sept but this was depending on the buyer at start of chain getting another mortgage extension.

Just heard their mortgage extension was refused as they have had three extensions already.... so we are stuffed and are back to a broken chain.

Our mortgage expires on 19 sept and can't get anymore extensions either. Plus we would now be out of time for school catchment applications.

So we we going to pull out of this ridiculously long chain - accept we have waisted the last 7 months and that our dream house wasn't for us afterall. Bloody gutted Sad

Gemma, I am totally devastated for you. Their solicitor should be on the phone telling them this. In this day and age nobody is out of contact for a holiday. They could get any documents emailed over and courier them back. So selfish that they would do this to everybody concerned.

Gemma I am so sorry for you. It's outrageous that people can behave so badly and I echo the others, mortgage offers should not expire with all the hoops we have to go through. I'm gutted for you and hope you find somewhere just as lovely without all the problems of this chain.

Gemma I'm so, so sorry. I can't believe that your chain has broken because of a bloody holiday. I hope they are mortified. And PerfectNegroni is right, no one is ever uncontactable on holiday. Is there no way at all the seller's sellers can manage to get funds sorted in under 3weeks given the circumstances.
