Private developers will be building SH, who has the money to pay them for these?
A developer near me, has 30 SH 's he cannot sell, site moth balled, HA's are focusing on upgrading existing properties, ready for the new renters rights standards....

We cannot borrow, we cannot tax significantly... so where is the money to pay for SH ?

But that’s what the property costs to buy, it’s not the building cost.

Its what the developer can sell for.... he cannot sell for cost, so someone has to make up the difference & costs are increasing, the more you build, the more demand is for land, labour and materials.

We have no state builder so Barratts etc have to build and they want max profit...

Its a huge problem for any govt wanting more SH, now that the money from council house sales has dried up, what money that once raised, is long gone.

If developers are contracted to build SH they will accept a lower price than selling in the open market due to lack of risk and no need for marketing or sales incentive costs.

Exactly that. Especially if they’re having difficulty selling properties built “on spec”, that must be causing them cash flow problems. My only concern about that would be they cut corners and build substandard properties. Obviously the cost would be lowered by not including en suite bathrooms, etc.

There was a very good segment on Today this morning around how the law on what can and can't be said online needs simplifying and clarifying, but that free speech can't be absolute. Very measured and sensible, and Lucy Connolly sits on the wrong side of the line no matter what.

Remember developers deliberately ration their sales to ensure the market stays as high as possible. The market rewards slow builders.

Re the shortage of housing issue - still thinking granny annexe style log cabin prefabs is not the worst idea .
Around 49k I have seen.
I did email Angela Rayner but I am not a constituent so will have to do the other channel but definitely not by contacting my MP.
The MP is Alan Mak. Anyone ever heard of him, Tory, he got in by about a 95 vote majority?

Nigel Farage - even if he had a misstep ( thinking back in time to the likes of Hilary Clinton's faint, Joe Biden's trip up the steps of Air Force 1, Neil Kinnock's fall on the beach, Ed Milliband's bacon sandwich etc etc )
would the press jump on it like they did with these examples or has he got an absolutely free pass on everything, and if so why ?

Re the shortage of housing issue

If you can build and sell a house in a month from permission being granted developer pays no tax on it. Every week after that the tax goes up 10%. When it reaches 100% the house is taken by the government to be sold with proceeds going back into social housing.

Couldn't finish a house in time because you couldn't get enough brickies. Oh dear. Maybe pay them more. Build around the clock.

Hurrah for private enterprise !

My actual glasses are a similar size and colour, though a bit more rounded.

Some interesting things coming out of Zack Polanski’s social media this morning. He says he wants to make Labour scared if Greens like they are of Farage, because currently their fear of Farage is pulling them to the right. If he can make the left scary, the logic is that it’ll pull them back that way.
Not sure I like that he calls himself an eco-populist though. Populism is all about simple solutions - the ‘if you only have a hammer everything looks like a nail’ school of political thought. But a leftward weight would be nice.
