Chain complete conveyancing support thread

My chain completed on Monday. I’ve booked my survey, instructed my solicitor and applied for my mortgage. Now begins the anxious wait to see if we will actually get to complete.

My friend once likened moving house to the first trimester - don’t talk about it to many people until you’re sure it’s happening.

Anyone else in the same boat? We are hoping for an August completion as chain short, and onward chain was already a way through the process before falling through and us joining 🙏🏻🙏🏻

I’ve just sent a very passive aggressive email to the sails professor at my estate agent saying if no one else would like to be forthcoming with a date for completion (they just keep saying “September”) then this is what I suggest. Waiting for a response.

It was all going so well a few weeks ago but the last few weeks have been excruciating!

Awww @BakedPotatoBeansCheeseColeslaw I hope they come back with a confrmed date for you soon. I foudn that no one really wanted to take control over dates in case it didn't work for others in the chain!

But we have just had an email from our solicitors asking us to officially authorise them to exchange on our sale and purchase so fingers crossed we should exchange this afternoon if they all pull their fingers out or at the very least tomorrow with a completion of 3rd Sept.

I find it so bizarre they have to officially ask for our authorisation to exchange, i mean what have all the chasing emails and phone calls over the last few months been for!!

BakedPotatoBeansCheeseColeslaw · 13/08/2026 12:53

Good luck @Namechange13101 !! I suppose some people do pull out at the last minute!!

Reassuring to know that you also experienced a lack of commitment around dates! This whole thing is such a pain in the arse!

Lo and behold we didn’t exchange yesterday, as someone somewhere above us in the chain needed to check removals!

Heres to hoping it gets done today!

Update….still no exchange, our sellers soliciters have gone AWOL! So frustrating considering they’ve been chasing and chasing this week to get it done!

We go again on Monday!

Sadteacher · 14/08/2026 17:01

@Namechange13101 good grief. I’m going to pour a large glass of wine on your behalf!

BakedPotatoBeansCheeseColeslaw · 14/08/2026 17:43

I’ve had a meaningful update today (although not a good one). The “aml checks” are basically that my buyer’s funds are not going to be available until 1st September so we cannot exchange until after then. Why couldn’t someone have said that before rather than being vague?

My solicitor and I are putting forward a target completion date now for 18th September which is a whole month later than I wanted but not too bad if we can make it happen.

The good news is our buyer has apparently handed in her notice on her rental so at least she will be motivated.

our update is no update. we have a date of august 31st, but no exchange date, no info, no responses to emails, nothing.
however, i think our buyers have been trying to sort electrics and phone lines on the house, as my providers are sending me "sorry you are leaving messages"... seems a bit preposterous!

I think we’ll be in a similar position!

it’s so stupid isn’t it.

I do want to say can’t we all just hop on a teams call (the chain, the solicitors, the estate agent) and sort it out?!

We’re finally in! It’s taken nine months but we are finally in our dream forever home. It’s been a horrendous week - we had a HUGE amount of stuff and the packing etc has taken four days, with more to come on Monday. I’ve been sorting through things for months but my husband only really started this week. 🙄🙄. Thankfully our buyers aren’t collecting their keys until tomorrow because he was still faffing around in his office at 4pm. The movers weren’t pleased when we didn’t arrive hwre until 5. But it’s over, and never again! Im planning to be completely straight and unpacked by Christmas.

Namechange13101 · 15/08/2026 07:40

@Growlybear83 Congratulations!!!! That’s great news,

Thanks @Sadteacher I was out with friends last night so had a lot of wine! The whole process is soooo stressful! I’m juts trying to ignore the uncertainty at this point and just take each day literally an hour at a time! I did have an alert from the land registry about a search on our house on Friday done for our buyers so I’m hoping whatever caused the issue further up the chain (which I still have no clue about what it was!) got sorted so Monday will be more straightforward!

Nomorenamechangestoday · 15/08/2026 09:18

Well we have had a roller coaster of a week thinking we exchange and complete on Friday, to then be told on Wednesday it will be Monday, too late to postpone the movers so we got the house packed up on Thursday and movers in on Friday to take everything in to storage for the weekend.
As the removal men were filling up the lorry yesterday lunchtime we received a call that our buyers solicitor was able to exchange and complete after 1pm! We managed to complete on both the sale and purchase of our new home just before 5pm!!!

Unfortunately it was too late for the movers to bring everything to the new house by the time we got the keys so we are staying with my family this weekend while all of our furniture and possessions is being held in storage over the weekend but that’s ok as we have our new home and no longer have the constant fear of it all falling through!!

Best of luck to everyone on the thread who are waiting on their exchange and completion, it is a horrible wait but it is worth it in the end 🍾 🎉

Namechange13101 · 15/08/2026 09:47

@Nomorenamechangestoday wow! A roller coaster indeed! Congratulations! Enjoy getting all set up next week!

Namechange13101 · 17/08/2026 12:17

And so its Monday and still no news....authorisation given first thing and now a waiting game for an update!

Growlybear83 · 17/08/2026 12:44

Congratulations @Nomorenamechangestoday it’s a lovely feeling isn’t it!

i hope you get good news soon, @Namechange13101.

i think think this has probably been the most stressful experience of my life!

Namechange13101 · 17/08/2026 13:54

Congratulations! I’m so jealous!!

Thank you! Was honestly not expecting it after last week!

Fingers crossed you get your dates sorted soon :-)

AlexFurbison · 18/08/2026 19:18

Popping in to say that after waiting for what seems an eternity for an agreed date, it looks like we'll be exchanging tomorrow!

I won't believe it until we actually have the keys but wanted to give a bit of hope to those who feel it's never going to happen.

forgetmeknotsareblue · 19/08/2026 07:09

Our buyer has now confirmed a date and agreed no more queries! Just waiting on our purchase now to be happy with the last of their queries!

Namechange13101 · 19/08/2026 14:14

@AlexFurbison Hope you managed to exchange today.....it took us three attmpets in the end!

@forgetmeknotsareblue Hope you don't have to wait too long!

Sadteacher · 19/08/2026 22:12

So Much good news! Well done everyone.
our buyers wants a 10k reduction on a 375 sale due to damp/roof. I’m a bit fuming as we priced it far a quick sale, which we got, it doesn’t leave much room for us to knock down further. They have already got 5k under asking price. It’s so stressful. Our agents seem to want us agree, yet they are working for us!! ( it is an old house, nothing urgent about damp or roof, no leaks or anything! We had damp treated when we moved in and no idea where any new issues are)

The agents want you to agree as it makes so little difference to their commission. Could you ask to see the relevant bit of their survey that justifies a £10k reduction?

Push back - they’re trying to back you into a corner. Call their bluff.

Just heard from our EA that everything is all sorted with our onward chain so it all seems ago for September! The only barrier is our buyer’s money not being available which is planned to be sorted first week of September so we can then exchange and hopefully complete on the 18th 🙏🙏
