Oh god, she's just been and I feel sick. The council guy said that in order to comply with fire regs all the hallways need to be replastered with fire protective boards and new doors all round. Spoke to my builder who said it would cost £2-3k to do, we can knock something off the price to account for it but I just hope our buyer doesn't run for the hills.

Just when things were starting to look ok!

I wouldn't mind so much except we have incurred almost £3k of costs already and most of it because she said she was committed. Feeling gutted but there are more important things in life. Onwards and upwards

We had a good viewing yesterday and they immediately booked a second viewing for Friday with their builder. Sounds good but they want to extend forwards of the property which I'm almost certain will be prohibited as we are a mid terrace. Hopefully they'll just look at reshuffling the interior...

Funds can't reach sol until early next week do exchange can't happen until next week. Really worried they'll change their minds over the weekend. Oh well another fee days to frett over it all

gah why is it all so hard? got 2 viewings lined up for tomorrow which is great but I've just lost confidence in people and the whole process now.

trying to remain positive as I have an awesome family but it's really blardy frustrating isn't it!!

Terrys- surely the property would have passed building regs after the work was done?
They can't impose current regs on alterations that were previously passed can they?

no they can't but our buyer was buying to let so she wanted top ensure it would pass regs as a landlord.

So it would be ok for a normal residence then? At least that's something.
In that case I would feel it wouldn't be up to you to pay for work needed for it to be a rental.
Not that it helps you now I realise.
Fingers crossed for a more run of the mill buyer soon.

Our interested buyers are coming for a second viewing at the weekend. So this afternoon will be spent frantically cleaning! It's raining though and I wanted to cut the grass, so it all looks neat out there.
It sounds like they now have a buyer on theirs, so want to 'firm up their offer', as the EA said, whatever that's supposed to mean?!
They expressed their serious interest, with a 25k under offer a couple of weeks ago. We haven't responded to that, but really need as much as we can get for it.
I think our asking price is fair, so I'm hoping they'll up their offer considerably, otherwise it's going to making it even harder for us to find somewhere!

How often do you chase up your solicitors?! Not heard anything for a while, waiting to get confirmed date,which we want in 3 weeks!

So far I haven't needed to chase them we've got info pretty quickly. Everyone in our chain is very keen to hit our proposed completion dates, so far everything is running pretty smoothly. We've just returned the draft contracts for sale & copies of our mortgage docs (the only delay we've had so far was a mortgage cock up but that's sorted now).
Our conveyancers are just round the corner from our house so I walk returns over which improves speed but they also will answer questions over the phone.
If you are worried phone for an update, to put you mind at rest or push things along if needed.

i would say anything more frequent than hourly calls is excessive but i'm a nagging old witch Blush

rumour has it we are about to exchange on our sale...

theoretically we could be homeless if we don't manage to do the same on our purchase but we're 90% that it will go ahead and its just the last few details to polish off. we have a long lead in to completion so either way we can find a rental if it does fall apart. can't quite believe it is all going through.

Thanks hinky and wonky. Lots were done in the early stages, i believe we're waiting for buyers solicitors to confirm date, they originally wanted me out quick but don't seem to be pushing now :/ wish I could just ring up all the solicitors and sort myself!

apparently as they chipped the price earlier in the week they have reduced the amount they need to borrow correspondingly so are waiting for the mortgage company to reapprove the decreased mortgage amount. seriously was not that much of a decrease so am surprised they bothered. hey hoe - would have been nice to have champagne a calm relaxed evening

would hope that will all happen on tuesday - at least its not another insurance issue.

Isn't the waiting frustrating?! And will the bank holiday coming up, any decisions will seem far away.

Our second viewing went well, the builder says their plans are feasible, so they're waiting for a quote (hopefully to make an offer!). But who knows!

the only feedback so far has been from the people who didn't like it who viewed it on Friday, no feedback yet from the 4 viewings on Saturday but in my opinion anyone really interested would have been in touch with the agent. Got a couple of viewings on Tuesday and one on Wednesday. We'll see!

Terrys we saw a couple on Saturday that we really liked and are still mulling over options and offer levels, so don't give up hope. We're going to offer on one of them on Tuesday. Good luck!
