Anyone else putting their home on the market in early 2025?

Just that really - I'm going to be putting my home on the market soon, and hoping to find something to buy too. It's due to divorce, but I'm actually feeling ready to move on and find a wee place just for me and my teenager. I'm slightly dreading the process, and all the associated hassle, and worried that I won't be able to find somewhere I can afford nearby, but excited to start again. Anyone else planning on selling and buying in 2025 and want to keep me company?

We MIGHT have an offer! Feeling cautiously optimistic. Viewers at the weekend loved the house and spoke to the agents again today to say they want to make an offer. However, theirs isn't sold as yet so it doesn't mean much. I'm looking at the bright side and hoping theirs sells quickly so it can all move along. We found somewhere that we absolutely love and I've been manifesting tbe move there ever since 😂

We put ours back on last week, no interest yet. Lost 2 buyers last year due to no onward progress. Typically there is stuff on now we want to view sob😪

Put mine for sale on Tuesday this week. Had three viewings yesterday and two offers. Accepted £6000 over asking price.
Now to find a new house Grin

We're going on the market soon, the EA is coming to do the photos on Wednesday so I've been cleaning and 'tidying' (aka hiding everything in cupboards and under beds). I'm just worried we'll get a buyer for ours then won't be able to find anything we like!

this happened to us. We're selling (presuming it all goes through n exchange in a week or so) then renting for a year as kiddo starts school and we need to be settled, tho it shrinks the area we're going to be looking in. it's taken us best part of a year to get to this point and we lost lots of house options as didn't get an offer in time to make an offer on what we wanted.

it's a horrific system. I'm almost looking forward to renting again and being agile / having no maintainance worries.

I bought ex out in 1997. Finally I was in a position to downsize after 25 years.
The garden was such an asset I waited until march when it started to come to life.
I would never market a house in winter. Not even February, and I live in London

Photos were done yesterday and they've already sent the draft brochure for us to check over! It feels very real and a bit scary now... On the bright side I've decluttered and got rid of a load of stuff rather than just putting things back where they were, so it should be easy keeping the house 'viewing ready' for the next however long it takes to sell. Fingers crossed Grin

I'm thinking about it.
I've found a bigger one just round the corner from where l am now.
It's got one extra bedroom (5) and we are deciding if my daughter / my grandson and her girlfriend and two step granddaughters and myself could all live together.
Both myself and daughter are disabled.
All kids are home educated.
So l won't be moving that far away. I've always admired this house and had the opportunity to look round recently.
I can still see Jane McDonald's house from it lol.
Sue always gives me a wave.
Luckily l have the cash to put towards it when l sell mine... nice investment and good inheritance for my family..
My furniture is very similar...although the owner said some is for sale.

Photos done today, still quite a lot to do to make house easy to maintain in between viewings. Not sure what we’ll do if the house we’re interested in sells before we can offer. There are only 8 houses in the village that would meet our needs so we might have to pull out if nothing suitable to buy! Anyone got any experience of moving when it might be hard to find an onward purchase?

I think you have to be prepared to rent. I’m really hoping not to have to do that, but the likelihood is we will have to.

@GrazeConcern Yes, I'm in a similar position - want to stay in our village but very limited supply of suitable houses or flats. Can't really afford to rent for a prolonged period though, as have just enough to buy something small, plus have 2 dogs. So just hoping things work out!

No news here although agent from our supposed onward purchase are already asking! Note they kept us waiting from June last year so I think they can afford to wait a bit now! We will still be looking at other properties anyway but would rather do it when we have an offer in place. I guess this time of year is generally q dead?

We had the photos done on Wednesday, approved the brochure on Thursday and it hit rightmove the same afternoon. Hoping it gets some interest next week...

Im wondering whether to wait until we have found somewhere we want to put an offer on before listing. Having spent hours trawling through rightmove, I cannot find one I like.

We've already been on the market, but our buyers buyer pulled out, and then our buyer pulled out just before Christmas, so we're off the market for now.

We were hoping to go back on middle of February, but I'm worried we won't find anywhere we like (we found two we liked last year but lost out on them both because our buyer didn't have a buyer at that time).

We're looking in a very specific area, and having four children between us (two each), we'd need a five bed or a four bed with the option of creating a fifth. Unfortunately, rentals are as rare as hens teeth in this area, and when they do come up they are very expensive and snapped up quickly (often before they're advertised) so I'm pretty sure that renting won't be a realistic option either!

It's a bit of a headache!

Finalising our sale and exchanging next week hopefully, then renting to find our home as one in budget didn't come up in time for our sale.

Yes, at the end of the month. Lots of little jobs to do. I think by the time we sell the house will never have looked better. Shame we couldn't manage that earlier to enjoy it!

I think ours will be hard to sell as it's listed and expensive.

Snap! We’re downsizing (needs must). I really, really love my sprawling great medieval house now - it’s amazing, but that doesn’t mean I’m optimistic it will sell.

We've been on the market for nearly two weeks and had 0 viewings! Our EA seemed surprised but not too worried, and an agent with a different firm who showed us round a house last week said a) our EA is really good and b) not to panic if it's a slow start for the first 10 days-2 weeks, but it's really hard not to! Maybe we just went on too early in Jan....

First time buying and selling this year as our only other purchase was as FTBs.
Had one estate agent out on Friday, one out yesterday and photos are scheduled with our chosen EA next week! It will go live next weekend and viewings will be the following Saturday. It all seems so fast from ‘maybe we should get ahead and start looking’ to it almost being on the market!

Need to fill evenings with decluttering and touching up now.

We’re selling in a hot market so I expect it will go quickly, here’s me jinxing myself so I’ll check back! But we are buying in a very slow area so it’s going to be a nightmare to line it all up I think.
