To feel a bit sick at this quote?

We need or fascia’s and soffits replace round the roofline. Bits have rotted and birds are getting in under the wood. Got our first quote tonight - nearly £15k!! I feel a bit sick at the thought. My question is, is this a reasonable quote? I have nothing to compare it to (yet). Am I being unreasonable to think this is a bit much?

Surely the only thing you can compare it to is other quotes from different providers for your own house?

WompWompBoom · 10/03/2025 18:38

I mean. It's all relative. How big is your house, is scaffolding needed? Where in the country are you. If you live in a 5 bed, three story house it's going to be a lot more than a one bed bungalow.

I had mine done last week and am in a semi detached house, but had an extra run needed as have a porch type thing that runs along the front of the house. Total cost was £2400.

Invisablepanic · 10/03/2025 18:38

Will they need to put up scaffolding and is that in the quote if so? All you can do is get a few quotes in, preferably from recommendations.

Had to check this out a little as that seems astronomical:

Copied off Google...

If you need a new fascia board, the replacement cost per linear metre is usually from £80 to £100. Replacing soffit boards is slightly more involved due to positioning and will usually cost somewhere from £100 to £120 per linear metre. 9 Aug 2024

Hope this helps a little! I know it's a from a few months ago, but your quote seems ridiculous!!

Do you know any friends who may know someone in the business?

Get at least 3 quotes. I've just had this with fencing, luckily a friend of a friend eventually got me a decent quote.
Good luck. 💐

RobertaFirmino · 10/03/2025 18:45

Could you ask in your local Faceache group?

EmoIsntDead · 10/03/2025 18:52

We’re in a small detached house in the Glasgow area. Scaffolding will be needed, that was included in quote.

thecatdidit · 10/03/2025 18:53

My husband is a builder and does this sort of work. That price is outrageous.
Generally speaking if it's a three bed semi detached, say, and scaffolding is about £2k, then absolutely no more than £6k.
Do as others suggest, get three quotes and ask on your local pages (Facebook or Nextdoor are good places to look)

That's an insane quote then. Definitely get some more and ask around friends/work colleagues who can recommend others to you.

thecatdidit · 10/03/2025 18:56

We live in the south east England where prices can be a bit more than( say )the north .

TeenLifeMum · 10/03/2025 18:56

My parents got theirs done cheaper because the company had their own scaffolding tower so that saves half the quote. Get 3 prices to compare. I’ve heard a few people have vastly different quotes recently. For £15k I think I’d be watching you tube and learning a new skill

Also, ask for a breakdown of labour and parts plus time frame then you can do an exact comparison with others.

Thank you so much for this! I was hoping for 6-8k but 15 had me nearly hyperventilating! I’ve posted on the local fb page and had one reply from a small family business, hoping to get some more ppl out for quotes during the week.

I thought it was too high but then I’ve never had to have anything like this done before. Thank you for confirming I’m not overreacting!

Take heart @EmoIsntDead . My mum recently got 3 quotes for having her house reroofed. They were 8k, 9.5k and 18k. She chose the 8k one and they did a great job. Sometimes contractors quote high as they don't really want the work, sometimes they quote high in the hope that you can't be arsed getting other quotes in, and sometimes they're just trying to take advantage.

Delphiniumandlupins · 10/03/2025 19:03

Seems high to me. We replaced our roof (Glasgow area), bungalow and needed scaffolding for not much more than that!

BobbleHatsRule · 10/03/2025 19:04

Just had my 4 bed detached house done scaffolding included for £4000.

That price is daft

ArtTheClown · 10/03/2025 19:05

That sounds like a fuck-off-we-don't-want-your-business quote.

TonTonMacoute · 10/03/2025 19:06

It's pretty standard to get three quotes for any job. One will be stupidly low, one stupidly high so you go for the middle one.

That definitely comes into the stupidly high category!

EG94 · 10/03/2025 19:07

I had this done on 3 bed semi, had it scaffolded but got that for free, I knew people. The actual work itself and I also had the gable hardie planked was 2.5k. 3 men, 1 days work

haufbiskiy · 10/03/2025 19:08

let me guess - was that from checkatrade or another such website..

Favouritefruits · 10/03/2025 19:09

I just had a full reroof, soffits, facias , new gutters and down pipes and two VELUX windows £12,500 they got rid of all the rubbish be the quote included scaffold hire.

i think your quote is ridiculous!

We are this done soon and the quote was at the lower end of what you were expecting, including scaffolding.

Ineffable23 · 10/03/2025 19:10

I think mine cost just a shade under £4k, which was for a 2 bed end of terrace and included a single storey extension, repointing the top of the end wall, repainting the whole end wall and sorting the flashing on the chimney.

That was late 2023 and included scaffolding.

Roselilly36 · 10/03/2025 19:14

Get more quotes, we needed this done at our last house, large detached, 5 bed, Anglian quoted £16k! Had it done by a local firm for under £4k. This was quite a few years ago.

Krop · 10/03/2025 19:17

That sounds crazy. I had this work done for £3k. It was a few years ago, so prices will have gone up, but not to £15k.

AcquadiP · 10/03/2025 19:19

Seriously, I'd be expecting a new roof as well for that price. Scammers.
