Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

Good luck everyone! I have an inherited house to sell in S. Oxfordshire and am madly getting it deep cleaned and the neglected garden hacked back by a brilliant Ukrainian with a chainsaw.

My brother is selling in Brighton and hopes to complete on Wednesday. (Two failed offers from his (IMO useless) estate agent so far.

My plan is to tell my estate agent that I will NOT sell the house to anyone who made an offer they (allegedly) couldn't honour, and that they shouldn't let this happen. Advice on this strategy appreciated.

Hey! Mine too. Brilliant first book in a series. Really has aged well. V. feminist for its time.

Have you read the other two in the series? Not nearly as good, IMO.

Yup. Hoping to go on the market in April/may. This is also when our next baby is due so that'll be fun with viewings! Cleaning up and getting out of the house for viewings... ew.

We have our eyes on some new builds that have come up but there are quite a few which meet our specs and budget so hopefully we find something.

But absolutely dreading all the mind games that come along with buying and selling, especially in a chain.

Well we have now viewed two houses, both rather underwhelming. Both also quite grubby. Came home and realised how clean our house is 😆

Agreed! I can't believe the state of some of the properties we have viewed, some people put zero effort in! When I think what I am like before a viewing of ours, it is always clean and tidy.

Yep we made a big effort for viewings but it seems most sellers do not give a 💩! The house we viewed today, it was tidy but had dirty hard floors, worn boxer shorts on display in open washing basket in bedroom, bathroom not clean, sink and hob greasy, obviously didn’t bother to let any air in this morning before the viewing as the house smelled of stale cooking smells and dogs.

Yesterday’s property was empty so felt cold, grubby and dusty, no windows opened so quite stale smelling. All being advertised at top dollar. 😂

Our buyers asked today if we have found a property yet. We only accepted their offer 2 days ago 😐😂

I know it's crazy! One we viewed stank of smoke and had poo in the toilet🤐Expensive property too! I am always perplexed when people don't give the bathroom a good clean. And I never have any washing out.

Good tactic not to accept offers from anyone not in a position to proceed. Just thank them for the offer but explain that your house will be staying on the market until you receive an acceptable offer from someone in a position to proceed.

@CrystalSingerFan I think I remember enjoying the second one but not sure if I read the final one. Was completely obsessed with the Dragonriders of Pern series, so much that I have a tattoo of one of the dragons! Anyway, slightly off-topic Smile Good luck with your house journey too.

We were going to wait until 24th Feb to go back on the market. However the perfect house in the perfect location has come onto the market. We went to see it yesterday, and providing I can get a couple of days off work, we're going to try and get it on this week.

One small complication is that we're in the red zone from Fridays storm, and there has been a small amount of damage to our roughcasting. We'll obviously get it fixed, but not sure whether we'll need to do that before it goes back on?

Just looking at rightmove , I am astonished at the state of a lot of houses for sale. Unmade beds, cluttered shower rooms, patios with mould and dead plants. One living room literally heaped with toys! Curtains hanging off their hooks. No wonder they don’t sell.

@HilariousNames Could they be ones that are being sold with tenants in situ? I've noticed that sometimes those ones can be quite 'lived in'.

My Dad lives with us now and we have to be realistic that with his dementia diagnosis and the progression we've seen that long term care is likely to be required at some point.

He has asked me to talk to a EA about the options of holiday letting, letting, and sale. So maybe I'll be joining you.

We’re having a weekend of tarting things up right before the photography on Wednesday, which has been difficult enough with the kids hanging around!
I feel like we’ve just snagged all the last things and now we will be moving! I’m assuming most people feel like this.

@Completelyjo I wish it was like that, and we could cut out all the stressful bits in the middle! The last time we bought, the vendors had a truly appalling solicitor which made the whole process so bad, we almost pulled out. And that was with no chain or anything! Gives me the fear just thinking about it.
