I am really hoping that with schools starting this coming week people will start looking at houses. It has been really quiet re viewings and hopefully it is down to school hols and dreadful weather.

Hello everyone... I too am doing the house sale saga.... The house (flat) has been on the market for just over a month now and had one viewing (on Friday). But they aren't having it as they want a house - why come to see a flat then?!

As I was busy on the Trampoline in the sunshine today some bloke just wandered in asking all about the flat... said he had to go via the EA - that's what I'm paying them for.....

I've found a house I want to move to, mainly for DD to get into the school of choice.. but have to sell the flat first....

Today have repainted the outside windowsills, unfortunately DD 'helped' and has left a trail of paint all round the kitchen and into the lounge... I really want to cry!

Hope everybody has had a good weekend.
Our best & final offers if Friday resulted in 6 over the asking price offers which stunned us. We have accepted the second highest because we felt that although slightly less money they were in a stronger position not to give us any hassle in the process (I hope our gut feeling on this is right [worry] )
Our pre-wedding house hunting was the most successful yet with one house which needs a bit of work that we think we might go back and look at.
Returned to our house after a weekend away searching to find a washing machine with a blocked drain and lots of soapy slightly grimy water Sad
Rubbish end to otherwise fab weekend.

We accepted an offer on our house on Saturday - lower than we hoped for but probably realistic - but I can't bring myself to feel excited. I suppose it's probably self-preservation because our previous buyer pulled out and we were extremely upset. Do any of you feel like your walking on eggshells until exchange? [confuesd] . I really want to feel some pleasure but can't Sad.

Hi Mammoth, we found the house we are buying now by knocking at the door of the house. We had been visiting inlaws on the day and we put it to the owner that bse we lived 30miles away it would have nice if he gave us a viewing. He was hesitant at first, we gave him our contact details, he called us 1hr later fir a viewing after speaking to EA. the EA confirmed that they knew us and that we were motivated buyers. We offered 1dy later.

Doglover - I'm very much still walking on eggshells! I feel happier now we've found a house but I certainly won't relax until we've exchanged on our sale and we have the mortgage approved for the new house.

No offers here Sad the people who seemed really keen, decided that although they loved the house the smallest bedroom was a bit too small.
Still nothing new to view either, which is probably just as well, but it's all so frustrating!

Just had 2nd agent come and am really disappointed with the valuation. The twin of our house sold last year without a new kitchen and new bathrooms so I thought ours would be worth at least that which the EA last week agreed with who said we would get £5k more than them in all likelihood. We've also had all our fascia boards and guttering replaced which they hadn't.

This guy said new kitchens and bathrooms only add to saleability and not value. Can that be right??

He then said we should price £10,000 under what the twin house sold for to get a quick sale..... I want to sell but I'm not that desperate.

One more agent coming this afternoon so we will see what he says and calculate the average.

DH said the guy this morning was wrong but I am worried it is too easy to just disregard what you don't want to hear!

Kitchens and bathrooms can be expensive. So I'd expect to see a house that needed a refit on sale for less than one that didn't need updating. If not I'd be looking to offer less for this reason.

5k more sounds about right to me. Unless the market has slowed considerably in your area in the last year.

I guess that's why you need several valuations though, its only their professional opinion. If in doubt, get more.

EA phoned an hour ago to say that our new buyers had reduced their offer by 10K. We've obviously had to reject this. Feel totally gutted, devastated, raw ................ you name it, we feel it Sad. I knew the selling process would be hard but this is absolutely awful.

The third agent came in on exactly the same price range as the first. Phew!

We're going to go for the middle of the bracket which is £5k more than the twin house sold for. Apparently market is slightly improved since that house sold!

Other 4 bed detacheds are cheaper than ours .......................... Yes, we know that's why we accepted less originally Angry. They also don't have 5 reception rooms or a sizeable garden.

Doglover did they give a reason for dropping the price? It could be one if those people who make an offer and it is quickly accepted and they end up thinking, 'we could have had more off!'

doglover that is rubbish but perhaps it's better you found out how flaky they were now rather than somewhere down the line. Someone better will come along!

After a mental weekend of 10 viewings and 2 low offers, amazingly we've had a full asking price offer today. Obviously we're a long way off actually selling yet but an important first step. Phew.

Ruby, should have said before, we've done that. We've already bought a place, which is on short term let whilst we sell ours. We're moving to the other side of the country to be near family and PILs have helped us out quite a bit, thank god. It has been handy being chain free in both directions.

So sorry doglover, what an anti-climax. They shouldn't have made their first offer, then should they?

We had a viewing on Sunday which I felt was more positive. Turns out mother and daughter loved the house and want to offer, but father wasn't feeling it. They're going to have another talk tonight - do women generally win on this one?!

In the meantime, we've decided to widen our search area as just nothing new coming on where we've been looking.

Any tangible news on your mortgage yet Cuddy?

Perhaps they will realise your property is bigger and worth the extra money if they go and view some of the other 4 beds Doglover?
