Chain complete conveyancing support thread

My chain completed on Monday. I’ve booked my survey, instructed my solicitor and applied for my mortgage. Now begins the anxious wait to see if we will actually get to complete.

My friend once likened moving house to the first trimester - don’t talk about it to many people until you’re sure it’s happening.

Anyone else in the same boat? We are hoping for an August completion as chain short, and onward chain was already a way through the process before falling through and us joining 🙏🏻🙏🏻

Congratulations @Emoemu ! When do you complete?

It’s our big day tomorrow. I’m exhausted but not sure I’ll sleep.

Emoemu · 30/07/2026 05:22

Thanks @PyjamasForever , we complete on Friday (tomorrow!) so it’s action stations! I’m now worried about the mortgage funds arriving in time, as well as the upheaval of moving with the DC, think I won’t believe it until we’re actually in

Nomorenamechangestoday · 30/07/2026 10:30

@Emoemu congratulations! That’s excellent news for you! How long did you take between exchange and completion?

My EA managed to get in contact with our buyer who claims she is not out of the country but the solicitor is! Some seriously crossed wires in communication going on. Anyway she is agreeable to completing on the 7th August! Her solicitor is back in the office today and our solicitor will be phoning her to make sure everything is ready to exchange, really hoping it all goes ahead today and we exchange by end of day tomorrow as I’d like a week between exchange and completion.

I will be in nerves all day today until I hear!

Emoemu · 30/07/2026 11:37

Ahhh great news @Nomorenamechangestoday !! Fingers crossed for you!

We exchanged out of the blue yesterday so it’s a crazy quick turnaround before completion tomorrow, all the solicitors’ remaining enquiries just seemed to resolve at once (or maybe they just stopped caring?!) and then they said we could go. Luckily we managed to book removal guys at such short notice!

PyjamasForever · 30/07/2026 13:57

We’re sitting waiting for our purchase to happen, sale completed over an hour ago! Very keen to get the keys to let the removal company in!

Ahh congratulations!! Has it gone through yet??

PyjamasForever · 30/07/2026 20:52

@emo it went through at 1650… when the solicitors close at 1700!! I was at the point where I had a little cry and was trying to find a cattery to take my cats!

Emoemu · 30/07/2026 21:23

Oh my god, do you know what the holdup was??? I’m freaking out about ours tomorrow now!

At least you’re in now though!

hahabahbag · 30/07/2026 21:36

@Growlybear83 I’ve never provided food or drink for professional movers nor have I topped them. I have provided for friends and family helping of course.

hahabahbag · 30/07/2026 21:37

Due to exchange imminently on an estate sale over 3 years in the making - don’t ask! Keeping everything crossed. It’s not about the money even, just want it sorted

PyjamasForever · 31/07/2026 16:27

@Emoemu Reading between the lines I think that the accounts department just took hours to send the money (they said they were incredibly busy so couldn’t give me the reference of the payment or the time). So frustrating.

Hope all has gone smoothly for you today!

BakedPotatoBeansCheeseColeslaw · 31/07/2026 17:29

Well it’s half 5 on a Friday and I’ve not had a single bit of progress all week. I’ve chased, my mortgage broker has chased. WHY IS EVERYONE IGNORING ME? I’m starting to think there is something is up as every time I asked I’m basically told it’s a case of two people need to send emails.

Congrats @Emoemu and @PyjamasForever . Still hoping to be you soon 🙏🏻🙏🏻

WE ARE IN and having the best drinks known to mankind, what an exhausting day, this process is hell on earth and I am never moving again!

Massive support to everyone else still in the grind! You can do it!

Nomorenamechangestoday · 01/08/2026 08:59

@Emoemu congratulations and enjoy your new home!

So it turns out one half of our buyers lives in the US and is moving internationally at the end of August. Their solicitor cannot allow completion without having the original copy of the signed mortgage deed in her possession, therefore 7th August is not possible. Our solicitor has made arrangements with buyers solicitor to have the mortgage deed sent to the buyer in US and have it returned by courier. Thankfully buyer is agreeable to work towards new completion date of 14th August. We will know more once the mortgage deed has been posted and we have a tracking number.

This whole process is a nightmare!

@BakedPotatoBeansCheeseColeslaw have you asked your EA to chase? I have had to call my EA a few times this week to get them to follow up with the buyer

I’ve called them so many times! They have a woman employed as a “sales progressor” but she is less than - all she seems to do is copy me into emails she sends to the solicitors. I’ve sent her a slightly snotty email this morning after she didn’t reply all day yesterday to my mortgage broker who has also been chasing for me saying when she chases next week this is what she specifically needs to ask and to please call them rather than just reply on emails which are going ignored

Good for you! Your EA will be making money off your sale and acting as your go-between so they definitely need to be more proactive. I’m sure our EA thinks I am a right pain in the backside but I don’t care, I’ll make a nuisance of myself in the hope to get things moved along, otherwise I think everyone would just sit twiddling their thumbs doing nothing!

I just wish we could make the calls ourselves! I feel like I could have this moved along very quickly if I was allowed to speak to my seller’s solicitor. I’m also sorely tempted at this point to knock on the door of the house we are buying and ask them what the problem is (it’s only half a mile down the road and I pass it every time I go to the gym!)

Anyone else really struggling with the limbo period leading up to exchange? We are moving long distance and hoping to complete before term starts in September but half the solicitors in the chain are on holiday and no-one can work out how long anything is going to take. Everyone in the chain wants to exchange now and is keen to complete by the end of August but pretty much all our solicitors seem exceptionally slow.

I don't know how to prepare the children as to whether they will be going to their old school or new school in September or whether to start packing in case everything falls through at the last minute. At the moment I am incurring 2 sets of school fees as I don't know what school to give notice to.

I am also worried we will not be able to get a removal with only a short period between exchange and completion, have been told we need 6 vans and August is the busiest month! So stressed with it all.

FromthefireintoWhat · 01/08/2026 16:47

@Martingale86 we re in the same boat - long distance move, and school starts in September, except we needed an address to make a request, so are renting at the moment. Total chaos.

Growlybear83 · 01/08/2026 18:12

Im so pleased for those of you who have exchanged or completed!

Our solicitor started work on our purchase and was pleased that he received the draft contact pack quickly - he said that it could be possible for us to complete by the 13th, and we then reluctantly agreed to the 14rh after a request from the bottom of the chain. Then on Tuesday the solicitor found that there is a pending charge from June on the land register for the house we’re buying and bwcause it’s pending, he cant de what it is, and I understand thst it has to be added formally before it can be removed. He’s spent all week trying to get sense from the seller’s solicitors. Our selling agwnt has been trying to get the agent we’re buying through to arrange for us to move into thr house we’re buying in a short term tenancy, subject to finding out what the charge is for, but thst is taking for ever. So our buyers may have to look for a new mortgage now, which will take at least two or three weeks, and in the meantime we have to pay the removal company in full on Wednesday if we’re going ahead with the move.

Namechange13101 · 02/08/2026 10:37

Congratulations to everyone who’s exchanged or completed! We’ve finally got paperwork to sign, so got to rush to drop it to our solicitors after work tomorrow! According to our vendors everyone in the chain is ready to exchange except our buyers so really want to get this moved on, but husband is on the case and got phone calls lined up with EA and solicitors tomorrow to find out what the hold up is and how we push it forward!

BakedPotatoBeansCheeseColeslaw · 03/08/2026 21:09

URGH infuriating update today - apparently our buyer now “cannot” complete until September despite all conversations being around doing it in the summer holidays as she is a teacher - I have gone back and asked why because I’ve got a feeling it’s because she is renting and doesn’t want to pay which I have always understood as something you just have to budget for.

Adding to that, my solicitor has chased the seller’s solicitor multiple times for responses to outstanding enquiries and this morning she told the estate agent it was just a form we are waiting for. Went back to my solicitor and she said no I am still waiting for responses!!

I’m 20 weeks pregnant and I want to be IN asap!!

@BakedPotatoBeansCheeseColeslaw sorry to hear you’re being messed about! It is an incredibly stressful process. How long has your chain been complete?

We are still waiting on our buyers mortgage deed being sent back to their solicitor from the US. Hoping for it to be back to them this week so we can exchange by Friday and complete next week. Such a nerve wracking process, my stomach is in knots every day wondering if it’s been posted yet and when it will be with the solicitor. It is the last piece of the puzzle for us and we can exchange as soon as the solicitor has it in her possession. I really don’t want the dates pushed back by another week again.

Namechange13101 · 04/08/2026 10:44

@BakedPotatoBeansCheeseColeslaw That's so frustrating.

We've suddenly had a flurry of movement here with contracts all signed. The rest of the chain want completion early next week (i think unlikely given that its already tuesday!) but now the mad rush to get removals sorted, as we've been dragging our feet after it all fell through last time as didn't want to get excited/do any packing incase it fell through again!

Still reluctant to do anything after being burnt last year, but know that we've got to get on it!

Nomorenamechangestoday · 04/08/2026 11:13

@Namechange13101 that’s so exciting! Any indication when you’ll be exchanging?
