Chain complete conveyancing support thread

My chain completed on Monday. I’ve booked my survey, instructed my solicitor and applied for my mortgage. Now begins the anxious wait to see if we will actually get to complete.

My friend once likened moving house to the first trimester - don’t talk about it to many people until you’re sure it’s happening.

Anyone else in the same boat? We are hoping for an August completion as chain short, and onward chain was already a way through the process before falling through and us joining 🙏🏻🙏🏻

Have you got an agreed moving date? We haven’t exchanged yet although I’m expecting it to happen next week we’re just waiting for our FTB to send her money to her solicitor

Half term week. But someone in the chain said they were pulling out if we didn’t exchange this week. They have fairly genuine reasons, so just waiting to see. Our chain is long which doesn’t help.

Oh god stressful! I expect they are just bluffing though. As long as they get to move when you say, does it really matter if you don’t exchange until next week?

This whole process has been awful I’m increasingly glad we’re buying a (hopefully) forever home.

WE’VE JUST EXCHANGED.

Screaming, crying, throwing up. I cannot wait to move into our forever home but I am totally terrified at the same time!

Thanks all for the support along this hellish journey - cheers to hopefully never having to do it again!

@BakedPotatoBeansCheeseColeslaw MASSIVE CONGRATULATIONS!!!!

I remember the absolute pure relief and mix of emotions tied to exchange of contracts very well.

We went through over a YEAR of PURE HELL trying to get our house sale through. Luckily our buyers, in rented, stuck with us the whole time because they really wanted our house (it was unique and one of a kind and they fell in love with it) But during the process we lost two forward purchases, one seller changed their mind about selling, the 2nd the owner passed away. Fortunately it was third time lucky for us and our 3rd house was actually the best of the lot and we now feel grateful that the other two fell through.

We have been in our forever home now for 3 months and absolutely love it.

So pleased for you. I am sure you must feel like me in that this is a process you never want to do ever again. The stress is unreal.

Ah congrats OP, really pleased for you! Conveyancing is no joke at the minute, so well done on making it through to the other side!

To be honest I actually can’t fault our conveyancer - we did pay for a more expensive one on purpose and it has paid off as she has turned the new new house around in just 5 and a bit weeks since memo of sale! It’s been everything else along the way.

Here’s the breakdown:

  • originally try to list house in January but have to pause as they announce a restructure at DHs work
  • list in March after DH informally told his department is safe
  • find our we’re expecting immediately after starting trying so the pressure is on (we thought it would take a few months!)
  • house takes 9 weeks to sell and only sells because of a price reduction
  • DH immediately gets an at risk letter saying he is up for redundancy after all
  • Think about buying cheaper houses I can afford on just my salary but decide it isn’t worth the stamp duty
  • DH gets another letter a week later rescinding redundancy so it’s back on
  • start proceeding on house 1
  • house 1 falls through right as we are gearing up to exchange
  • house 2!

Wow that’s an insane timeline. I’m so glad it’s all worked out positively in the end but how did you cope with the stress!?

How long have you given yourselves until exchange?

Would everyone here make sure they have some days off right before completion or do you think weekends and evenings before a completion is doable?

We’ve got two weeks now until completion. I’ve only given myself one day off for moving (I get a freebie) because I am saving my AL for maternity leave however we have paid for packers and movers who also reassemble furniture and my parents and a friend will be coming to help unpack and clean on the day.
