ruby whats your area like for selling at the moment?

I am feeling a bit frustrated today (whats new!). We had the most positive viewing last night and the couple said they loved the house but that it wasn't much of a size increase on what they have now. We haven't got any viewings booked this week which means I have no hope to hold onto at the moment. I think the agent are getting to the end of their potential buyers list.

On the upside, our mortgage company said they can't do the valuation on the new place until 12 June so we at least have a good reason for delaying the purchase and not telling the EA that our buyer has fallen through yet. I hate being dishonest but we have invested so much in this already (about £3k) so I want to see if we can salvage it. AIBU??

Well, we had a call from the EA - the last viewers have put in a pre-planning application for the building work they had in mind. I really don't see how they would have pp granted so am a bit baffled, but who knows? So, now we're waiting for that before they decide whether to offer.

Think it went on approx 24th April.

Keep thinking its not real & they'll pull out.

Thats great. I have no idea where ours is going wrong. Its a nice house but all the feedback is that its too small. Surely people can see that from the floor plan?? We had 34 viewings last time before an offer, 10 viewings this time and nothing so far. Its so frustrating!!

I hope the process goes smoothly for you.

I find feedback quite bizarre.

We got told by the 1st 2 that they didn't like the parking. Despite there being a garage block a minute away with a parking space.

Had a bit of a go at the EA about that tbh.

I have just agreed to market ourselves with another local agent but "under the radar" so we have agreed the same fee. Luckily our current agent hasn't got us to sign a contract yet so more fool them.

The new agent also told me she knew the buyer who was viewing our property later today and she cannot go above £300k max and ours is on at £320k and we won't accept anything less. WHY WHY WHY is the agent even bringing them. This may explain why we've had 45 viewings and only one offer, I do not think they are qualifying buyers properly at all. Angry

I was very firm with my EA when we went on the market.

All the viewers had to be in a position to buy & within the price range we were for sale for.

We had 1 for sale & 2 cash buyers look around. 1 of the cash buyers have bought.

We had an offer accepted on the house we wanted today, so it's all systems go here.

wire cat I know, and we have told them countless times to make sure the buyers are suitable. Its like banging my head against a brick wall but because we only have 2 weeks to sell (or we lose the house we want) I can't really afford to change them right now

I'm still here! Back on market for nearly two weeks now after shitty buyers pulled out at exchange. Back to the arseache of viewings and weird feedback. Please please someone just buy our house!

Oh no you poor things. This whole business is appallingly stressful. I hope the fine weekend weather brings out more viewers for both of you.

A quick update on our s-l-o-w moving situation. Our buyers have sent us loads of questions etc to fill in - we've struggled to understand some of them! - and their survey should be done next week.

The vendors have FINALLY returned all paperwork to their solicitors who have passed it all on to our legal representative so things should finally start to happen with our purchase.

Why does everything take so b---- long?!

doglover totally sympathise with the frustration over paperwork.
My worries about our vendors changing their minds have somewhat been alleviated today as the estate agent phoned asking if we minded if they gave them our email address as they would like to invite us round for tea and to show our son the house and discuss if there was anything we might like to have as they are downsizing.
I still won't believe its all ok until I've got the keys in my hands though.

how about this for another great example of our agent: sent a lady round last night who arrived to inform me that she was downsizing as her house is over 3 floors and her knees hurt so she wants a house with less stairs. We are a bloody Victorian cottage with 3 floors AND a basement!!!!
