Is this the quickest sale ever?

Ok so I know technically Im not sold yet but I rang the estate agent on Tuesday . He came around to look around and to discuss marketing and price

Hour later he rang and asked if we could do a viewing within the hour as he had a buyer looking, so we said yes

Wednesday he came back to do the measurements, photos and video

Halfway through he takes a call, can he bring the viewers back without us there - sure

4pm Thursday hes back saying buyers have offered 5k over , are in position to proceed , everyone in their chain is , my new house I have on reserve will be ready in January, will I accept

Not even a brochure published and the house sold STC

We only thought about moving a week ago and now it seems we are

We had very similar, Op. I decided that the price we were asking was obviously too much of a bargain and asked the (not very impressed) Estate Agent to market the property. As a result we sold for 10% more than the original offer within about 10 days.

We weren't relying on the sale to be able to move and this was about 5 years ago so very different times re buying and selling property, but for us it worked well.

Some people say that if you are offering something for sale, and potential buyers immediately try to bite your hand off, it is a sign that the price is too low.

Ifailed · 09/10/2026 06:23

I remember reading about properties being sold and completed on the same day in London, in the 90s.

Tortephant · 09/10/2026 06:52

It’s not the quickest sale ever and I would be very suspicious about this.

have you had any other agents round for valuations?

Notonmyland · 09/10/2026 06:53

Did you get more than one quote from estate agents?

BloodyRoses · 09/10/2026 06:57

We had similar. The day they came to take the pictures they called later and asked if they could bring a couple through who had missed out on a similar property recently.

My house was in perfect condition for the photos so I said why not! Under offer the next morning.

LifeBeginsToday · 09/10/2026 06:57

That estate agent is ripping you off.

Halfblindbunny · 09/10/2026 07:00

It's a quick offer not a quick sale, you have no idea how long the sale will take or even if it will go ahead. Never ever count your chickens when it comes to selling a house.

Agreed.

You will have an idea of value and it only takes one buyer.

In a rising market i'm with @Motnight but in thisarket with 6% mortgages??? Id count myself lucky and crack on

HinzKunz · 09/10/2026 07:04

Have you had more than one agent in?

DailyEnergyCrisis · 09/10/2026 07:05

It’s a quick “under offer” but as others have said there’s a long way to go- often things don’t go to plan. But wishing you a smooth and speedy journey with it.

DailyEnergyCrisis · 09/10/2026 07:06

And yes, always good to get a few valuations, this doesn’t feel quite right in the current market.

rose69 · 09/10/2026 07:41

worth checking that it’s comparable with the area but some places
are still very popular.

OllysArmyRidesAgain · 09/10/2026 08:01

I bought my current house like this before it went on the market. It was almost 30 years ago though.

I knew what style of house on a newish build estate, had recently had a purchase fall through, had already completed on the sale of my house and so the estate agent knew I was ready.

When he valued the house, he told the vendor he had potential buyers ready to view and offer. I don’t know if they got other valuations but this house was £2k more than the one that fell through and spot on for the estate and house type.

Had similar with my parents house. We had a few agents out to value. One told us they had a buyer who was looking for something exactly like what we were selling. We thought 'oh yeah, that old chestnut' 🙄We did go with that agent though, but not for that reason. He came out to do the details and while he was doing them he took a phone call from those buyers wanting to view before anyone else got chance. He asked us if we minded, we said 'yes okay'.

Turns out he actually DID have buyers he knew would be interested and as soon as he came out to value he went back to call them and tell them about our house and to look out for it as, even if he wasn't the one marketing it, it would be coming on the market imminently with someone. When we instructed him, he called them straight away, hence the call he had back from them to view.

They came and viewed the following day and offered us the asking price immediately and asked if we would not let anyone else see it.

We accepted, and they were first time buyers with a mortgage in place and the whole sale went through, without a glitch, in 6 weeks. They didn't even have a survey on the place which we thought was mental on their part. Their Solicitor apparently advised them to but they just wanted no hold ups and wanted to get in.

We were amazingly lucky.

Askandyforcompo · 09/10/2026 09:48

I had the same. First viewing, I did it as it was on a Saturday and all the agents were doing other viewings. They offered that afternoon, full asking. Cost me £3k and all the state agent had done was take some photos!

BatchCookBabe · 09/10/2026 09:49

Why have they offered £5K over the asking price? Confused

Is that even possible?

It can be valid - maybe their previously planned purchase failed through and your house is similar in the key parameters.

We were in a similar situation as first time buyers - our intended seller pulled out, so we had mortgage in principal ready, all paperwork around our incomes ready, money released from slow to get accounts.

Two weeks after something even better suited for our needs appeared, we went all in - we knew the area from our previous search, were proceedable, didn't try to wriggle about the price, had the solicitor ready.

The EA was impressed, as FTBs are often a hard work in a specific way.

PigletJohn · 09/10/2026 10:09

Let's hope the buyer is not the Estate Agent's brother, or buddy.

Such things are not unknown.

TheAnnoyingSatsuma · 09/10/2026 10:11

Totally possible. We’ve done it twice.
Most recently, our neighbours house sold very quickly. We spoke to their agent who had a number of active buyers that had missed out. One family came to view ours the next day, offered the asking price, and that was that. We offered on our purchase on the day it went live on Right Move.

AhMh67 · 09/10/2026 10:38

Mine was a second literally I said to my sister we are going to sell she said I will buy it. Simple as that lol

Yeah

And it’s a quick offer, not sale it could take ages

We’ve had it with a relative who did need to sell their property urgently

Someone went to see it before the EA had even done the Photos and put an offer on

He’s the guy who bought it. It was a quick sale no chain. But that still took weeks.

I don’t think this is unusual. Lots of properties get sold privately as well. Anyway, I hope it works out for you.
