My chain completed on Monday. I’ve booked my survey, instructed my solicitor and applied for my mortgage. Now begins the anxious wait to see if we will actually get to complete.

My friend once likened moving house to the first trimester - don’t talk about it to many people until you’re sure it’s happening.

Anyone else in the same boat? We are hoping for an August completion as chain short, and onward chain was already a way through the process before falling through and us joining 🙏🏻🙏🏻

Yes me! Chain complete, we are the middle of a chain of three. Hoping to complete in July, and everything is now ready to exchange with our buyers, the holdup is with our sellers, who haven’t yet responded to enquiries or provided a few bits of paperwork. I’m a nervous wreck!

Our buyers also want to do one more viewing before exchange and my anxiety has convinced me that when they see the house again they’ll change their minds and pull out!

Ah no! That’s so stressful. I think it’s actually completely normal and I hear about people doing it a lot - it’s just to make sure you haven’t ripped the bathroom out or something but I would be anxious too especially as part of the reason we are moving is because of issues with the neighbours. We have obviously got away with it the two times our buyer has come to view but I would have major anxiety about the dogs down the road barking their heads off at the complete wrong moment (although my husband says maybe other people don’t mind as much!).

I’ve been through my emails again this morning and confirmed to myself that my buyer has instructed a solicitor so that’s a good start she hasn’t fallen off the face of the earth.

I’m trying to just be as responsive myself as possible. I’m pregnant and we are buying our forever home - I can’t believe I have got everything I wanted and I will be utterly devastated if it all falls apart 😩😩

In the same boat here. Complete chain as of middle of April, 4 of us. This is our second rodeo as had a complete chain this time last year and it all fell through so literally have a panic attack every time I get an email notification! Secretly hoping for a July completion, but our buyers solicitors haven’t had all the searches back yet!

We have been on this roller coaster for a whole year!! Accepted an offer on ours last May and are now finally moving closer to exchange and completion.

In the process we have lost 2 forward sales, and are on our third property, and we are on our 3rd Solicitor. First one we moved from because he was awful, 2nd then left the company and passed her work onto the one we are with now.

All these things, plus boundary issues and title discrepancies have meant a whole year of stress and worry. Thankfully we have managed to keep our buyers through this whole thing and are grateful they have been so patient.

I am not even sure I can fully relax until we have exchanged contracts next Friday and the stress is awful. Neither myself or my DH are sleeping well.

We’re buying our forever home too, with young kids and it’s hard to explain to them that we are probably moving but don’t yet know when! I completely identify with this feeling, I’m convinced it’s all going to fall apart at any minute. At least we can stress out on here!

We did this, not because we were having second thoughts but because we knew there was only likely to be as week between exchange and completion and we wanted to take a few measurements, work out where the furniture would fit etc.

This is reassuring. Realistically I know that this is the likely scenario. But we had a chain fall apart already once, so I’m paranoid!

Everything is moving quickly so far over here! My solicitor has sent a draft contract to my buyer’s solicitor, survey booked for both us and buyer for next week, formal mortgage offer made. Sent off my TA6/10 to solicitor yesterday. This is all in the last 4 days since my offer was accepted on Monday. Currently loving the momentum but aware it will slow down!

Our solicitor has been amazing, the ball is now in the court of our buyer and our seller to action (chain of 3). We are fortunate to all be under the same agent, so we have more insight to all parts of the chain via the post-sale agent.

So, just twiddling my thumbs and hoping for the best. The house we're buying is our dream😓

We’re also under the same agent as our seller - I definitely think it helps with speeding things along.

My buyer has their survey booked for next week, they are a FTB and I am very worried there will be something that spooks them!

We are also buying our forever home and we love it - 100 years old with huge bedrooms and garden. I’m pregnant as well so under pressure to get it before baby comes!

Joining in! Chain completed last week, fortunately our buyers and our sellers are keen to get on with it so everything's in motion. Our mortgage application went in yesterday, searches are being started, our sellers seem really lovely people and we're hopeful that end will all go smoothly.

More worried about our buyers - they've booked a survey for the coming week and we're just hoping they aren't looking for a chance to knock some money off. There's nothing scary to find wrong in our house, but it's not brand new so there's obviously going to be some things flagged up. Keeping our fingers crossed they're not phased by surveyor talk!

Did you get a particularly good rate? I can’t remember what they were doing in February time - we’ve been offered 4.76% which isn’t great but isn’t awful by current standards although I’m still on the tail end of a 1.5% from 2021 which I am hoping to port a couple of months of so it feels pretty galling!

3.6%, We've informed the estate agent that if we don't complete prior to this expiring, then we will be looking at a reduction on the price or collapsing the chain. We've been ready to go since beginning of May, so not willing to take the hit on the increased mortgage costs,issues with enquiries above us causing the delay.

Oh yeah 3.6 is great - we were looking at some 3.8s back in the winter I remember now. Depressing how much higher they are.

Hopefully a bit of pressure will make a difference - I really can’t help but think the solicitors make dramas where there are none. Someone has been living in a house for x number of years, it’s probably basically fine!

Our buyer hasn't requested a survey... yet, but I also worry about what they will possibly find. Petrified, although our house is pretty standard and in good condition. Buyers are in a rush also (they are staying with family atm), and our agent is (thus far) an excellent communicator, so everything is crossed for a completion date that's in the summer hols. I would love to enjoy some of the huge garden before the summer ends😆

Fingers are crossed for you too, it would be so much better to get in before those long days/nights with a newborn. More space to walk around and in/out of the house is precious during that period. The energy you'd spend during the pre-birth 'nesting' phase might be better spent getting some odd jobs done in the new house too! 💃

We’ve had a complete chain since first week of April. I’ve got all the forms to sign for our sale, but waiting to get the same through for our purchase.

Husband and I work funny shifts that are challenging to take off without notice, so I really really want to exchange and pin down a completion date. Hoping to complete mid/end of July.

I agree that this is normal. When my daughter bought a flat last year her conveyancing solicitor recommended it.

In the end it didn’t happen because the vendor was half packed and had boxes everywhere, but she made a video of herself walking round the flat turning on taps, lights, oven, boiler etc to prove that they worked!

My other daughter is now buying and selling and has a nice chain of two. She and the owners of the house she is buying with her boyfriend are basically swapping homes.

The owners of the house are retired and downsizing. Daughter and her boyfriend are buying what they hope will be their forever home: a sixteenth century cottage with a massive garden. The survey is booked for next week. Fingers crossed it all works, as if something goes wrong they will have lost the sale and the new house! They are both teachers so they are hoping to complete in the summer holidays.

My buyer had their survey today. She’s already stressed me out by changing solicitor because we were using the same company but different branches (perfectly allowed) and she decided she wasn’t comfortable so we’ve wasted a week to order searches. I get the feeling she is a very easily spooked FTB so definitely worried about the survey even though there is nothing actually wrong with my house. She’s already got a very good price for the house so I’ll be pissed off if she comes back wanting money off for minor normal house things.

Meanwhile I’ve had a few emails about my purchase and the searches have been applied for. My own survey is on Thursday and I’m waiting for the TA6/10 from the seller.

We are just waiting for the underwriter to approve our mortgage and issue the formal offer… so stressed about it as it’s the last piece of the puzzle for us! We have a planned moving date of end of July, and I’ve just accepted nursery places for the children.

@nonmerci99 funny how it all seems to happen in a weird order. Our mortgage was the first thing to be sorted easy peasy but now we’re waiting on searches and the dreaded “enquiries”.

What I want to say is that it’s a 100 year old house, the current owners have lived there 33 years with no issues. It’s clearly absolutely fine.
