Nothing can be proposed in any talks about Ukraine without Ukraine being present. Putin MUST NOT be allowed to keep the territory he has taken by force. It will encourage other nations to do the same.
I agree with you that something has been discussed, but there have been so many red herrings it is very difficult to work out what.
Is Trump trying to force Ukraine to allow Putin to keep the Donbas and Crimea.?
Has he made a deal with Putin over those areas? There are thousands of developers and architects without the land to develop.

Trump previously wanted to redevelop Gaza. It didn't go down very well at all.
Trump made a deal with Putin to protect American shipping in the Black Sea: why? There had to be a reason. Either transporting minerals from mines, or development companies to and from Crimea.
Putin controls Ukrainian exports and imports. African governments had to beg Putin to allow grain to be exported from Ukraine. If he is allowed to keep land, Ukraine will lose almost all it's coast to Russia, maybe all, if Russia continues to attack Odesa.
Trump withheld weapons and security from Ukraine, making her even more vulnerable. Ukraine had to give America mining rights to secure more weapons for their defence.
Trump is hedging his bets. ' Heads I win, tails you lose.'
He can persuade Ukraine to allow Putin to keep the land he invaded, and finish the deal with Putin for mining rights and redevelop Crimea. That will not happen within his term, but he will cash in as a businessman and his company will have the redevelopment rights after he is no longer President.
OR
He can back Ukraine to recover the territory and send American weapons direct to Ukraine (instead of via Europe)to make peace, on the condition that America will have all the mining rights to Ukraine minerals until the mines run out. Most likely, after his term of office ends, it will be an American company who will profit from it.
