nutcracker, butting in again, and you may know all this already, but are you familiar with the Decent Homes initiative?

The government had told all councils in the country to bring all council homes up to Decent Homes standard by 2010. This means that all homes must be in a good state of repair (ie made wind and water tight, possibly rewired too) energy efficient (that often means new windows and better insulation) and they must have either a kitchen or bathroom under 30 years old.

At the moment, councils like ours are considering how they can do this, bearing in mind that a good proportion of their homes are not at Decent Homes standard and they only have a limited budget to get them up to standard. This means there's a consultation programme in process to get resident's viewss. Also surveys of housing stock are happening, to determine what really needs to be done - and then to cost it. The council have then got to decide how to finance the necessary work - options will include transferring their property to housing associations to maintain, repair and manage.

I don't know what's going on in your area, but it's likely something is afoot regarding the Decent Homes initiative - if you don't know already, it could be worth finding out. It might be that in a year or two, your council may not have direct control over its properties - some or all of them.

Thanx Fd and Snowdrift, i didn't know about the decent homes thing, i will try to find out how it is going to effect this area.
I'm determined now to get the housing to stop messing me around and give me something definate to go on.

oh just found this thread nutcracker i feel a bit silly now, i didnt no you was having such problems with your house good luck xxxxx p.s i was in a studio flat with boyf and dd for 15 months till they gave us our 2 bed flat so i sort of no how you feel good luck

Nutcraker - www.upmystreet.com allows you to type in a postcode and it will give you info about local amenities - and schools. It gives you stats on exam results, how many pupils there are and so on. Thought it could help if you want to look up and see if those schools are ok. It also give you crime stats - which helps to tell if the area is as bad as you think.

Nutcracker - sorry to be so long getting back to you re. Northants (postcode NN12) house - unfortunately, it looks like it is a no go - the house my friend is in is only a two bedroomed (although one is probably big enough to be divided into two) - however, she needs to have a garden as she has a dog - dosey me forgot about her dog. She is interested in moving to Walsall and/or Wolverhampton.

Anyway here's my update for today. I have phoned Castle Vale today because i hadn't heard a thing since taking the letter in on Friday. Anyway the woman i needed to speak to wasn't there (story of my life) but the woman who i spoke to said that it should of been passed on to some bloke, who then decides wether you are ill enough to have medical points. Apparently they will write and let me know.
Phoned my H/A to ask about the 4 bed and NO i won't get it, even with dp's daughter stopping every wekend. The reason is because in areas as popular as this one they have to fill they cannot justify underoccupancy. Basically then if there was a 10 bed house in a shitty area then i could have that because no one else would want it.
I'm going round in circles i think.

I just applied for a private rental, went to see the estate agent this morning and the man said his clients don't want to take people like me. I burst into tears. Hope it works out nutty

They meant that as i am on housing benefit with two kids, there is obviously something wrong with me. I am not toilet trained and will be on smack by the end of the week.

I don't know what they meant it just really hit a raw nerve "people like me"

Oh what a B***d. What i never understand is that if you are on housing benefit then they know that the rent is going to get paid so whats the problem. Nearly all of the private rents around here don't accept anyone on housing benefit either.
Didn't realise you were trying to move FF, where do you live now ???

I'm not in a desperate rush to move, i just always have my eyes open. I like where i live its just that i have no garden and have to lug everything up concrete steps everyday. I just want to be able to through my kids into a garden this summer

Steps - There a nightmare aren' they. I nearly slipoped pulling the pushchair up the stairs this morning. No gardens a pain too. My kids really miss having a garden, especially ds1 as she can remember having a massive garden when we had the house.

Agree that there can be probe whoever has the property but considering that i could supply refs from my H/A saying that i have been 'perfect' tennant e.t.c then i don't see why i shouldn't be given a chance.
The house that we had repossessed is now being let out, to a family who have now wrecked it and spend all their time having loud parties and arguing. That house meant the world to me and it makes me so mad to think about what they've done to it.
Not that it's got anything to do with anything.

It is just the fact that anyone can be unreliable with there rent, H.B. or not, it is the person involved. I would treat the property well, i would pay full rent etc. What about people who are just cons. I hate being put in a sterio type, it is just the luck of the draw and circumstance that has put me in this position. It doesn't mean i am untrustworthy or dirty!!!!!!!!!!

Right, another update....
I feel slightly sick, just telling you.

Some of you may remember that we considered the possibility of doing a housing exchange with someone living in Burchington in Kent. Well we phoned them tonight, to say that we are interested and could they bring the phots and video that they have of the house, around for us to see.
Just the thought of moving that far away make sme feel very sick, and i know i won't sleep a wink tonight, but i felt that we had to at least have a look, as it sounds exactly what we would like....

Quiet Rd, Semi detached, Largish back garden (with fruit trees), Living room, Kitchen diner, 3 Bedrooms, GCH, Lots of good schools, and 15 minute walk to the beach.

I have the name of the road too, so if anyone lives that way, and can give me some info on it, i'd be very grateful.

Now off to have large glass of wine
