EA hasn't managed to get hold of the prospective buyers yet to tell them we've rejected their offer. I'm assuming that means they can't be that keen on actually having it accepted.

Spoke to estate agent about only having one viewing since the property went on the market. He said it's disappointing, but that the property is fairly niche - won't appeal to 1st time buyers, probably not to retired people, so it's a small market of potential buyers.

Here's a link. I'm limited re: photos as tenants haven't yet moved out, so I can't go in and make the place look more stylish.

Hi, we have been selling ours since august last year and have our second person coming to see the house on the 19th. Our house is a do-er upper but have to sell as we have to give my parents back their money (long story but no way of us keeping house). Im worried no one will want it.

Apparently it is right for the area and have lowered it more since, we never thought we'd have to sell so jobs have been done at our pace.

We had another viewing today - again with only 2 hrs notice. Expect it will come to nothing again but I just can't say no. At least Easter hols coming to an end so will be easier to keep house tidy - won't it?!

I hope so, MTM! We've a second viewing tomorrow (yippeee!) and it's SOOO hard to maintain this standard of tidiness :)

Our bookings from today went mental. 7 bookings madeall in the first day(!), the 2 who viewed this evening really liked it, 1 postponed, and the other 4 are in the next two days. One of the two from today has booked a second viewing for Saturday!

Am getting slightly weirded out as buyers haven't scheduled property inspection.

So, the offer we made on the house earlier has been countered, and we have until tomorrow noon to accept or say no. We went to see the identical but cheaper by 100k house tonight, and made an offer for asking, but they have to respond by 10am tomorrow. It does need a lot of work, but the shell is the same.

So, if they accept, we go for cheap fixer-upper. If they turn us down, we pay a lot more, but don't have to do anything.

In truth, the more expensive house is in a slightly better position on the road (both on same road). The rumour is that the owners of the cheaper house have been tipped off about the offer on the expensive one and might refuse to accept the (just over) asking price we offered. No idea if they know it's the same buyer...

So, we'll see. This time tomorrow we should have had an offer accepted somewhere or other... I wonder which one?!

That's great quackquack but 7 viewings in 3 days sounds exhausting. Really hope you sell off the back of them and can put your feet up.... Momentarily before the packing begins!

Can't remember if I ever joined the last thread ... If not I lurked! We are in that horrible limbo state. Offer accepted on a lovely house beginning of Jan, sold our house a week later and now we are just hanging around. The people we are buying from hit a problem further up the chain where the people they were buying from we're clearly in no hurry to move and spent 8 weeks not really doing anything. Now our vendors have found somewhere else and we have had about 5 weeks of searches, surveys and all that. No sign of a date for exchange though, and our solicitor is on boliday for two weeks until Monday! We had been hoping to exchange end of this month but who knows.

In the meantime I'm half heatedly trying to declutter while entertaining two children for the Easter holidays! How does anyone get anything done?!

It's really hard isn't it Jaynebxl? My 4yo actually cried the other day when I told her she couldn't get any toys out as we had viewers coming. I felt so bad they don't even want to move.

It's very hard Monkey, we were lucky to sell quickly but the stress of tidying and keeping it tidy nearly finished me off! We heard on the Friday our offer was accepted, had a mad tidying weekend then the EA came to take pics on the Monday. House went online in Wed, had 17 viewers between wed eve and sat lunch, and got two offers. I seriously couldn't have kept it tidy any longer!! I think we are just lucky to live in an area where the buying and selling part at least moves quickly, even if everything else then crawls along!

I feel a bit in limbo right now. I hope that the enquiries actually come through from my buyer's solicitors today and that the Homebuyers survey gets arranged soon on the property I'm buying.

School applications all emailed yesterday with documentary evidence from the solicitor. One daughter already has a late application submitted for September (they start in Year 9), so hoping that the fact we are moving will help. Other daughter (currently Year 9) would start in May - quite important as she has will have to choose her options again.

I forgot you were moving in the same area as me until you said about Year 9. Did you manage to find a house in the right catchment area for the OUtstanding Upper school in the village beginning with S?

Yep Augusta - in Harrold. School bus stop literally seconds away but only 6 minutes away should the 13 year old miss the bus to said outstanding upper school! I'm trying hard to keep up with everyone - have you found a property? Hope you receive your buyer's enquiries soon too - have you chased?

Lucky you Cuddy! Harrold is great and that Outstanding School is the one I went to years and years ago so I know it well!
We have found a property and all searches/paperwork done but we are still waiting on mortgage offer....and about to call my EA as we have heard nothing from our buyers' solicitors...

That's great Augusta. I won't be able to relax until the mortgage offer comes through. Hope you hear today from your buyer's solicitors.
