Hoping to stay in Surbiton, realistically we're looking at the Berrylands area. House still not on right move this morning, people are supposed to be here in 48 hours!

Has anyone else had to really play the waiting game just to get to the point of exchange? Over 5 months now for us. We are apparently waiting for 2 little indemnity policies to be sorted out for our seller's seller and that's it. How long can these things take?? I am slowly reaching boiling point having really expected to move in the Easter holidays and then by the end of May. Feel like we will be lucky to be in by the summer holidays at this rate!

HardertoKidnap welcome, you are just up the road from me! Your flat looks lovely but I still cannot get past how ridiculously expensive Surbiton is! My friend just paid £1.2m for a 5 bed SEMI!

Yup it's really silly terry. The three beds in the road have recently sold for 500, so hoping my 2 bed can achieve a little below asking price, which is so silly for 800 square feet! Not complaining tho. Where are you moving to?

Don't ask Sad - nowhere if our bloomin' house doesn't sell! We had a buyer but they dropped out a couple of weeks ago. If we find a new buyer soon and all goes well then we will be moving to Bucks, but if not we will stay in lovely Surrey. Tell your viewers to come 15 mins down the road to Epsom and get 1000sqft for £320k!! Wink

Once we've got their money I'll tell them what they could have won in Epsom! We did think about Epsom, but parents and friends are either in Staines or Surbiton, I work in Surbiton, so didn't have enough pull for us. if we're going to move out of Surbo we might as well go Staines way. So sorry abut your buyer, you had the drama with the fire proofing?

Oh yes, that was me. But turns out what the guy from the council said wasn't true anyway (according to the actual environmental health/building control guy who actually makes the decisions). Its too painful to think about!

Just paid some fees and got photographer booked for next week. They can't come until Thursday which is pretty rubbish-am convinced all the flowers will have lost their petals by then. Am feeling so cynical about the whole process-feel like vomiting and hyperventilating and we're not even started!

jayne it's a bit different for us as the seller moved into a home last year so is desperate for us to exchange and complete, while we are hoping to sell our own house (not necessary for the move but we really need to get it sorted soon thereafter) and so wish we could delay a bit!

We had a low offer which fell through before we could turn it down because the buyer lost her buyer, and now we're waiting on an offer from a proceedable couple who are waiting to hear from the council if they could extend the house (which I kind of think they can't). However if they can extend and buy the house it would make me really happy as it would thoroughly piss off our two unpleasant new neighbours (either side of our mid terrace) who have really soured the neighborhood for us since the moved in 2 years ago.

But the HUGE news is that we appear finally to have resolved our mortgage issue after DH's employer had to send no fewer than FOUR forms to the mortgage provider to prove his income (they got the first two wrong, then hand amended the third, which was rejected, so sent a fourth new form which got in right under the wire with the mortgage provider who were going to close the application in 24 hours).

So we've had an email saying our mortgage offer has been approved. SO RELIEVED I COULD CRY!!

I don't know how long our buyers (or their buyers, or buyers at the beginning of the chain) are prepared to wait Sad

Ghost, you're right! I hate having to talk through EA's too. I'd like to reassure our buyers, that even if the worst happens and they lose their buyer, we have no reason to pull out and there's no reason why that middle bit of the chain shouldn't stay intact for now.
I'd like to talk to the overpriced house people and tell them that we love their house and if money were no object, we'd just buy it so we could all move on......

Hi, been following this thread for ages, but not posted as not selling a house. But can really relate to Turnipinatutu's frustration at lack of properties on the market.
Because we didn't want to lose our sale we moved into a rented house, but this was 18 months ago! In that time there have only been 2 or 3 houses which have been prospects, but been beaten to it on all of them. And no this is not in London! But yes I am a bit fussy as don't want to move again for 20 years or so. I do have a growing list of compromises though.
You often see advice to move into rented so as not to lose a sale, but I would advise anyone to think very carefully about this option. We are desperate to buy a house by the end of the year.

Gah, the people who offered have said they can't go any higher. They are only about 1.5% below the very minimum we can accept and I just don't get why they won't increase their offer that teeny tiny bit Sad

Still we have 2 more viewings on Saturday and 2 second viewers who want to book in soon so all is not lost.

Terrys- do they know how close to being accepted they are? Have you countered their offer? They may cave, hang on in there.
Fingers crossed for the second viewings. It all sounds promising!

Well I'm not sure what to do, their offer isn't far off our absolute minimum but its a bit off what we ideally want (and that's not us being greedy) so I don't know whether to counter and say get to the minimum and we will sell to you or wait and see what happens with the second viewings.

Hello Tulips. I have a feeling we are going to be pressured to move into rented by our buyers EA, who seems to be a complete arse!
But it's something we're just not prepared to do. We have a nice (but very small) house and if it all goes wrong we'd rather stay put. I feel it would be too much disruption for the DC's, who're already wobbly about moving and we have too many animals as well!
It would be my fear that would still not find anywhere and would have given up our nice house in the process.
It's a brave move you've made. I do hope you find something.

Terrys- if it's no more than a week till the other viewings, just let them know that their offer is still a little lower than you'd like, but you will consider it after the viewings that are booked.
They may cave if they really want it!

terry's that's a tricky one.

With the other second viewings coming up I would hesitate to cave too soon - if they don't still want in two weeks then they weren't the buyers for you anyway.

I would be tempted to say something like "We are unable to accept your offer and we were hoping to get much closer to £x. We have several more viewings coming up this week, but we'd be happy to hear from you if you can improve your offer even slightly, which will enable us to consider it seriously".

Allegedly we will hear from our prospective buyer on Friday (when they hear back from the council about extension possibilities). But we've been told we'd hear Wednesday, Monday, Wednesday, Friday etc for weeks now!
