Congratulations Mystic. That's brilliant news!!! Have you a completion date yet?
Gemma that all sounds v complicated. And stressful. Fingers and everything else crossed that you exchange on Wednesday.

Front forward I would have assumed the best way to do it was to secure an offer first and then make an offer on your desired house. It's not your fault your house sold incredibly quickly. Lelivre had some good advise I think.
Lepaskilf, it sounds like you are offering good security against any damage the dog might do, I can't see what more you can offer. And not to imply it would do damage, we've a yellow lab and other than the shedding, you wouldn't know he lived there :). It's the bloody kids who wreck the place. I hope you find somewhere soon.
I spoke with my solicitor and EA yesterday and we are pushing for a completion in the last week of aug. Can't come soon enough. The house is near the beach and we were hoping to get a least a little use out of it this summer.

Maybe they're worried about allergies and having to replace carpets? There was a thread on here about someone buying a house (with allergies) and needing to strip the whole house as the previous owners had dogs.

I think it depends totally on the landlord's experience with pets and how recently they did the place up. We've been allowed a cat when friends haven't because our place is in need of refurbishment.

sheriff our completion date is August 20th (17 days!). However we're not likely to move until mid/late September because of the work that needs doing on the place. But we can at least go and say Hello and hug the walls quickly before handing it over to the various tradesfolk.

Who do I need to call to chase things up?
Currently:
We have signed the deeds to the new house but are still waiting for all the checks to come back.
Our MB says that they are pushing the solicitors and ring them everyday and that it shouldn't be too long now.

Should I be ringing the solicitor?
The house is sitting empty and I just want to move.

Drumroll... We have exchanged! It happened on Friday but we have been at a festival sans mumsnet. We are completing Friday and moving a week today. We have been to see the house this evening and chat to the vendors,I am Very Excited.

Gemma I have followed your saga, crossing everything for you. I cannot imagine the stress.

Missda your solicitors I think. Although we have had some unexplained faffing at the last hurdle and I couldn't tell you why.

Congratulations Celtic. We have another 16 days to go before we complete and I'm desperate to get my hands on those keys. Even if it is only to hand them over to the fellas removing the artex the next day. I really hope it's as lovely as I remember. It's been 3 months since we viewed it.

It's mad isn't it that this process can take so long, during which time you try to make plans but you have no access to the house! Was lovely to see ours last night. I drive past it for every school run and I have been desperate to get inside.

Lepaskilf with regards to the dog DPs Mum and Dad rent a house out to their cousin. She has two dogs and it is a dive they are shut in an awful lot and have created damage to property. The smell (due to a lack of cleaning) is stomach churning. The will never rent to a pet owner again. This is sad because there are many many dog owners (like yourselves) who would be superb and would not cause this damage!

Great news Mystic and Celtic! Fingers crossed for those still waiting.

Having exchanged, we went and ordered all the options (choice of kitchen, flooring, bathroom tiles, extra electrical sockets etc.) on our new build on Sunday, so that feels a bit more real, even though the completion date has been delayed by 2 months due to a shortage of scaffolding in the South East!!

We got the keys for the rental house on Saturday and I've moved some things over there like clothes that I won't want for the next few days to save packing them up. The packers are in tomorrow for the rest of the stuff and they are moving stuff to storage tomorrow afternoon and then we'll moving into the 'waiting house' (as DTDs call it) on Thursday.

Very excited and very stressed. Looking forward to this move being over, as the move from rental to the final house should be much less difficult, so we can finally relax a bit.

We are attempting to exchange this afternoon. Our buyer has threatened for several days now to pull out. This has turned nightmarish! I can't see why she would pull out now though?! Seems her buyer has been threatening too. This process certainly seems to bring out the worst in people.

Gemma, any news? 1stmrsFhope the biggest move goes smoothly. It'll be good practice for when you move to your real house. When is it due to be completed?
Dotty did you exchange? That's frustrating about your buyer. Why on earth would they pull out at this stage?
The Fishewife, that's v soon. Hope all goes smoothly.
I spoke to ea today and she is hopeful that we could complete on 28th august which would be great. Got home to a letter from mortgage co saying we needed to let them know which buildings cover we had. Am confused, surely I can't do this until we exchange. Do I need to arrange a policy now, due to commence on exchange date and provide them with that?

We have had a few days of drama....

EA and our solicitor were pushing for exchange this Wednesday and completion date of 21 August which was the last possible day for our mortgage offer and the mortgage offer of the person at beginning of chain.

Vendors up the chain (our sellers sellers) first asked for completion date of 29 August and said they needed 10 days to clear funds as cash buyers. When we asked for the 21st they came back and said couldn't do this as they now need three weeks to get funds sorted.

EA got quite pushy and said that chain could collapse if didn't complete earlier by 1 week before and could they go into a holiday home for sake of one week. Also asked our sellers too. Both said no way - even though they realised that chain could fall apart for the sake of a 1 week.

Thank god our mortgage provider has agreed to give us a few more weeks extension but they have confirmed this is our last extension. Person at beginning of chain has managed to get a final extension too.

So we are now pushing for exchange this week so that we can complete in three weeks time on 29 August. However, buyer at bottom of chain is now in USA until next week so won't be around to sort deposit until then... so doesn't look like exchange will happen this week which could mean we can't make the 29 completion date Hmm

Nothing has gone well for us so far (apart from finding a house we love which will make it even harder if it falls apart). Our chain now has either 8 or 9 properties which is insane and feels like odds are against us. Last 7 months have been so stressful but it will all be for nothing if we don't exchange this week....

Oh Gemma. That is so stressful, I am sending all my exchange vibes your way! Why are people so bloody difficult? Why can't buyer at the bottom sort deposit from USA? We transferred ours online. Crossing fingers for you!

sheriff you need buildings insurance in place for the property you're buying to start the day of exchange of contracts, so you have to organise it now in advance of exchanging contracts. We got ours done to start the day before we were scheduled to exchange and then told solicitor not to exchange until that date (or tell us and we'd let the insurance company know to bring the date forward). It at least makes you feel like you're doing something when waiting for other people.

Gemma sending you exchange vibes too.

We've nearly transferred all our balance over to the account that'll let us make one big payment without charging us and then it'll be over to the solicitor and twiddle our thumbs until completion on 20th. Right! Got so much to sort out - plasterer, removals quotes, talking to utilities about transferring, etc. Decided yesterday that we're not going to board the loft (ironic as this was what prompted us to get asbestos checked out as we needed a new loft hatch) because it means either reducing the insulation or spending more to accommodate it. Just for the sake of a big cupboard for junk. Going to buy giant waterproof containers for the loft from a boat suppliers (much much cheaper than retail) and store stuff in the garage.

Ugh Gemma sounds familiar. The other people in our chain were threatening to pull out because they (renting couple, no kids, little furniture etc) would not contemplate trying to find anywhere for 6 days so we had to run around in some kind of mental way trying to find a mover and sorting a rental property because the house we were buying fell through but that's ok because we only have 6 kids and have 20 years' worth of stuff. Started turning a bit nasty but dh has just sent me a text to say WE HAVE EXCHANGED!!!
Such a relief. So we are relocating next week to a crappy rental and will have to go through the hell of buying and moving all over again ARGH! But for now I just need to pack up this house and 10 years worth of crap!

Thanks Celtic for the suggestion about the buyer at the start of our chain sorting deposit from abroad - mentioned it to our solicitor and EA this morning.

An hour ago our solicitor called asking if we were happy to exchange.... said it would be tight today as they only had to 5pm and our chain is long but hopefully tomorrow

Then 10 minutes later we get an email from our EA saying there is a incomplete query further up the chain. They have out an urgent chase on it and apparently everyone is aiming for exchange this week.

Feeling scared.... this is the point we got to last time when our chain broke Blush

Keep those exchange vibes coming ladies!!!
