Ok so I know technically Im not sold yet but I rang the estate agent on Tuesday . He came around to look around and to discuss marketing and price

Hour later he rang and asked if we could do a viewing within the hour as he had a buyer looking, so we said yes

Wednesday he came back to do the measurements, photos and video

Halfway through he takes a call, can he bring the viewers back without us there - sure

4pm Thursday hes back saying buyers have offered 5k over , are in position to proceed , everyone in their chain is , my new house I have on reserve will be ready in January, will I accept

Not even a brochure published and the house sold STC

We only thought about moving a week ago and now it seems we are

I viewed and bought my first house a few hours after the estate agent was instructed so no ads/photos/anything. The estate agent got the instruction on the Friday morning, I happened to be in the estate agent's office browsing at lunchtime and they mentioned my house, so I made an appointment to view after work that day and made an offer there and then.

Anyone can make an offer. Unless they are in Scotland it's not binding and is meaningless.

I know people who have put 3 offers in at the same time to try to secure one chain being completed.

Why did they specifically ask to view WITHOUT you being there? Are my spidey senses wrong?

Is that not what happens normally? It’s the norm in Australia for viewings to be done with the owner elsewhere. The agent is there and that is who you’re dealing with. I sold my house a few months ago and never met the person who bought it. 🤷‍♀️

BatchCookBabe · 09/10/2026 13:55

FirmSnake · 09/10/2026 11:44

Why? It's much easier to have a proper look around a house without the owners there. I've never viewed a house with the owners there in fact.

Really? Why? Had they already moved out?

I have never viewed a house without the seller there, apart from one time when we were buying a house that someone had already moved out of - he left the area suddenly when a great job offer came up 100 miles away.

The poster clearly means they have just made sure they’re out during a viewing

If it's many years since you bought OP you may not be up to date with all the paperwork that has to be done once an offer is received.
Maybe you've not gone through this with your new build? All that requires is a deposit.

For buyers now, there is a huge amount of paperwork needed, money laundering questions, proof of income, mortgage offer etc.

It's questionable how this can be done in hours. Many buyers are not honest and SAY they have a mortgage offer, the cash etc and it turns out to be lies.

I hope it's not the case for you .

The OP means they have received an offer for their home which they have agreed to accept. Not that they have literally completed the sale in a few hours.

Well obviously!

I just mean I don't understand why the owner of the house would not want to be there!

Isn't it normal for the owner not to be present when the viewings are carried out?

I always scarpered
and cash majority of viewings I went to… no owner

MayJuneMay · 09/10/2026 14:00

The day my (now) house was listed I phoned the agent and put in an offer for the full asking price. I hadn’t seen the interior but I knew it was perfect for me. I was a cash buyer (proceeds from divorce) and the property was empty. My offer was accepted. There was no chain as the sellers used the property as a holiday home. Despite all the planets seeming to align, it still took 7 months to complete. 7 months! I don’t know who was more frustrated - me or the sellers.

Never happened to me. Not when the person still lives there. I find that highly unusual.

As I just said, I find it unusual that the owner is not there during a sale. Never happened to me - except that one time I mentioned when the owner had left the house a few weeks earlier.

You’ve been had mate

Booking the appointment with the kitchen/bathrooms suppliers as we speak :)

@BeurialJimberley Ive known the estate agent 20 years - some people really do have suspicious minds

@Hellzbellz25 Why do I need more money? Ive made a hefty profit on this property, Im buying a new property mortgage free and I have plenty to add to the retirement fund - and a quick sale to boot

We were told 11 years ago not to be there when viewers came. When we viewed never met the sellers.

Maybe it's a regional thing? It would be quite unusual for a vendor to be present at a viewing in my area.

I've never heard of owners being there for at least 5 years, when family members have bought and sold. The EAs show buyers around.

TrueCrimeFanatic · 09/10/2026 14:05

Our house went on Rightmove at 4.30pm on a Friday afternoon. Was drowning in calls for viewings on the Saturday. Had 4 separate viewing on the Sunday. The third couple put in an offer £5 k over asking by 12.20 same day. Had another offer on the Monday, also £5k over asking. Deal agreed by 3pm on the Monday.

we hadn’t even started looking at new houses for ourselves thinking it would take some time to sell. This was 3 years ago.

It doesn't matter how long you have known the EA. By and large they are all the same breed.

If your house is old it will need a full survey.

I really hope it works out for you but be warned that buyers tell lies just to get a house off the market.

I think it's reasonable to be slightly wary. And also not to throw money away because who knows- if it sold so fast you could easily have got an higher offer a day later. Very few people will willingly turn their noses up at another £70K .

Why are you surprised at the speed?

You had to move very quickly with the property you have secure, and within the past week, you viewed, offered and had accepted

Mine too

Where on earth are all these sellers going while all the people look around their house? Time and time again, very likely in the evenings? Are they sitting in their next door neighbour's shed?

Bizarre that they're not there. Never known that before.

We all have different experiences I guess.

Well, he acted in a way to keep your house out of view. Who knows what you could have got for it a week later?

I know exactly what I "could have got" a week later - stress, stress and more stress

Life isnt all about money Its a house, Ive lived in it for 20 years, its now outgrown us . The grounds take 3 days a week work, Im forever dusting, vacuuming, cleaning. It costs a fortune to run. Now Im walking into a brand new 3 bedroom detached, still over looking fields, solar panels, the latest in insulation. Its 1/3 of the size of this house and Im even telling the builders - only one bathroom , there's 2 of us , no need for two PLUS a downstairs loo . There's street lights and pavement and I can walk to the train station.

In the evening?? Estate agents generally don’t hold viewings after closing at 5 or 5.30 latest
