Ok so I know technically Im not sold yet but I rang the estate agent on Tuesday . He came around to look around and to discuss marketing and price

Hour later he rang and asked if we could do a viewing within the hour as he had a buyer looking, so we said yes

Wednesday he came back to do the measurements, photos and video

Halfway through he takes a call, can he bring the viewers back without us there - sure

4pm Thursday hes back saying buyers have offered 5k over , are in position to proceed , everyone in their chain is , my new house I have on reserve will be ready in January, will I accept

Not even a brochure published and the house sold STC

We only thought about moving a week ago and now it seems we are

Where do you live?
Viewings with the vendors present is not a thing now.
Have you moved at all lately?

Most sellers vacate their home.
They go for a ride in the car, go to a pub or cafe, or for a walk, shopping, visit family.

And most viewings are at weekends or daytime no later than 5pm ish. Buyers often take time off work to view, or EAs arrange open days at weekends where up to 20 buyers view in 15 minute slots. It's called 'open house'.

Edited

My EA said I should do the viewings myself, so I did. He asked me what time I wanted my lunch, then scheduled 3 in the morning and 3 in the afternoon. It was a sunny Saturday in April.
It must have worked as I received 5 offers.
Edit to add this was in 2021.

Intersted to see how many estate agents that you had out. If it was just him, I'd be concerned he undervalued your property and sold it to a friend.

You can look up local sales to double check if you're suspicious.

This is a bit like saying I have passed my driving test!

When all you’ve done is book for test.

Exactly.

Anything can happen in a chain.

You might be very grateful for an en suite when you are both in your dotage and can barely shuffle to the loo!
I think you are underestimating the benefit. You have family who will stay? Adult children?
We have 3 loos and 2 full bathrooms. They are a boon.

You know, you appear to be projecting your wants on to me

I have clearly said I do not want two bathrooms side by side just to save me walking six steps when a dressing room and storage is of more practical use

I mean while Im at it, perhaps I should hold out for a bungalow, for when I possibly cant make the stairs? Oh hold on - Im selling one

Is that even possible?

Yes, it did happen sometimes, often with buy to rents

Not a drop of damp anywhere

i can almost guarantee that the survey will uncover some!

Achangetoplan1 · 11/10/2026 08:49

Have you accepted that you were being wildly optimistic in your head title @suki1964 ?

Periperi2025 · 11/10/2026 09:27

ThatOldWomanNextDoor · 10/10/2026 08:08

You'd not get your £50K if the buyer has a survey! You might lose another £50K.

Your buyer is in for a big shock and I hope they appreciate the amount of work needed. From what you say your house needs tonnes of work at great expense. Even if you were offered another £50K I would pick away at that if I was the buyer.

Kitchen, 2 bathrooms, doors - maybe subsidence or damp is doors are warped?

It sounds a nightmare.

Oil is expensive but £3K pa for fuel is pretty normal for a large house- we're close to that for gas and electric. Presumably you choose to have coal and log fires.

Does the house have gas or is the village not on gas? New owners might want it connected.

Edited

You do realise that the government is giving out grants to get people off gas not the other way round, even if you are on mains gas you can get £7.5k towards a ASHP installation.

Loads of rural properties don't have gas, and they change hands like any others it's not the terrifying prospect you think it is.

nc43214321 · 11/10/2026 09:33

Yes I have had similiar twice and went through without problem, nice when this happens x

tardive · 11/10/2026 09:50

Surely everyone knows "Sold" is just shorthand for Sold STC / offer accepted. When an estate agent puts a Sold sign outside a house it doesn't literally mean contracts have been exchanged.

One would have thought so wouldn't you ?

But there seems to be some who delight in nit picking

And now Im being told I have damp in my house by people who have never even see it lol

Was it after full moon ?

I have a rural property @Periperi2025 .
We used to have an oil boiler.
Then gas was led into the location and we changed.

No need to be rude.

However, you did say the buyer had got a bargain because of all the things wrong with your house. You listed them. You implied it was close to a wreck in some places.

Then you come back to say the kitchen is fine just 13 years old.
And the door frame is warped because your Mum couldn't close it.

And you can't be in a village as you're 4 miles from a shop.
Do you think there are no villages that are 4 miles from a town or a shop? 4 miles from a shop is not especially rural.

You do you, as they say, with the en suite.
But bear in mind that if you sell again many buyers want en suites.

Or they are very useful when families stay over. we'd be lost without ours with 4 adults and grandchildren using showers in the mornings.

But, whatever works for you.

trotterstrot · 11/10/2026 11:48

You have not sold your house.

You sound so stressed and you’ve only just started the process…. Good luck @suki1964 (to you and your buyers!!)

exactly

but now 👌

HinzKunz · 11/10/2026 13:17

I think it all sounds like it just lined up for YOU! Others may have made a different choice.

i would have spoken to a few agents but if you know what you need and want and don’t need to maximise what you get then this seems like it’s all worked out perfectly.

the buyers will know they got a bargain so hopefully won’t mess around. Good luck OP!

To be fair, @suki1964 posted a happy post about what felt like a moment of good fortune and serendipity. Yes, things could go wrong, but at that moment, she was pleased. And posters were slavering to rip the absolute shit out of her. For being wrong, for being scammed by the estate agent, for being too happy, for not understanding the process, for selling too cheaply, for lying, for taking advantage of her buyers, for the way she's planning her new home, for not wanting an ensuite...

Even for this site, the responses are an unnecessary pile of nastiness. I think having a mass of gleeful keyboard bullies pile on unexpectedly is enough to make a lot of people stressed.

I couldn't agree more! It was just a happy post - why does everyone want to knock her down?

It really isn't. Read back through. It's the kind of post where it's fair to warn someone that not all estate agents are completely above board, or to talk about a similar situation that went right or wrong. But for the people who are just on here to be gleefully and gratuitously nasty, or pick holes in the scenario, what's the point?
