I think she just phoned the agent to see what they had but they obviously didn't question her at all, their excuse... "she had a strong foreign accent" Hmm

Grrrrr! It's so annoying isn't it when you've spent time preparing your house for a viewing and then it's so patently wrong!

Had a viewing today, fingers crossed. It takes so long to get house ready and I hope they weren't time wasters. Last viewer found fault with lots as she was clearly looking for a new build and we are 1820 grade two listed. Mad.

I can never understand people who don't like something that is clearly in the photos or description or floor plan - our garden is a postage stamp and it's obvious from the photo. One set of viewers walked in, saw it, said 'we have a dog, and need a decent garden', and left! Never even saw my immaculate bathroom Hmm

Thought I'd dip my toe in here as things are moving on our house! We found a house we liked week before last. We looked at where we want to be before selling ours as we want something really specific.
Anyway, we decided on which estate agent to go with on Tuesday, had photographer come round on Thursday, signed off the particulars on Friday morning. Friday afternoon/evening and yesterday we had twelve viewings!
Crazy days. We have one offer so far but there might be another on the way.
We're nervous wrecks! All going well we then need to offer on the house we want.

That would be great timing for viewings. I've had a hard tone keeping our three out of the house for ours!
We haven't had the EPC yet, apparently paying for it an booking it in is enough. That sounds really dubious now I've typed it!

Feeling a bit anxious here. We are in theory just waiting for an exchange date and our buyers asked if they could come this morning to measure up. Actually they asked if they could come last Sunday but we were on holiday so we arranged for today. After getting back off holiday yesterday and spending the evening and this morning making sure the house was presentable, they blooming well haven't turned up! We have no contact details (except I found their tel no on BT but that would be too stalker ish I guess?!) so are just left hanging. I'm slightly anxious that this means they have decided to pull out of the sale but they've already paid for all the surveys and all that. Can anyone reassure me?!

We had our EPC done the week after we sold it! It was booked in from the day it went on the Market for the 1st available slot but we sold it so quickly. EPC guy annoyed me a lot as he spouted an awful lot of rubbish about the building despite me correcting him and from the moment he walked in telling him I was an architect, he still insisted he knew better Angry
I get annoyed with EPCs as they are a very basic tool but the way that some EAs & EPC companies go on about them you'd think they we're amazing. When we got ours back it was so inaccurate it was a joke - good thing we weren't relying on it to sell the house.

Here's an odd one, just got back from being away and my for sale/sold sign has gone! We haven't got a completion date yet! No-one passes my house as its really tucked away so I wouldn't have thought its been a drunken prank but wouldn't have thought the estate agent would take it either!

Well we have changed agents to freshen things up a bit, the new agent says they will "definitely sell it" so we've got nothing to worry about now right Hmm Grin

Waiting to hear from our vendor to see if they are going to wait for us to sell.... fingers crossed!

Well, things are continuing here. The vendors have returned all their paperwork so our solicitors have sent off the various searches etc. We are , however, STILL waiting for our buyers to have their survey which is really beginning to bug us. It's been over 10 days since they returned their mortgage forms - is this normal?

Hello everyone - I'm back from hols and am still unpacking boxes in the new house. The only rooms that are fully functioning so far are the dining room and the kitchen but hey ho.

Well we almost missed the flight as it took 5 hours to get to the airport! However, someone was looking down on us that day, as the flight was delayed for an additional hour and they let us board :)

we've signed the paperwork and should be exchanging on our purchase tomorrow - nervous and excited (and a little terrified).

quick q about insurance - do people tend to use the existing insurers or can you choose any old insurers?

i thought you could pick who you like but following recent issues i'm wondering what if a crack arises in the first month of ownership and then the new insurer tries to argue that it predates their cover start date? if this is the case then surely you'd have to keep the same insurer all the time... i don't get it.

Well not much happening here.
Our buyers still really keen and appear to be pulling out all the stops to sell theirs so they can buy ours.
Nothing amazing has come on the market yet, but I'm going to see one tomorrow which has come onto the radar due to a drop in price.
Look like it could be a possibility but still massively overpriced for what it is! The agent said the vendors are open to lower offers as they realise its in need of updating, so we'll see.....
