I'm devastated. Don't know what to do. Estate agent just called - we can't buy the house. The owners can't find the deeds. They've checked bank and solicitors, and the solicitors have advised that it can take 9months to a year to get the deeds. So they've put a stop to the sale, and have decided to rent it, and will put the house back on the market when they have deeds.
I don't think I've ever cried as much in my life. I've spent the last week pricing up skirting boards and windows, I've decorated it in my head - it's all planned. I fell in love with the place in May, and have been dreaming about it ever since. I don't know what to do.
I've been to the land registry site - it says it has found no documents for the address.
I don't know what to do. Am I supposed to just give up? rent somewhere... We'll never find anything like this again. It's unique.
I'm so upset, I just can't explain.

Oi I'm so sorry, :( don't know what to say, that's just awful. Could you possibly rent it as you were considering renting anyway & get them to keep the sale going to be finalised when they find the deeds?

Losing this could make you into the uber-bitch needed to whip all parties through the next purchase you attempt (and complete) without mercy, and no epidural for the estate agents...!

What twat lost the house deeds? Surely that's an extremely stupid and incompetent thing to do? That's not even a mouth-breather; that's someone who needs a tracheostomy!

That's what I said to the estate agent - but it's a different agency running the rental. The estate agent said that the owners would not be keen on that.
I don't know why not.
I'm contacting my solicitor now - to get his advice regarding lost deeds.
The other (rental) property agents had someone ready to move in, so I don't think they'd want to start the process again.
Trying to think it's just a setback, we'll have to rent and wait, but I just see it slipping away. :(

oi could you rent it from them now, with a contract in place for you to buy as soon as they come through? If they agreed, you can also that you will but it for the price you agreed now? Kind of like the rent to buy scheme?

I'm posting this here as well as the other thread... but hospital bags, check with your hospital, with mine you have to take cartons of milk in if you plan on bottle feeding/ or are worried you won't pick breastfeeding up in hospital straight away and want to give it a go once you're home

Kristy I gave birth to my DD in water. I am not a completely naked type of person (getting in and out starkers would have been embaressing for me) so I used a fitted long line vest top which was ideal as it didn't float about in the water and annoy me, but still left the action end fully visible for the midwife to examine. If you are more body confident though I would think naked is probably easier (and less sopping wet clothes to deal with when you are done) and allows baby to be skin to skin straight away. MsBuggy is right about the water cocooning you and this was part of the attraction for me, in that it felt like a lot of the gory details were less on show, well apart from the poo fishing the midwife needed to do with a sieve, but at the time I barely noticed and really didn't care.

oi what a nightmare, sorry no practical advice though.

I'm quite annoyed, my bump seems to have grown considerable overnight to the point that my maternity jeans are falling down as they don't sit right over my enormous bump. I really don't want to buy any more as I'm only 5 weeks away from when I had DS, but if I went overdue I can't cope with hoiking up my jeans every 5 minute for the next 11 weeks!

hi all, am somewhat calmer. DH came home. We're just going to find somewhere to rent. It's annoying as my mortgage here is peanuts, and renting is just giving away cash, and moving twice... BUT we'll then be in a good position to buy, and we can carry on saving up and get a better deposit together. I'll just have to keep my eye on Springfield and keep in touch with the estate agent. Hey ho.
Springfield has been on the market for about a year, so it's very frustrating that they haven't got the deeds. But there's nothing we can do about it.
[hsad] I spoke to the solicitor and he confirmed that proving ownership of an old property can take a long time.

DH has nipped out to buy the Great British Bake off ingredients to make the pork pies with quails eggs from last night's masterclass show. We are convinced that this will help us to feel better - even if we can't eat them until tomorrow. [h hopefull emoticon]

Oi are you sure you cant rent the place? i wouldnt be surprised if your estate agent is just saying they wouldnt be happy for you to so you buy another house through them and they havent not had a sale from either of you? They are crafty beggars.

At yoga last night we did some circulatory exercises for wrists and ankles will have to keep doing them, just dont have the movement in my left one to do it properly but maybe it will loosen them up.

figgy has a point Oi agents might also be worried that you'll end up buying Springfield directly from owners or through agents who are dealing with the rental [hhmm] I'd send the owners a letter directly to see if that gets you anywhere; surely it's better for them to keep you on the hook than just to let you go & start all over again. they are obviously complete muppets though so maybe this hasn't occurred to them

Only trouble is, if you did end up renting it, could you really stop yourself from adding value by doing renovations? If not you could end up pushing the price up by the time they find the deeds.

Starting to worry about the ugly blue veins that have appeared on my legs, feet & around bump...is this how varicose veins start? Should I be worried?

oi i would contact the vendors directly. As they may agree to you renting it, and buying when the deeds turn up. I was going to purchase through the rent to buy scheme, which in theory is pretty similar... A contract is drawn up, saying you rent the house for x amount f time, then when the deeds come through you purchase the house for the price you have already agreed. Any value you add to the house, you keep!

The only problem is they may delay getting the deeds as they are still gtting rental income :(

Oi I feel terrible for you you. We ar all keeping our fingers crossed that it all works out. The only thing to keep in mind with all this is that you need to be prepared incase the deeds don't show up or that there are people contesting ownership.

As for the rest... it seems I have more lows that highs today...

Oi that really is rubbish but I agree with the others - were I the owners, I'd rather put the buyers in to rent that let another couple rent and my potential buyers get away! As for the rental agents who can't be bothered starting again, that's their job. Besides, we're setting up a rental at the moment - it's not like it's extensive amounts of paper work (compared to a sale) so they should be amenable to it.

Anyway, hope you're sorted soon. Know it's hard when you really just want to settle!

Ok, I'll contact the rental agent tomorrow morning. But I'm not hopeful. Plus it'll be tough living there with the house in that state and not be able to do anything... I don't have contact to the owners. It may be better to rent somewhere newer and family friendly - with a shower, etc! - and keep an eye on Springfield.
That was my low.
High: DH made pork and quail egg pies for tomorrow. And they look amazing!
Pram arrived! Nursery furniture arrived!
Chorizo sausage bake in the oven.
Nephew here for the night.

Its Friday and DH home
Son sleeped in his own bed in his own room all week (he is loving all the surprise toys he is getting for sleeping there and so are we. Tonights suprise is a takeaway and a new dvd to watch together as a family - so time in Smile)

Lows:
I have a bad cold and sore throut and feel really ill.
I'm so tired.
I have had a few pains in my cervix - feels like its getting ready to open.
No energy

Oh no, oi, that's staggeringly stupid of the owners- what kind of numpty loses title deeds!!! And then tries to sell the house without checking they exist?!

I know you're gutted but sometimes things happen and it's a blessing in disguise: worth checking with owners directly in case the estate agents are embroidering the truth. If it sounds fishy, though, you will have to walk away. We tried to buy a house that turned out to have an unofficial sitting tenant relative with a stake in the property: we put in the offer not realising this, then we checked the land registry to find the relative had an official stake of financial interest (ie a formal link to ownership) and she didn't want to move out!! We then got some serious verbal abuse from the "propety owner" when we retracted our offer. We ran like the wind and it was a full year before it finally got sold. Don't know what the vendor did with the relative to achieve this!!!
