Thank you ruby and turnip! It is a bit ridiculous isn't it; DH is military and they have no HR so we're used to things like this, but I guarantee that the person who did it won't apologise or deal with the correction quickly. Sucks.

ruby, that's also sucky! I think you do have sub optimum mortgage ratings if you always pay stuff off and never pay interest - since the credit companies never get anything out of you! I guess you could investigate if it becomes relevant. Great on the offers though!

ruby have you checked your credit rating on Experian, you can do it for free? If you haven't ever paid any credit late I can't think why you should have a poor credit rating. If you have previously had a mortgage and credit cards then you have a track record and it shouldn't work against you, I hadn't had a mortgage for several years and only one credit card, which is always paid off and my credit rating was fine for my mortgage application. Make sure you haven't any incorrect entries on your records.

Hi all, I'm new to this thread. Only been for sale for just over 2 weeks, but still nothing. Was hoping for at least a viewing or two over the weekend. We have a good write up and 24 photos on rightmove but not a sniff as yet. Is this usual or would you have all expected to have heard something by now? sorry if i'm being impatient! Thanks

ruby do you mean that your DH has never had a mortgage or credit card? In that case in combination with your Next late payment it's probably why the application was refused, a lender likes to see someone with a track record of paying off debt, in your husbands case it sounds like he doesn't have one. Lenders are tightening up massively so one late payment may have been all they needed for computer to say no.

me: hello, have you seen the house before
EA: no
me: so, what do you know about the people that are viewing now
EA: Oh, I don't know anything, its only my second day on the job

That's so typical Terrys! Our 'main point of contact' at the EA was someone who didn't even see the house until the week we handed our notice in. She was not the most helpful as you can imagine!

Our buyers' surveyor currently here. He's taking AGES: I hope our surveyor is as thorough....

hello, we're right at the start of the selling process, so just poking my head round the door.

We've had 2 estate agents round so far, one who priced realistically, but doesn't offer floor plans and I wasn't convinced by the marketing, and one who valued at 30K higher (bonkers. We live in shitsville and she's waaaay off the mark), but who seemed like a good agent. Sigh.

Number 3 coming tonight. I'm not sure I have the life force for all this, and it's hardly started!

Enjoying go for the agent and the price you are most confident in, but the two don't have to go hand in hand. You can tell the agent you like best what price YOU want it listed at. If you think their valuation is wrong then tell them!

oopnorth if you want to share your house link then the ladies on here might help to see if you can improve the photos? They helped me a lot!

enjoying you're right to assess a few EAs and you can absolutely tell them what price to market at. Definitely avoid the non-floor plan people - that's the first thing my husband looks at and he won't go see a house without a floor plan as it annoys him so much. I assume the EA is trying to hide something if no floor plan after a week or two - interesting to hear that some are just too cheap to pay for it! Don't forget to find out how long the EA wants you to sign with them for and what rate they will charge if they sell the house - and be SURE that the rate they get is based on the selling, not the asking price - that's one reason why unscrupulous EA's offer high asking prices, as they make you pay a percentage of that price rather than the selling price, even if they come to you a week later and say 'it's too high - you need to knock £30k off'. Shock

Hello all - we have progress!

We finally had our valuation/survey yesterday, and now have a mortgage offer, which is great. We're just waiting for our homebuyers report, but presume there's nothing awful as otherwise the mortgage people wouldn't have agreed to lend.

Have got through contract to sign for our sale as well, so all looks to be going OK at the moment.

Still crossing fingers, but starting to see if we can set a provisional date we might aim for completion.

Now for the stress of trying to arrange removals, utilities etc. And of course decluttering/packing...

I'd agree totally on the floor plan, really useful, almost as useful as the photos!

We went to see the overpriced house again last night. It's still nice....and still overpriced!
I spent all last night making notes of comparable properties in the area and their sold prices, then presented my case to their EA this morning when they phoned for feedback.
He didn't totally baulk at my suggestion. I asked him if he thought the vendors would consider a low offer on the basis of my comparisons. And if they would, we would do some research into the cost of the work that needs doing (total modernisation, recarpeting, central heating system of some sort, installing shower, extending and updating kitchen...) then put in a solid offer, with all things taken into consideration.

He came back to me this afternoon to say, the vendors couldnt possibly entertain anything less than 45k under asking.
This would mean paying around 100k over the odds in our estimations. So we'll have to give up on that one, sadly.

I've trawled right move again....nothing! So frustrating!
I really want to move before the winter Sad

Oopnorth ooh I had a quick look - house looks great but on my phone the photographs look terribly dark. Who took them? They're not framed especially well.

House looks modern and clutter free though!

(Also am terribly envious of the price difference, wish I still lived back home in Yorkshire :D )

Turnip that's really interesting, I wonder what makes the vendors sure it's worth so much - did the EA give you any hints about the odd pricing? We only ever look within our target price band so we would completely miss spotting mispriced properties.

Are they reluctant to leave, or being forced to sell?

Hard to tell. Take a look at nearby competing properties to see the standard? Book some time with the EA and ask them why nothing.

Do you get a cyber report? How many emails are sent out? How many people view it? How many people click through?

I would be worried at no viewings at all in 3 weeks so something must be off. We've had less than 1 per week but at first there were quite a few people keen on looking.

No haven't had a report. Will ask for that. We are on a nice small estate of simar properties, in a cul de sac. We've been here since new but others seem to have sold ok. Thanks
