To feel a bit sick at this quote?

We need or fascia’s and soffits replace round the roofline. Bits have rotted and birds are getting in under the wood. Got our first quote tonight - nearly £15k!! I feel a bit sick at the thought. My question is, is this a reasonable quote? I have nothing to compare it to (yet). Am I being unreasonable to think this is a bit much?

We had a first quote like that from Anglian Windows. Gave us a heart attack.

All other quotes were closer to £3k and all the others said we didn't even need new sofits.

PS I agree with pp that Anglian are scammers. I wouldn't touch them with a bargepole now, their prices were immoral imo. They also gave me the hard sell, the "limited time offer", the "ring the manager" etc etc.

Oh, they also told me scaffolding was essential and a legal requirement and really tried to scare me about it. I asked all the other people who quoted about scaffolding, as of course I would be happy to pay in that case, but all of them said it wasn't required for my particular job.

We had our soffit replaced when we lived in a smaller house - it cost £150. Are you sure your quote is £15k?!

Quite sure, thanks 🙄

Thank you all so much for your advice tonight, I’m feeling much more hopeful that we’re not going to be bankrupted in the near future! DH has been trying to cancel but the salesman is trying to get him to sign a contract ‘to hold the special price’. He’s having absolutely none of it. Got lots of local recommendations to investigate.

You’re a good bunch, you lot ❤️

Have a look at Guttercrest and look at the roofline products

If you contact them you could ask them for a recommended installer in your area
https://www.guttercrest.co.uk/

Make sure you get a contract in writing from the installer and ask about guarantees (only worth having if insurance backed).

If you go with a roofer, make sure they are NFRC members: https://www.nfrc.co.uk

Get a few quotes. Sometimes when builders have too much work on and don't really want the job they will give you a silly quote. One roofer quoted us just over 10K to replace our roof. Other quotes were far more realistic and similarly matched at around £4700 - £5000ish

Bunniemalone · 10/03/2025 21:07

Get some more quotes from checkatrade, as they guarantee work. I had quotes recently to have outside of a detached bungalow painted. I had 4 quotes starting at £850... Highest one £12500🤣. Was same with a patio a few years back, starting at £3500, went up to £18000. You get a lot a chancers.

TonTonMacoute · 10/03/2025 21:08

EmoIsntDead · 10/03/2025 20:25

That would be great, thanks 😊

A good tip is to ask local builder's merchants for a recommendation, they know who is good or not.

The downside is that the best people usually can't get to you for several months!

God don’t do that. Checkatrade is full of scammers and chancers. Avoid like the plague

The initial quote was closer to £20k, a few phone calls and it came down.

Go for local companies not franchise or national big companies.
Personal recommendation for quotes is good.

Etten1 · 10/03/2025 21:25

Ask for recommendations from local builders merchants. They can sometimes be quite helpful.

albalass · 10/03/2025 21:33

Can I ask who people have used to do this type of work - is it roofers or builders that do soffits and fascias (need mine done too). Are the old wooden ones removed and replaced with UPVC?

WomanInTheBoat · 10/03/2025 21:54

Following with interest as i need this doing. I’ve had one quote for 8k which was a higher than expected so going to get some more. 4 bed detached in North East.

LivelyHare · 10/03/2025 21:58

Had this done last month on a four bed detached in Surrey and it came to £5,800 including scaffolding.

Lillipops · 10/03/2025 22:04

@EmoIsntDead try Heritage Roofing, they do gutters & facias etc and a very reasonable. Price includes skip & scaffolding. They did our roof 5 years ago and they've since done most of our street, they were great to deal with and did a fab job for a good price, would highly recommend

Report them to trading standards. They sound like the types who go round scamming older people.

MyrtleLion · 10/03/2025 22:09

EmoIsntDead · 10/03/2025 19:27

Funnily enough it’s Anglican that gave us our quote today 🙈

Anglian are not selling windows, they are selling expensive finance agreements to pay for windows. Don't touch them.

Wigtopia · 10/03/2025 22:12

EmoIsntDead · 10/03/2025 18:56

Thank you so much for this! I was hoping for 6-8k but 15 had me nearly hyperventilating! I’ve posted on the local fb page and had one reply from a small family business, hoping to get some more ppl out for quotes during the week.

That’s either the “don’t want the job” price or maybe a mistake and should have been £1,500 rather than £15,000? 🤔

Devianinc · 10/03/2025 22:23

How old is the roof. That’s what makes the difference. Old roofs need total replacement of those but you’ll feel better for at least the next 30 years, hopefully

Devianinc · 10/03/2025 22:25

And they always come back for more money for something else. Just tell your paying them for what they quoted.

PoliteMauveSwan · 10/03/2025 22:26

thecatdidit · 10/03/2025 18:53

My husband is a builder and does this sort of work. That price is outrageous.
Generally speaking if it's a three bed semi detached, say, and scaffolding is about £2k, then absolutely no more than £6k.
Do as others suggest, get three quotes and ask on your local pages (Facebook or Nextdoor are good places to look)

Which is still a crazy price

BMW6 · 10/03/2025 22:30

Anglian are notorious for this shit. I wouldn't touch them with a bargepole for any work whatsoever!

MimiSouris · 10/03/2025 22:35

We are east coast Scotland, 4 bed detached house and had ours done 2 years ago. 4.5k using scaffolding. That quote is ridiculous

Melroses · 10/03/2025 22:35

Yes - Anglian are noted for this, along with Zenith who will not leave your house for hours on end until you sign up. Total PIA.

indigopotato · 10/03/2025 22:40

I don't trust checkatrade for reviews of tradespeople they are fab for their articles on reasonable prices for jobs:
www.checkatrade.com/blog/cost-guides/fascia-soffit-guttering-replacement-cost/

Bojheybuddy · 10/03/2025 22:58

We’re in central Scotland in a four bed detached house. We’ve just had our soffits and guttering replaced. First quote was £15K. After getting a few quotes we ended up paying £9K
