Is anyone else's favourite thing to do at the moment just look at pictures of the new house on their phone/rightmove over and over?? It's all I seem to do! Plus Pinterest overload!! We may be exchanging tomorrow or Friday eeeeeek! Please can someone send vibes!! Wishing everyone good news.

Every night before I go to bed I look at the pics on my phone and then imagine we're getting the keys and walking through the door. It's like having my baby's scan photo again!

We on the other hand are rather fed up.
I rang mortgage broker yesterday who then chased our solicitors.

Our solicitors have said ''Enquiries have been raised and we are waiting for the sellers solicitor to provide replies.''

What that means I have no idea. We are not in a chain just us and vendors but the solicitors have being doing checks for four weeks now.

Am getting so fed up.

I don't have photos to look at, I actually viewed the house without seeing any photos! I found photos of a similar house on the same street that sold last year so I look at those and think of how I'll decorate mine to be as gorgeous as that one is! (Annoyingly it was much nicer than the one I'm buying, and sold for £40k less but that was over a year ago now! Stupid London house prices...)

Currently waiting on the vendor to come back to me about some issues that came up in the survey. At least their tenants have now moved out so we can exchange when all queries are answered... moving away from neighbours from hell and can't wait to be out of here!!!

Vendor has just text... All the checks have come back and there are a couple of queries. She is going to see her solicitor tomorrow.

Fingers crossed we will have an exchange date.

Good news Lepaskilf. Can't help with your question- we have been in rented but we relocated so moved well before exchange, in fact we lost a buyer along the way.

We get the keys TOMORROW! I am still nervous something will go wrong at the final hurdle but surely it can't can it??

Celtic that's awesome and so exciting!!! I'm pretty sure nothing can go wrong now although I am a FTB so actually not that clued up on what happens at completion. What does happen? I'm sure there will be no issues, you are so close now! Hurrah!

Ha I'm a solicitor and covered conveyancing during my training, and I've got No Idea! I just can't wait, got champagne in the fridge Smile. We are moving in on Monday.

Celtic- congratulations. How long has it been from putting an offer in to getting the keys? When are you going to move in?

Lepaskilf- what a PITA about them demanding indeminities. As for when to pay deposits etc, it all depends on what the rental market is like near you. If you have a rental market with not much coming on and what does come on goes quickly, it might be worth paying deposits etc before contracts are signed. If there are a lot of suitable properties near you then you can afford to wait.

Update on ours- we have begrudgingly knocked some money off, including for items that irritate me. For example we've had to knock off money as we don't have a consumer unit, however made sure that this was highlighted on both viewings, so offers were made with that in mind. We couldn't risk loosing the sale, and the purchasers building society put ridiculous retainers on the valuation (although they did agree to remove the one for the sump, just incase the new owners wanted to convert the basement into a usable room). We are nearly at a point of discussing dates to exchange.

Good stuff Perfect, sounds like you are getting there, although it's a bummer having to knock money off for things like that. We had queries about the old windows in the Victorian terrace we just sold- yes they are old, you saw them when you viewed! And a spiral staircase that some people wanted to change- ok, when it's your house change it! We were lucky to be in the London bubble though where no one wants to lose a purchase.

It has been just over five months I think for our purchase. The house has got issues though. If we didn't love it so much we would have bailed. I hope we never have to sell it...

That's so exciting Celtic!!! I sort of want to celebrate when we exchange but is that too premature?! Can anything go wrong between exchange and completion??? Hoping to exchange today / tomorrow eeeeeeeek!

We had another "are you happy to exchange" call from our solicitor this morning so have been on tender hooks all day.

Just found out there is an enquiry still to be sorted at the top of the chain but our solicitor said they had assured her it would be bottomed out today so that exchange could go ahead tomorrow.

Dreading it not happening tomorrow as otherwise the weekend will be awful!

Thanks Fizzie yes I am so excited I could burst, am even enjoying the packing in a weird way. Celebrate away, I don't think much can go wrong after exchange? I am just nervous because we've had so many issues so far, I won't believe it until the keys are in my sweaty hands!

We have sent our stuff in signed to our solicitor and are itching to exchange too. I really want to try and do it tomorrow so we can try and move next week (if we can get removal men).

Thanks gemma! Still in a state of shock after two failed attempts before this one I can't really believe It. It's funny how things work out as even though it's taken a year to get to this point, looking back the other 2 properties we were gazumped on were not nearly so right. So hopefully all worth the huge year long wait. We get keys in 2.5 weeks time! Sending hugest good vibes for more exchanges tomorrow for people Smile
