Morning ladies! How goes the move cuddy?

No news here. We had a positive second viewing on Friday but they wanted some feedback/quotes from a builder before deciding (or making an offer?). The estate agent led me to believe that they were pretty positive about the house in general. So, we're hoping for some news but still don't know if they are serious.

I'm now on crutches with a stress fracture so life with a 16 month old is suddenly very hard! Packing and moving would be pretty impossible, but it would be such a relief to know that we have a buyer. So I don't know what I'm hoping for really...

It's frustrating, this limbo stage isn't it.
Our 'buyers' had a second viewing on Saturday that went really well. They were in the house for over 45 minutes and loitered in the area for a good couple of hours, wandering up and down the round and sitting on a bench further up the road for a while. The feedback afterwards was that they loved it and are doing all they can for a quick sale on theirs.

STILL nothing for us to even view though! Sad
If our buyers are able to sell theirs and we get a proper offer agreed, we'll post a few flyers around in houses we like the look of I think.
EA said we still have few more months before the market goes quiet.....or should I say quieter

I'm starting to think we might be forced to stay put.....

Two viewings today, both cancelled Sad

Not feeling positive at all at the moment which is silly because we are very happy in our current house and love where we live. The only thing we will have lost from this process is money (albeit an annoyingly large amount) but I still feel really frustrated by it all. Every time the agent calls I feel like I am getting a call about a job or something as I take it so personally. I need to give myself a kick up the bum!

ghost and turnip those second viewings sound really positive, I hope you get a firm offer soon!

pants to crappy viewers. hopefully its just the weather putting them off - its grim out there and they'll be back on soon.

looks like it is all on for us as we've exchanged on our sale! the house is officially not our problem anymore (well sort of). we could still be left homeless but we are hoping to exchange on our purchase in the next week or so if they ever get off their arses and sort out the outstanding water pipe maintenance issues

Our sale / purchase continues to mooch along! Like many of you, we seem to be completing all our paperwork etc asap whilst our buyers and vendors are quite content to potter along, taking a week or so to return forms, which drives me slightly mad! I never thought of myself as a control freak but this move is proving me wrong!!

and doglover, yes, the whole thing is bringing out the control freak in me too. We could actually do with delaying our purchase while we find a buyer as every month that we have both houses will cost us, but we're still so keen on the new house that we rush the forms back asap!

Hinky - so have you agreed a completion date with your buyers that you'll be out? What happens if you haven't exchanged with your sellers? We're in the same position, exchanging this week but the one we're buying haven't seen the draft contract on the one they're buying yet!

we've agreed a completion date with our buyers and our sellers of early July so we've got a while to sort the purchase out yet although we are really nearly there on the purchase so we should exchange on that this week. We just wanted to exchange on our sale due to the chance they might pull out.

we are 99% sure that we'll exchange with our sellers well before the completion date. in fact they moved out of the property this week so they are as motivated as us to exchange to get legal certainty. if in the unlikely event they pull out, we'll be moving in with my mum and dad or renting (if we can organise in time) and then start looking again for another property.

it was worth the risk for us as we've got a long time until our completion date that we set due to our son's school term and medical commitments

The 'Outstanding' school in Sharnbrook, North Beds, frequently referred to on here, has just been downgraded by OFSTED to 'Good'. Word on the block, reliable source, says that at the end of inspection day 1, OFSTED threatened 'Notice to Improve', (the 'satisfactory' category has been abolished), unless better teaching practice could be demonstrated. Problems also with certain subsets of chidren with limited achievement, staff are being withdrawn from sixth form lessons to 'coach' these children.
Might make houses there slightly more affordable.

Hi Terrys. We did make an offer on our preferred house but it was declined. I thought this might happen as it's a really desirable road and they've only been on a few weeks so they're probably holding out for asking price. We don't think it's worth that as needs lots of work, so will walk away Sad

We're still considering the 2nd favourite from Saturday but have more viewings lined up for today and Friday. We're also considering a house we saw a few months back which is still on the market. Watch this space....

ruby we had about 10 viewings before they'd even taken the photos and then after the photos were taken I think it was online the next day.

We had new, very sunny pics taken over the weekend and have reduced by £10k so will have to see if that helps. Haven't had any viewings in weeks. According to EA the market is very slow. Not seeing many sold signs so maybe she is right.

Why should that make me feel better though?! Surely it would be better if the house was the issue as we could change that. Despite that it does make me feel better!
