Mellow - I think the location is fantastic and that's what's selling the house. If the other person hadn't put in an offer I reckon they would've accepted ours, now it looks like it will be a bidding war. Trouble is we can't really afford to go much higher. Dilemma is do we stay with our final offer and play the no chain card? Also, as it's early in our house hunt we don't know whether such a property will come up again if we let this one pass - better the devil you know

Thanks Sfx but if Thu afternoon probably can't make it as DH finishing work early then

I'm going to sfx's at 10am on Thu.

I just read that Halifax reported a 2.5% drop in property prices (not specifically in London) in the last month which happened last in 1992.

So, take heart. You'll be getting more for your money on your next place if you don't get this place.

sj, good luck with the offer. We've never bothered with bidding wars, our view is we've offered what we think its worth to us & if we lose it then it wasn't meant to be!

Mellow, have you had any luck yet with the flat?

I agree Ros, part of me thinks we've made our final offer and that's that, but then I would hate to lose out for the sake of £5k say. Will chat to DH later tonight, see what his view is...

SJ no parking here they get really arsy and fine you even for short periods unless you have a ticket from the gate.
but there is lots of parking at the Retail thingy if you park near Marks you can come through the gate

got my essay mark which was better than expected much to my relief.

Thanks for the teething talk ladies, he's been pretty grumpy and hasn't eaten much but I'm sure he'll be fine after another sleepless night tonight...!!!

Bunyan - would love to meet up, How about Monday afternoon? I try to get out with DS every day too, we usually go for a walk on the river and feed the ducks (although most of the scary crows come from the graveyard and nab all the bread before it reaches the poor little duckies...!)

Was really looking forward to a few days at my mums but now my sister has got tonsillitus so I'm not sure whether to go, I really need the time away to get some free help and talk to someone that isn't DH...

Beginning to feel the return to the army of the bleary eyed, and thought a good old chat with other mums in the area will see us through to worst of it all. Hi Lausy, how are you doing? We spend most of our baby days trips out in Isleworth as there's nothing really going on baby wise where we live. We pop along to Babyzone and the Redless One o clock club - are you familiar?

Not sure yet how I'm going to get out of the house with two however - had our first trip out to Tesco's this afternoon with both our little darlings - strange to go back to newborn ness again (and so soon! - my son was only 7 months when little miss was conceived!! - argh!!)

2under2 - are you near Osterley Park? Nice farm shop there! I'm in Hanwell but used to have friend who lived near there, and also drive pass it to work.

I'm not bleary-eyed today, for a change! Didn't even lose it once! Everything under control. Ha! Old university lecturer used to say confidence is the feeling you have just before the ground falls away from under you. Not an optimist, eh?

sfx - wish I could come to baking (nearly typed barking!) session! But I'm supposed to be working ...

Yes Sing we are, and very familiar we are are with it aswell - fantastic veggies - been a godsend for me with my ds, a walk through the park to pick up the weekly veggies - kept me sane throughout the chaos of life with a newborn. They often have lovely events on in the park for those unfamiliar with it - Easter Egg hunts for eg, carols in the stableyeard at christmas etc

What are things like for baby friendly facilities where you are Sing, would love to find a Mother and Toddler Group for afternoons where it wouldnt be too hellish with two to look after..? Any ideas?

No i haven't been to either of those groups yet, I thought maybe Dayan would be too small ?

I can't face the tesco's trip any more so I just do it online every Sunday, much more relaxed shopping and it stops me from buying too much chocolate !! How did it go with the 2 of them?!

SJ - work out the top you are prepared to pay and offer that.

We were involved in a bidding war with 3 other people for this house. So we offered to pay asking price and we got accepted, though the house was worth more. Even after that, someone nearly gazumped us the day we were due to exchange!!! The seller tried to stall exchanging on the day, and we said "exchange by 12 noon or deal is off". We later found out he was waiting for another offer from someone who was planning to bid above us just at the point of exchange!

You need to work out what you are prepared to pay and offer that (as Ros said really). Otherwise you may kick yourself afterwards.

How much do you want it?

Well my toothypeg op went very well - the dental surgeon at the hossie is super and does keyhole surgery through a teeny hole srilled in the filling, through which he looks with a microscope!

CoV - Lodger is OK but she is very stressed atm 'cos of college pressure and DH delays in arriving. I simply asked her to tread more softly/not bang doors late at night and she got very childish and defensive. Then said "anything else?".

She was very quiet last night though, so mission accomplished

Well I just spoke to DH and he agrees with me that we reached our limit with our 2nd offer today so we'll stick with our guns and see what happens tomorrow am. If we do get the house then fantastic, but if not there are plenty more houses on the market now.

Sfx - well done one essay, you must be pleased

Glad the op went well Foxie. Hope lodger "behaves" herself from now on. Just think at least she is better than the last one!

Am off to Brookland's car museum with the children and some friends tomorrow. May venture to Kew either on Thurs, Fri or next Tues to meet up with parents for lunch etc, so may spot some of you there as no doubt we will have to do a visit to C+C. Have to spend a few days up at ILs' as dh's grandfather is here from SA for his annual visit.

I just wish the garden was a bit more sorted and the weather warmer so the children could be outside more this holidays rather than either having to take them places or supervise them playing out front. Despite having the playroom the mess seems 10x as bad (and we all know how anal I am!! - I can see a major cleaning op will start first thing on the MOn morning as soon as the troops are dispensed to there various schools/station/ nursery etc)

2under2 - sorry can't help with M&T groups. We never went much when DS1 was small and with DS2 we almost have a playgroup ourselves at home! I thought Osterley library's quite nice with toys and they didn't seem to mind a bit of noise. Are there bluebells in Osterley Park in the summer?

Twounder, I guess I'll probably be heading back to Babyzone in the next few weeks with ds if you ever want to meet there one day - I used to go with dd when she was little. Foxie, glad tooth op all ok, never nice is it. Hope everyone else is ok. Am desperate to get to Kew Gdns soon so heading to Kew Retail tomorrow for buggy board and let's hope that dd takes to it!

bunyan I have a M&P pramete which has a sort of platform where the buggy board usually goes, dd loves riding in it says the buggy itself is for babies

Kew has the animals now dd spent ages brushing the pigs all very muddy and messy but she loved it

foxie glad it went well, btw have stacks of Tesco school vouchers must remember to bring on next night out

SJ99 - Be careful re: the house, don't get dragged in - we put offers in on 2 different town houses (not at the same time!) and caught out the estate agents happily blagging that there were other offers on the table so that we would up ours...!

Foxie - hope the tooth isn't too bad, I've been putting off a visit to the driller dentist for too long now...!!
