hinkyhonk our insurance has started on contracts exchange day...we are FTBs so not sure in your case. Its such a confusing business buying a house Confused

Turns our our buyers didn't turn up cos someone at the blinking EA's forgot to confirm with them that we had said the time suited us! Ugh all that stress for no reason!

Went to talk to the Real estate agent this morning (in US), it's been so long since we bought and sold, we forget what goes on.
She was lovely, I used to work with her years ago and she lived round the corner.
Turns out another house round the corner has sold, I told her it was up for sale, no sign up yet, she looked it up and it sold in 6 days they never had a chance to put the sign up. Houses are selling very quickly, she's had a lot go in the first week over the last few months, she has clients waiting for homes, and prices are rising (I was doing the happy dance all the way home)
She walked me through he whole process what happens when, how long things take, and when we have to move out, we should be up for sale in a couple of weeks if Dh finishes painting the window sills and other bits.
She showed me lots that have sold on our area that were similar in size with same size plots.
I'm all giddy with thinking this could be over and us moved back to UK this summer (fingers crossed)

Hello all- I'm just back from holiday. Was blissful, I managed hardly to think about moving at all (except when I lay down to sleep, when the Fear made a comeback). All seems to be quiet but progressing on our sale and purchase. We ideally need to in in within 5 weeks though, so hope we will start to get some proper action soon!

Havent had time to read the thread yet, will do later but hope everyone is doing well!

My dad has just suggested he buys our house as a rental property. While this would be great for us in one way (and I know we are very lucky to even have the thought of this option) I'm really nervous about it and I've no idea what to do. I'm researching it all now, talk about more stress!

I guess I am concerned because I can't just walk away and not care what happens thereafter. It won't be my money but I will probably manage it as my dad lives in the US and if anything goes wrong I will feel responsible. My Dad is a smart guy so I'm sure he will only do it if it's financially sensible but I need to make sure that's why he's doing it and not just because he wants to help us out. It's a luxurious problem to have I know but not an easy one!

OH MY GOD. I just had a conversation that makes me want to SCREAM. Angry

So, if my Dad were to buy the property we would let it to local students so I thought I'd better check what landlord regulations you need to adhere to.

The reason our buyer pulled out two weeks ago is because the local conservation officer (who she knew and got over because we are grade II listed) said that in order to make it meet landlord fire regs you would need all new fire doors and replastering all hallways.

So, I call the council now to double check the regs in case my Dad buys it to see what added work he'd need to do.

The actual environmental health officer tells me that YOU ONLY NEED A FIRE DOOR ON THE KITCHEN!!!!! And when I told him what the other guy said, he said well he's only a conservation officer, you need to talk to me in Building Control who actually make these decisions.

So now it turns out our buyer pulled out on the basis of this WRONG advice.

I can feel the smoke coming out of my ears right now. Angry Angry Angry

to be honest I'm not even sure I want to, she was such a PITA and even if she wanted to buy I don't think we would take the risk with her again. but the rental proposition for my dad is looking very attractive!

Hinky - can't help on the insurance front, can your solicitor advise?

Jaynebxl - see if your buyer will swap mobile numbers. We always do that since EA incompetence nearly lost us a previous house.

Things moving along well here. Buyer getting surveys done and the house we've found has been taken off the market. Did all the vendor paperwork last night - it took FOREVER! Glad to hear most of you are all progressing nicely Smile

Well today I'm totally pissed off.
Our interested party now have a firm offer, so put in an offer on ours 25k under. We said we need higher, so they came back with 20k under as a final offer, saying they've looked into it and spoken with other agents (rival agents in the area)and that's all it's worth.
All the houses in the street are very different as they've all been extended and altered differently, so sold prices are all over the place.
However, I've found 2 similarish in size to ours (but not as nice) that sold last year for nearly our asking price. So I think 15k under asking would be a fair price.
They only have a short chain and no mortgage to arrange, as they're downsizing, so obviously think they're in a good position to bargain hard. But we really need a good price, as the next step up is a big one in this area and without it may not be able to move at all Sad

Can I join? I need someone to stress with as I am driving poor DH nuts.

We've just accepted an offer on ours. Our buyers have nothing to sell and want to exchange in 6 weeks. Having a second viewing on a house tomorrow but if that's not a goer I think we're going to have to rent rather than lose our buyer. There is NOTHING for sale where we want to move to.
