Thought I'd better start a new thread... :)

Fingers crossed they'll go higher turnip.
I hope we get as many views as you are in such a short time rubyruby
Stress away schmalex, I'm stressing right there with you.
We still have some touchup paintwork to do and Dh won't let the estate agent put it up till it's done.

SquinkiesRule · 07/06/2013 15:51

Ha Ha Wonkylegs. I'm stuck with winter and summer clothes in Dd's closet and need to clear it. If we sell fast we'll be in UK and no idea what clothes we'll need so I'm loathe to put stuff for shipping and be without for 6 weeks while it all arrives, she'd be in summer clothes with a blanket or I'd have to re buy her warmer stuff while waiting. Pack it not pack it??? I'm back and forth daily.

schmalex · 07/06/2013 18:06

And now our buyer has pulled out. Brilliant start to the weekend!

TerrysNo2 · 07/06/2013 18:18

schamalex I'm really Sad for you, it sucks doesn't it! at least they didn't wait 5 weeks to pull out and cost you £3k of costs like ours! fingers crossed you get a new buyer soon, and one that's a bit more flexible!

just had an offer from one of this mornings viewings but £20k under our lowest price. frustrating!

TerrysNo2 · 08/06/2013 16:27

got a second viewing tomorrow from a lovely couple who came today, they reminded me of us when we looked at the house 5 years ago so my fingers tightly crossed!

ghosteditor · 09/06/2013 11:22

Hi all, just checking in. Nothing to report here - still anticipating an offer but worried the EA has made up this situation to keep us ticking over with them Angry

Good luck for everyone else!

TerrysNo2 · 09/06/2013 19:40

the lovely young couple came back this evening and bought her parents, they spent an hour in the house and garden and it's a pretty small house so I am failing miserably at not getting my hopes up Grin

What's your experience of people who come for second viewings and spend that long?

hope everyone else is having a good weekend!

Our buyers upped their offer!
They came back the next day with an offer 10k under, which we accepted.
Now for the next hurdle....we have to find a house ourselves!
We're going for a second viewing to the massively overpriced house on Wednesday. And I'm busy trying to gather evidence of what the house is really worth by finding similar properties recently sold. This is proving quite hard as its in a tiny village where houses rarely come up, so I'm having to find similar, nearby villages for comparisons too.
It's looking to be about 100k overpriced! Shock and that's not including the 60k rough estimate of work that it needs!
This is pie in the sky really, I know, but thought it was worth a try.

Terrys- I would say a second viewing is a very positive sign.
Were they making the right noises during the viewing? Or did you keep out of they way?

Schamalex- So sorry to hear they've pulled out Sad did they give a reason?

TerrysNo2 · 09/06/2013 20:54

that's good news turnip! hopefully you can figure out the right price for the new place.

I'm not sure if they were making the right sounds as I kept out of their way, they spent about 10 minutes in each room though so I assume they wouldn't have thoroughly inspected everything if they weren't interested and they didn't seem in a rush to leave. None of this guessing helps and we just have to wait now but I'm not very good at that!

ghosteditor · 09/06/2013 21:01

Great news turnip!

The only news for us really is that another v similar house (same model on an estate of about 40 houses) with a conservatory and in better decorated state (but not modern and not my taste) is up for £75k more than we've had accepted - so ours looks like a great price!

ghosteditor · 10/06/2013 18:15

Ooh a big envelope in the post from our solicitor - draft contract I think plus loads of deeds etc! I'll enjoy having a nosy through them later.

Still waiting on the mortgage offer though - we paid a big chuck off our current mortgage and the mortgage statement hasn't come through so we're trying to prove where the money went so they will honour out provisional offer.
It was a very stressful phone call last week while I figured that out!!

TerrysNo2 · 10/06/2013 18:19

I love proper post ghost! enjoy reading it! Grin

We have one offer but it's too low and we are waiting to hear on 2 more potential offers tomorrow, then we probably have to get our vendor to reduce his price a little bit but at least this is movement!

ghosteditor · 10/06/2013 18:44

That sounds really promising - lucky you! Hope you get somewhere with the vendor tooSmile

hinkyhonk · 11/06/2013 20:56

Just visited DS1's new school and am sat in m and d's house v v close to where we've moved to. I just can't wait to complete and nice here permanently.

Hang on in there everyone. We've had our dream house sell from under us twice, finally got it when other sales fell through, then our buyer pulled out, different buyer had major wobble due to spurious survey, massive legal issues due to boundaries and water supply but in 18 days we'll complete!

Keep the faith

Jaynebxl · 12/06/2013 06:18

We are STILL waiting for our sellers' seller to get a move on. She hasn't got all her searches back apparently. It is now over 5 months since our offer was accepted and exactly 5 months since we accepted an offer on this house. I really thought we would be in by Easter and now I'll be surprised if we are in by summer holidays!

hinky so true! Hope it's plain sailing from hereon in.

wonkylegs · 12/06/2013 11:51

No news here. We're taking DS to see the new house for the 1st time this weekend but otherwise we are just still waiting to exchange. Waiting for a LA search I believe.

TerrysNo2 · 12/06/2013 13:46

hello all!

any more offers accepted/declined recently? we are considering the very low offer on our house if we can get our vendor to drop his price accordingly (so we both take an equal hit). In the long run this is actually financial better for us (less mortgage) but will or vendor accept it?!?

anyone else ever done this?

ghosteditor · 12/06/2013 16:35

Fuckity fuck. Our mortgage has been declined. The reason? Someone at DH's work sent entirely the wrong employee reference for someone who earns 2/3 as much as he does, and the mortgage people applied that to our mortgage and declined us on the basis of availability.
Today we've been told that they won't reopen the application - can they really do that? We never saw the reference!
